Help me understand your logic, because the way I see it.... After 5 years, the person who bought at $1M still had to borrow more money for their 80% mortgage than the person who bought at $750K, no? Also after 5 years, the person who bought at $750K paid $250K less, borrowed $200k less, has a balance due of $130K less, and has more room for property appreciation. Assuming they both keep locking in 5 year mortgage rates, either variable or fixed, it will likely even out after 5 cycles, assuming the rates fluctuate up and down over 25 years, which is what tends to happen.

There may be many who bought at lower rate but paid higher price - I would choose lower house price for myself as when interest rates go up eventually lower rate high price buyers may end up paying higher rate for higher price

I am glad that prices are declining. Personally I do not need to buy but there are many people who consider this as a need. I think shelter is a need which can be living on rent but owning is not a need.
