Documenting our rental properties' purchasing, updating, maintaining, and occupancy. It's a journey navigating all of the parts of a home to make it liveable and appealing to renters. My goal is to provide a safe, comfortable, affordable home to the rental market and ultimately get it to cash flow me each month. Not every property is pretty at the price I am hoping to spend but fortunately, I have a small team of individuals I can call on to do some of the required work. In the very end, I hope to have helped local contractors with work and provide a nice option in the ever-growing rental market.

Our local city code requires a fence around any pool on any property in the city. We had a crew cut up this fiberglass pool and take it out of the backyard. I see two, one is the large crack in the porch floor and the other is that the door on the right has both mailboxes up against it's trim. I'm a "save every scrap of character possible" kind of girl. I even go out and buy character to put in a new house, old sinks, old light fixtures, anything I can find.
Yes, there is a large crack on the porch but it is not what I was referring to. It is indeed the fact that the old crew (fired after this) hung both mailboxes on one side over my brand spanking new siding!!! I have diligently tried to reuse any vintage items I could in this place. Some things HAD to be replaced like the windows but I am trying to save most of the lighting. If I decide not to use something again, I do try to sell it on marketplace. Thank you for watching!!

So glad to hear from you!! I love all the vintage things about this place. When I can, I intend on keeping everything. Windows and doors are just soooo much more efficient these days and the work needed to bring them to par would be overwhelming and not cost prohibitive. I think you'll enjoy all that I plan to keep and make fit into new. ;)

Just stumbled on this video today. Was curious because I also own a duplex. Mine is currently rented, I live in one side, rent out the other. Rent pays my mortgage, it's a good thing. Don't know where you're at, I'm in Florida, Gulf Coast area, north of Tampa. Going to check out your other videos. TY
I am in Missouri. We have considered moving into one side and renting the other, which may happen when we retire. We have a couple more years for that so in the meantime we are trying to get them nicely updated and up for rent asap. Thank you so much for watching and leaving me a comment ;)

Since I like yard makeovers, the fact that many are also interested in the homes being upgraded, fits in. Nice work. I was thinking that if you can get some pool bleach, dilute it 1/5 with water and scrub it on with your brush, you could work your way through the stairs, side walls and then driveway over time. Kevin Hansen's experiments showed about a 50% improvement from one or two applications. Wondering what color you were going to paint the wood railings.
Some of the wood is rotten on the deck on that side. Once it is repaired, I'd love to paint the railings black, but more then likely they will be white. That is a great idea to dilute bleach and work on the concrete side walls. I may have access to a power washer which would help also, and very affordable. When we get the railings on both sides repaired/replaced I'll do the concrete walls also. Thanks for the idea ;)

Girl, you can come see it now in the current state, AND come see it when we finish it. Currently both sides bathrooms are gutted. Rich is almost done with removing and installing all new plumbing throughout both units. Its not pretty but it is safe and I'd love to show it to you ;)
I love the (almost) instant gratification of a coat of paint! The tan duplex looks Great!
Thank you! Just having the one side finished certainly tides me over until the other sides can be finished. Paint is the most affordable, easy gratification you can do to any project. Hubby has been working day and night on all new plumbing for both units, so very soon PRETTY THINGS!!

We were able to buy ours locally and I believe they were around $200 each. I am sure that price varies by location.
What's the next steps you need to take after you get your wall straightened? Do you need to do anything on the outside of your home?
Nothing needs done outside the home. Typically its all underground anyway. In our case we would fill in all the inside cracks with an epoxy to seal out water.

Me too!! It is going to be a lot of work on both the floors and tubs but I think it can be managed. It is pretty crazy but both floors have 4 inches of concrete under them. Hubby said it'd be a nightmare to remove it all if we had to change the floors. The only issue is covering the old toilet hole. There will be a couple tiles after cutting the new hole so hopefully they can fill in any voids. Thank you so very much for watching ; )

This is awesome! My foundation does not have nearly the amount of damage yours did, but this is something I need to do before it gets worse. Have you continued to tighten them and get the wall even better since the video was posted?
They were all tightened to their limit and the wall is much better since publishing the video. We were in a time crunch to get a tenant in so I was unable to get the most recent update picture. Do your research for your particular basement in regards to size and severity and then order from the gorilla braces website. They have a calculator to help with quanity needed.

