    Prices were increasing steadily till the end of 2021, they went really crazy up until beginning of 2022 and then they "crashed". This just meant the prices went back down to 2021 levels and I think at least in the GTA todays prices are the same as what they were 2 years ago. I sold a property in Milton mid 2022, similar properties are selling at the same price today.

      @thatagentkelly Neither. I have a 1BD condo in Jomtien Thailand, paid 105K CAD. A 2BD condo in Laureles Medellin paid 165K CAD, both purchased within the past 2yrs. Plus a cabin on the Shuswap built and paid for long before prices went goofy. I'm good. But put a gun to my head and it's Coquitlam all day.

      Yeah. Also, Downtown Vancouver has a lot of mix used buildings. I'd actually argue that a lot of new Surrey towers don't have enough mix used at the podium (a lot of high rises with zero commercial which is bad for vibrancy and walkability of the city).

    Everyone in the comments is delusional and is living in the 1990s. Surrey has become one of the safest cities over the past decade in the lower mainland. Maple Ridge, Langely, Coquitlam, etc, actually have a higher crime rate per captia now. The homelessness problem is the least in surrey out of all the lower mainland. Never seen a tent or RV trailer park, compare that to vancouver where you scrunch a needle every 50 meters you walk. There's a reason why so many are leaving are vancouver and settling in surrey. Of course it isn't a perfect city, no city is, but it's far better than most of the lower mainland.

    Surrey is one of the fastest growing cities in Canada and is soon to be the most populous city in BC estimated by 2029. As Surrey continues to grow and evolve, its potential to rival Vancouver becomes increasingly evident, only a local hater or a person with a small mind is incapable of seeing that. With its affordable living, diverse culture, and strategic investments, Surrey is set to emerge as a thriving urban center in its own right. As MetroVancouver residents see whats happening to the current state of VancouverDT Core in its rapid decline, Surrey can very well become the "New" Vancouver within a decades time.

    I think one thing to take into consideration is that Vancouver is home to the larger corporate offices and a stronger workforce presence exists in downtown. Yes the skyline of Brentwood, Metrotown and Surrey will be and is becoming like downtown Vancouver, one thing to realize is that it will not be home to a large enough workforce in their respectable core areas. What you can say is that, Surrey central will become home to a more Indian focused ecosystem that emulates Vancouver, where to be fair is mostly Chinese and white dominated ecosystem. I can see some of the Surrey construction companies and related businesses like construction finance, smaller mortgage companies and food companies started by the Indian communities will be the only ones capable of making Surrey central something like that of downtown Vancouver which is conditional on whether they scale those small and mid size companies to a larger operation. I guess all in due time if BC continues to grow in population. Maybe Surrey central will have a large healthcare and pharm presence 🤷‍♂️ either way I think the odds of Surrey becoming something even bigger like you mentioned is very high and everyone complaining and being a closet racist will just continue to cry and miss out on yet another opportunity to make any money 😂

      Soon they will overtake langley too and have the entire lower mainland. It’s sad seeing the place I grew up and the cute farm houses be replaced with cold looking hotel sized houses with 20 cars in front.

    Such a joke. Surrey is like Brampton for Toronto. Its nickname always has been Little India and that will stay the same FOREVER. Abbey is going to be Burnaby? More like Fleetwood will be Burnaby for Surrey. There's a reason why many people are choosing Langley over Surrey, this is backed up by RE sales stats. Unless you're indian or looking to buy in South Surrey or Fraser Heights, there just isn't enticing factors to choose Surrey. Maybe for cheaper and nicer homes is one reason but that also means, Surrey will ALWAYS remain cheaper than elsewhere. As for Surrey's metropolitan area, it's dirty with full of homelessness, high crime rates, and siren noise 24/7. You just don't feel safe, and at night walking anywhere. Compare that to many skytrain stations in Vancouver like King Edwards, Nanaimo and such, you know why Vancouver is the choice over Surrey. In short, calling Surrey the new Vancouver is a joke. Come on man.

      Completely false. Statistics show that Surrey has actually become one of the safest cities in the lower mainland from the past decade or so. Vancouver, maple ridge, Langley, Abbotsford etc, have much higher crime rates. Cities like maple ridge have actually risen in crime and homelessness absolutely crazily over the past 5 years. "High crime rates", and "high homelessness" what a joke. Have you seen the state of Vancouver? It's not even E. Hastings anymore, but everywhere. Surrey is like a haven compared to it. You'd be lucky not to crunch some needles on a 5 minute walk in Vancouver.

      @@thatagentkellyas a former resident from Mississauga, ON, i agree with the 10 year timeline. Not sure how construction is but it is very likely for mid size Canadian cities to rival major cities in a span of 10 years. Btw, youre probable the coolest looking RE agent ive seen!

    Call me crazy but as an investor I want to be in assets that are not constantly being discussed by the general public and landlords getting slapped with policies and bureaucracy by a left leaning government. Maxing out my TFSA with income producing/dividend paying ETFs and stocks has brought me more "cash flow" than my rental property on the west coast. I am selling all my real estate in 2025 and will be able to live off my income producing investments in the stock market. No overhead, no property taxes, no repairs, no tenants, and true financial freedom.
