Howard County - next-door neighbor rented the upstairs of her house with a formal lease with wording in the lease that she is occupying the basement apartment as an owner-occupant. Tenant paid 2 months rent, then stopped. She left her apartment for 3 days and the tenant kicked her door in from the inside on the basement apartment, took it over, and wrote a lease to a third party for the entire house. The squatters are now living in the house - one of them has arrest warrants that the Sheriff can't serve on him while he won't leave the house. Nothing can be done until the eviction begins to process. Owner cannot get into her own apartment in the house that she owns. The squatters tore down the mailbox so that USPS mail won't be delivered. All of the neighbors are worried about home invasion now.

LOL I know 4 millennials I feel safe to make generalizations. I am a millennial and this video is trash I personally brought a fixer upper that my boomer real-estate agent didn't want to walk into because it was dirty. If you have issues with your house just say you are willing to discuss allowances. The only thing I value in this video is if you are going to fix stuff or paint do it right. If you want advice on millennials maybe actually listen to one, they may understand their own wants better then a guy claiming to be an expert because he has kids like the rest of you who barley talk to your kids anymore.

What if the sellers become squatters and refuse to leave the home?
Hey thanks for watching my video. I did have that experience 20 years ago, where the owner held over for nearly 3-4 months. Because of the hoarder situation, me and my clients were leery that he would be able to move in time however so we negotiated the rent would be tripled for the first 30 days after the expiration, then some ungodly amount days 31-60, and so on and so on. Long story short, my client had no problem with it whatsoever since he was making so much money during the seller holdover period. Fortunately in this case we were prepared ahead of time, and had written terms into the rent back agreement that more than protected him. He also had a home he was living in that he planned to rent out after he moved into the new one. You bring a valid point. It certainly can happen. I would avoid rent backs whenever possible however sometimes they are necessary.

I am hoping you're not in this situation right now. If so, I would speak to a local real estate attorney. I think the best way a buyer can protect themselves is by not agreeing to a rent back in the first place. This may mean missing out on a home where the seller requires it, but that's where one needs to balance risk vs reward. I would definitely say, you lessen your odds of a problem when you can clearly see the home sellers keep their home in immaculate condition and have a very clear and concise date and address they are moving to. If the home sellers are hoarders, or let's say the home is in disrepair, that's a red flag. If the home sellers are unclear about the date and location they are moving to, that can be a concern as well.
@@KevinGrolig thanks. Currently looking to buy but it’s such a sellers market right now, it’s seeming less and less likely we’ll ever get anything. It’s like the buyer needs to assume all the risk and the seller has no risk. High home price. High interest rate. Wave the inspection. 2 months rent back for free. It’s just impossible for first time homebuyers.
@@Kopaka-ep7ug yeah...it's not easy being any buyer, let alone a first time homebuyer. Are you living in the DC area? If so, the market has softened greatly over the last 2-3 months. The last few sales I've had there's been no competition, buyers have been able to negotiate some as well as getting home inspection and appraisal contingencies. What you are saying applies to all homes you own whether primary, secondary or triciary. II own three homes and enjoy all three. However, all three are paid in full. I have never lost a dime in real estate in the last 57 years.

I have more than one “ second “ home. I’ve had them for more than 20 years. Not a day of regret.
Also, that second home provides more room to store stuff.

@@KevinGrolig, For me it’s an absolute plus. I live in two different states. I absolutely Hate CA. but I have family and business reasons I must stay for now. My home in Arizona has been a lifesaver for my sanity over the years. I have many rental properties that have done very well but they are business not security. My homes definitely reflect mine and my wife’s personalities and humans need a home for comfort and security.

While I agree that PG and Montgomery Counties need this transit option, don't forget that this is the State of Maryland! When it's all said and done, it will be a massive tax waste! (And I'm sorry for saying that, but we all know it's true!)
Baltimore and the county have the light rail, also run and built by MDOT; that serves less people through a lower populated area. Where else would be build dedicated rail transit, Kent island?