I bought two cans of spray paint today. It's supposed to be 63 here tomorrow and I've got some stuff that needs painting. I sure love that Craftsman.

It just passed inspection and I walked around thinking to myself "I could sooooo live here, should I live here" but we are not. I have already set up a listing to put it for rent. THAT will keep me from thinking of moving there ;)

I love that color and the white with it is stunning. You wouldn't think such a modern fan and sconce would work in an 'old' space like that, but they do! If you sell it I hope whoever buys it loves all the old fixtures and leaves them in. (Oh, I Liked this video but the counter thingamabob never populated with my like!)
I think the style of this house pairs well with that industrial look, so that is what I went for. I've no experience with buckiling basement walls, but that's an incredible amount of clay dirt weight you're pushing against and trying to compress, or move. That doesn't exactly seem like the best option. All that dirt has to go somewhere. Did you consider digging-out some of that dirt before pushing? The wall would then easily push-out. Anyway, thank you for this video. That bracing system looks very practical and effective.
This home was built in 1935. It has taken this long for it to buckle. The gorilla braces are not an overnight fix. The braces were cranked to spec once a week for over 3 months. All of this was done to the specs found on Gorilla Braces website. It helps to do this during a dry period that way when when it does rain and the ground swells, the walls are prepared to handle the expansion. Clean gutters help also. If you need your wall repaired faster, then indeed dig out the dirt and go that route. We had time to do this way, this time. Thanks for commenting ;)
Where did he get the specs to do this job? Did they give him a parts list or list of all the things he would need?
He researched it online and found Gorilla Braces. They provided all the information he needed and the brace. He ordered the steel from a local steel yard.

I know, right?!?! Just editing the video I began to see it all over again! GIRL..you know after how good this kitchen looked, I considered moving in again, but only for a minute ;) I started my taxes and seen how much we have into this place, then I looked around at the real estate market and thought.. hmmm, maybe we should flip it? Who knows, we dont even know LOL! I loooooove having options but sometimes having to many options is paralyzing. Analysis paralysis.
I've done carpet squares before in my home. Easier to install for the beginner DIYer. Just make sure all the arrows on the backing go in the same direction for a seamless installation. Unless you want a pattern for the result. Beautiful potentials for this room love the mid century modern vibes. Beautifully done😊❤

Indeed!! This corner looks sooo different now. I could not even believe it but a gentleman stopped by and said we shouldnt have removed the fence. He loved it. Literally there was not a single piece that could be saved. I wanted a stack of the boards to diy some projects for the other channel but nope. 99% of that fence was failing.
He likely passed by it on a regular basis and never saw it up close. I like having a fence myself but it has to work and look good too. I prefer 'open' fencing though, that I can see through. @@rentalsupplemental
@@krickette5569 He was walking so yep, he likely see's it everyday. Others have told us they didn't even know there was a pool back there LOL!! We are considering more fencing because that would be a deal breaker for me. My dog has to be able to be safely let outside without me worrying and I like to make these properties something I would rent or buy.

The ledge, under that window, would be my 'secret' reading nook! I'd build myself one of those library ladders to access it and fill it with squishy padding and a cozy throw. Oh yeah!

OK, If you want to do black in there I have an idea for you. There's a channel, XO, Macenna Vlogs and she used black in a super cool way in her old living room. Oooh!! I have been following XO Macenna on her regular and vlog channel for years now. I LOOOOVE her. She is where I learned about all my new favorite colors. I Can't Pick! I'm a farmer and live in a house built in 1970, by my hubby's grandfather. He was a musician and this house was stuck in the 80's when we moved in. There was carpet on the bathroom floor if that tells you anything. We have lots of land and so I went back to my roots and started farming and then turned the house into a farmhouse style. More industrial farmhouse because I ripped out the ceilings and exposed all the pipes and ducting etc. But I also love her LA house. Even on camera it just feels peaceful and that Garden! I have a flower garden here and have a bunch of roses too. But you could not run fast enough to get me to live in California. lol If I was picking between the two homes and their locations I'd likely pick the Texas house. Don't you just LOVE her mom and her mom's art! Here's hoping you get your dream house. We are in the market for another house here. We live Real close to the Buffalo river and gets Lots of tourist traffic out here. We already have one rental, air bnb type so we figured we'd add another.@@rentalsupplemental
It'd be hard for me to pick also. Just like you there is absolutely NO WAY I'd live in Cali. I love that house and the lovely rose garden and even the pool but a big NO to cali. I do love her mom!! Its a great peek into her real life when she has her mom on the channel. I never got on board with the farmhouse thing but that maybe because I actually lived in the country on a farm and the style is nothing like the real life. Anything I did to that house was the industrial farmhouse style. I still like the industrial style no matter where its at. Mostly that is the style I am going for in the duplexes.

