    Lol. I live in a college town, and arkansas state gives the collge money to slurp up land and admit as many students as they want. A town of 90k struggles to support an increase of 10k students from 2021-2024. Students need somewhere to live too, so do the illegals. Now the town has an efffective population of 150k ppl, with developers planning construction for 90k. The local government has their hands tied and state elections dont care because every rep wants to "support education". This isnt capitalism, its corporatism. Much like amazon, the university isnt a government entity, they answer to their shareholders and put profits and expansion first. Supply and demand will even things out, but at the expense of families and children

    Well yeah. Because of shady, backroom deals that are actually hurting us now, but we're good back then, As well as constant spending, letting illegals have a bunch of money for free, Giving away our money as foreign aid as they call it to countries that are most likely laundering It and sending it back... This country is now in the shitter. Everything I thought was true got flipped on its head, and even though I now make enough money where I could have afforded a house ten years ago, I can barely afford an apartment now. The dollar is worth nothing even close to what it was 100 Years ago And it's only shrinking, more and more every single day. My 401 k looks like crap, My savings are worthless, Everything I own depreciates in value faster And the only people who don't seem hurt by any of this are politicians.

    Fallacy. Renting is more expensive than buying. My Mortage is $1,250 for a $330,000 home. 2600 sq ft. My son rents a 1000 sq ft apartment for $1,750.

    What community and job doesn't require internet access nowadays ? In a time where AI is developing so fast, getting away from using the internet is the dumbest advice ever, I would have agreed if your advice was " once you done with your work and got home, turn off all internet access and connect yourself to a more natural life " but to avoid it entirely that's just being dumb when the whole world relies on it, proof, you can't even give this advice without using social media.

    Homes are not an investment. They have no cash flow. No depreciation expense write down. Doesn’t appreciate as fast as a small apartment or multi family. What homes equate to is when you tell your employer to take an extra $20 out of your pay for taxes so you get a little back at the end of the year. That’s what houses are. You get a little back in 30 years. In 20 years yes it’s worth 2.5 times what you paid but inflation is also 2.5 times in 20 years.

    You need to do more research. Here in California even rental properties have pretty much become out of reach for most younger adults. And it’s a trend that is expected to make its way across the us as interest rates stay higher, housing shortages continue, and inflation making it impossible to stay ahead

    Unemployment rate is a bad metric. It only counts people who were recently made unemployed and are trying to find work within the next 6 months. So... homeless, people with severe disabilities, hospital patients, etc... are not counted as part of that rate, which makes things seem less bad than it is. With millions of homeless people in the USA, the unemployment rate might be 3.9%, but the actual number of people without jobs might already be at 16% or higher. As for 80% of jobs disappearing, it is an unfortunate reality. AI is already looking like it is hedging out writers, artists, and musicians in a lot of industries. Self checkout lines or kiosks is getting rid of attendants. Many automakers are opting to not build more car dealerships saving on massive employment costs. Many jobs are starting to get replaced by automation or service robots. Then you have self-driving transport trucks, getting rid of truck drivers. Or automated vertical farms, that eliminates the need for farm workers. As to the question can those people get employed elsewhere? Not really. Most who are in those low end jobs lack the experience or training to switch careers and lack the money to do so too. Good artists, musicians or writers will still find jobs, but the newbies will not be able to easily find work.

    I just spent $35,000 to fix a small leaky pipe. In order to find it they had to tear out my kitchen counters, then they pulled up my floor... then they had to cut their way through 6 inches of concrete just to get to the pipe. Basically, my entire kitchen has been renovated, thanks to a small leak. and that was just what happened last week... last month i had to have the kitchen sink replaced. Before that i had The bathroom remodeled, before that i had the carpet pulled and replaced with wood.. (which had to be torn up due to that leak) and before that, had the other bathroom remodeled too... oh and had the outside fence replaced.. all within a year... total cost was well over $75,000
