Probably will make a longer video this week on how the president influences mortgage rates, but I’ll just say I don’t think it’s a lot outside of appointing the head of Fed
Yeah I'm never going to financially qualify to even listen to this video, I don't even make enough money to rent a studio apartment
I was like many who thought the jobs report would be the same or slightly worst then before which is why i hasn't locked my rate. Unfortunately i gambled and lost and now i am praying the rates normalize somewhat next week or two 🙏
Sorry to hear that. But I would be very surprised if they don't normalize to some degree early next week. Thursday is the next big market moving event with CPI data so I'd keep an eye on the projections and lock if they come in high, or if shelter CPI is 0.4% or higher month over month

Nah, don't buy these overpriced homes with an unaffordable mortgage. Wait it out, renting is cheaper in most of the country right now
For some it ends up making sense to rent. But it’s worth looking into your options with a licensed mortgage pro if the eventual goal is homeownership. Most look at the market mortgage rates and assume that’s the all you can get. Shopping lenders (both you as a consumer and brokers on your behalf) and to get seller credits can make a big difference

Did we have an option to not purchase oil from Iran before? Also, did we go back to purchasing oil from them, and if so, why was it possible for us to not buy from them before?
There’s always been an option to not purchase from Iran, but the reality is they are the 3rd largest oil producer and it’s a limited resource. Either a boycott or an attack by Israel that inhibits their ability to produce oil will spike oil prices worldwide
@@mortgagesdemystified didn’t the USA export oil at one point too? Why didn’t they stop?
@@airaielionfrom a quick search, it looks Iike we stopped exporting crude oil in 1975 but started again in 2015. Even though we’re the world’s largest oil producer we use more imported oil than US produced oil. I think another challenge with Iran is we’re already not buying oil from Russia since the Ukraine war, so to stop buying from Iran too would be tough.

Yep. It does bring your mortgage insurance up though, where at 15% you might be done with mortgage insurance by now
How are points applied? If get a loan offer of 10% with 2 points, does that mean 12% total or is it 2% at origination then 8%?
The latter, points are all up front, independent of the down payment. The ‘APR’ is the number that bakes in the up front costs and spreads it out over the life of the loan.

Yep, as long as you’ve lived in it for 2 of the last 5 years before you sell you don’t have to pay taxes on the proceeds of the sale if you make less than $250k, and if you’re married and filing jointly it goes up to $500k.