He has worked in building maintenence for most of his life and we've always had fixer upper houses. He learned about this process from the internet. Ordered the screw jacks and iron and installed it. There are companies that do this but it costs sometimes $15,000 and up. The people we bought our current house from paid over 20k to repair the basement. For the Craftsman I dont think materials will be over $2400 after buying the epoxy for the cracks.
That is So neat! I didn't realize they made jacks large enough to lift an entire house! I love that you guys are being so exact about making sure the house is in tip top shape. It deserves the TLC. When are you all moving in? 😁
We are trying to be exact with structural repairs. Everything we've done here needed to be done years and years ago. If it is let to continue, then the place won't be worth anything. There are a lot of things we are not doing that need to be done like removing all the lath and plaster but those kinds of things do not affect it structurally. None of the work in either of these videos was overly expensive it was just time-consuming and not something that can be done while a tenant is in it. I have wanted to move in here since we looked at it. Don't laugh but it's been the HARDEST decision for me to make, ever. Honestly, I still haven't decided to not move in there. The place is stinkin cool and offers so many options we've never had. Like if I lived there, I'd get the closest duplex side as the Junk Shack, just my crap and a little house to make videos. It's just that our current house is newer. Much more modern construction, and way more energy efficient. Recently completely updated and we have a really cool shed, We live in a court and my grandbabies are a block away. Not to mention the moving part. Packing up and moving again. It makes my head ache thinking about it, but dang... what a great adventure that would be! It's freakin terrible!! LOL! I absolutely LOVE options and hate them as much.
I used to love moving. I'd still do it, but it would be a monumental task at this point. We live in an old house, built by my hubbys grand-dad and great uncles. They squeezed the life out of every penny it took to build it too. For instance, I have double level porches on the front of the house (which I do love) They are held up by 'wooden' columns, except they aren't. What they really are is car axles, welded together end to end and clad in lumber. Very ingenious and back then cost effective, I guess. For what it's worth, I hope you do move. lolol I Love an old house (most of the time) and that one needs a good family to move in and love it back to life. @@rentalsupplemental
is the wall foundation bowed in near the old washer hookup?
No, just the middle of the wall. The washer and dryer were moved a few times in its history and neither of the places were the biggest problems. A video on the wall is about to come out and it'll explain a bit more what is going on and how we resolved it. Thank you for watching ;)

It was needed. The water would be gross if it sat more then a day in the pipes. I know I wouldnt want to live there with that. Hubby has been doing three major projects in the basement at the same time. This is the first to be done. Thank goodness! We didnt have water there for a couple weeks. Thanks for watching!

That would be a dream come true, but I am thinking its not gonna. Perhaps a new pool, though. What is there is just hokey, the way its supported for the parts not in the ground. If its a rental we cant have a pool anyway. On the other hand.... if I were to live there, there would definately be some kinda water thing happening. ;)

I like big trees and I cannot lie ...😂 However, as someone who lives amongst HUGE Oak trees and has to fight for every patch of sunlight so she can have a garden and flowers, I can certainly understand having trees removed. We had one big Oak removed and several others trimmed a few years back and it cost us almost 2000 smackaroos! It looks like the folks you hired did an excellent job and I like the comment where you said it's like it's eyes have been opened.
I did not want to remove them, but they were dead. All of them were Ash and all of them got the beetle. We are very happy with the work and it does feel like its eyes are open! Thank you for commenting on that. Everything is brighter, and cleaner looking.
Since the house seems to make you sad, Have you thought about asking a local pastor to come in and pray over the house? There could be some sort of residual spirit or something that's causing the sadness.
I dont feel sadness surrounding the house, only that it is trying to make me love it. LOL This place is so cool I really want to live in it, but that means moving. The moving part is holding me back. We moved 6 times in 7 years recently and it sucks. We stand to make excellent money on our current house which would pay everything off we own, but we have to move into the new one. I am just not ready to pack ;)