@@KevinGrolig I live half the year in NYC and half the year in FL. I actually prefer living in FL; however, I cannot tolerate the summer heat/humidity, so I will never live there full time.
I sold my timeshare back to the original developer for 20% of the original price. The loss was significant, but glad no more yearly payments. I sold it a few months before the next payment was due. Just get rid of it. Another expense is offering to pay for the education of grandchildren. Buying a new car when you can just drive current car for much longer.

Having a 2nd home is not for weak heart but for folks who don't mind being uncomfortable. Yes it does require attention and painful to manage if you have tenants but it can also work in your favor if you have decent rainy day fund to handle last minute surprises. If you prefer sured returns invest in CDs. All the points you have in there Kevin are on point.
When I was house hunting. I disregarded any house with solar panels. Nope! Never!!! I Also would never buy a 55 or older community home for my parents. When it's time to sell, your buyer pool is so much smaller.

Bro are you kidding me. You're telling me that in Montgomery County Maryland I will see deer in every part of the county which means Bethesda, Rockville, Silver Spring, Gaithersburg and even Takoma Park huh?
lol...they're thick as thieves in all parts of the county. We're also seeing more fox in MoCo than ever before, and hell a black bear was chilling out earlier this year in DC. No joke! 🤦♂️🤦♂️

And I have seen deer in Montgomery County MD, just not in the southern parts of Montgomery County such as Bethesda, Silver Spring, Friendship Heights Village, and even Chevy Chase. Now I have seen deer in the more rural parts up north in Montgomery County like North Potomac, Germantown, Hyattstown, and Damascus.
I have generations of deer that come to my yard and I like them. We are seeing less than we used to and now they want to put yet more apartments in here and drive what little wildlife is left out and crowd out the homeowners. You won't see them in downtown SS,, but they struggle to survive in the urban forests.

I lived in a condo with a Nazi for a HOA president and they got me for $300 on something but I got them back. When it came time to sell I just put a sign on the window for sale by owner and every time a potential buyer had questions I'd give them the phone number of the HOA president.

@@KevinGrolig I sold it to the first person I let through the door. I told four or five people on the phone that it didn't sound like they were ready or it wasn't for them and one guy knocked on the door and had a big frown on his face when I opened it so I wouldn't let him in.
Congratulations on that. I'm going to do a follow up video on Never buy a condo. While HOA's can be difficult condos are worse. Since the Surfside incident a few years back, there has been a lot of changes that can make it insufferable for condo unit owners. Thanks for watching my video. 🎥

I live in an HOA and enjoy it. I think it is great to live in an area where owners are forced to maintain their properties and aren't allowed to let them go to crap.
Never buy into a HOA period! Both experiences I had were bad. A board made up of your neighbors who almost instantly go to the dark side once they're elected, no matter what they say before hand. Administering a HOA takes intelligence, integrity, and decent legal and financial skills... none of which are requirements to run for the board.

Don't retire? Don't LIVE PERIOD in a HoA. I have just as much control over my home as some "homeowner" who lives in a HoA, I rent. They have monthly "fees" to the HoA, I have a monthly rent. They have to get permission to use a certain color of blinds or curtains, I don't. If the HoA shows up at your yard unannounced well they're allowed, if my landlord does, he is NOT allowed without 48 hours notice as per state law. You pay property taxes, I don't; you had to buy the place you're paying rent to live in, I did not.
Thanks for checking out my video. If you rent in an HOA, you still need to abide by the community rules and regulations. In the end, you and your landlord don't make the call as to what's approved and not approved. If you're renting outside of an HOA, of course that's different. We could always argue the rent vs buy scenario. That's certainly a personal decision where there are no rights or wrongs. I rented for nearly 10 years after I was divorced. At first it was simple economics but later I continued to rent because I needed to buy time while I determined what the second half of my life was going to look like. Purchasing a home gives you stability. There is no worries about the landlord raising the rent or selling the house. Owning a home builds equity along with tax advantages. 0:48 I don't think any of the HOAs in my *state* offer anything like this. They just punish you for not having it done, and then use that to take your home from under you.
The biggest Con is that an HOA can foreclose on your proptery.

