    Where are you getting the Value to make your calculation? You are explaining it backwards.

      Cap rate is the most common metric that is used incorrectly in my line of work. Cap Rate = NOI / Value. Value is often provided in a sales contract or an offering memorandum.

      @@expcommercial-vikingenterprise As an investor I want to know what the market value of NOI is. I use cap rates correctly to determine that probable market value. The process is called direct capitalization. The formula is V=i/r The V is the value you are solving for and the I is the NOI the property can produce and the r is the cap rate FROM ANALYZED CLOSED SALES OF SIMILAR PROPERTIES. If you are trying to calculate a cap rate from an OM all you are getting is what the SELLER wants you to pay. That is poor investing.

    A cap rate is not a rate of return. Cap rates measure the market value of NOI. The formula is V=i/r $10-$1/10% $20=$1/5% What investor would pay TWICE as much for HALF the "return"?

      Cap rate is a measure of net operating income to the value of the property. In my opinion the best measure of return on your investment is Cash on Cash. I am not sure what you mean by the twice as much for half the return, but yes on yes in concept. Feel free to call and chat 281-222-0433

      @@expcommercial-vikingenterprise At 10% cap rate noi costs $10. At 5% cap rate NOI costs $20. If the cap rate was a "return" then investors would be paying twice ($20) for half the "return" (5%). Cash on cash return is a return metric. Cap rates come from an income approach to value called direct capitalization and is not used to measure returns.