You are correct, the HOA does have the ability to foreclose on your property but I wouldn't consider it a con when a buyer agrees in writing to abide by the covenants, bylaws, rules and restrictions as well as pay the monthly fees prior to purchasing the property. Ultimately the HOA fees are just the same as your mortgage and your taxes. If you pay, you stay. If you don't, you won't!

I lived in a co-op in Manhattan for many years. The board was a group of unqualified control freaks. Couldn't flush a toilet without their approval. Unless you're wealthy enough to own a townhouse, the only choice is a co-op or a condo. Condo boards have gotten as bad as co-ops. NEVER living in an HOA. Fees NEVER go down.
Sounds like you had quite the experience in your co-op! Board overreach can definitely be frustrating, and you're right, fees rarely go down. It’s a tough balance between maintaining property value and not feeling micromanaged. Thanks for sharing your story!
Maintenance costs and taxes never go down and it makes no difference whether you're in an HOA or not. Condos aren't for everyone, but people that shriek over fees talk like costs don't rise for single family residences. But of course they do just as fast.
Thanks for watching my video. You're right, don't expect HOA fees to go down. HOA fees just like housing and consumer goods are only going up. I think the biggest question or concern about an HOA is being self aware enough to know whether or not, you look at the rules and restrictions as a "net positive" for the whole community or an infringement upon your personal homeownership rights. I think if you can self evaluate yourself first, you've most likely made it 95% of the way to determining whether an HOA is or is not a good fit.
@@KevinGrolig 100%. Know thyself. It also seems to me you pick your HOA board when you pick your neighborhood. The place I used to live I'd never buy a condo, for the simple fact that though it was safe and everything, the demographic was such that there would be excessive infighting. Moved to a nearby more exclusive town in a nice neighborhood, and voila. People are chill, and the HOA board is chill. For the same reason colleges that effectively screen out the lower income have better students. I also made sure no units above us and only 1 shared wall to minimize issues. People buy without thinking ahead, and then complain about things that are entirely predictable.
This has largely been my experience living in a townhome HOA. The board has so many things to worry about with 200+ units they didn't sweat the small stuff. They really only care about (1) things that disrupt your neighbors, (2) things that might compromise community property, and (3) things that endangert the legal status is the HOA. I admit though, meant things can endanger community property. For example, if you want to put a satellite dish on your roof you need HOA approval, including all information about who is completing the work, because the roof is community property. I could see for some people this would be suffocating. I see it as an effect of living in a multi-dwelling unit though, not so much the HOA. Generally, i am quite skeptical of the benefits of an HOA for single family homes, except in exceptional circumstances. For example, living in a gold course.

It's true, in multi-dwelling units like townhomes, HOAs play a bigger role due to shared spaces. The satellite dish example is a great one - it’s more about protecting the property than micromanaging. For single-family homes, I agree, the need for an HOA can feel less critical unless there are specific amenities like a golf course. It’s definitely not a one-size-fits-all solution.
I would only live in a small complex. Mine is 42 units and like the author I'm about 85% satisfied.
Pro -- protects your investment and neighborhood through bylaws and community engagement.. Con -- Board members and management companies who overreach their authority.
Absolutely spot on! The protection of property values and the sense of community are definitely big pros. But yeah, when the board or management overreaches, it can quickly become frustrating. Have you ever had an experience where the HOA took things too far?

Some communities may offer maintenance services without strict rules, but they can be harder to find. It's all about balancing convenience with the level of control you're comfortable with!
Because there are always owners who will do their own thing, violate the rules, causing the board to overreact and then everyone suffers.
