BXP Admits Commercial Real Estate Challenges in 2023
BXP CEO Owen D. Thomas discusses the challenges the real estate industry is currently facing due to the economic downturn and the work-from-home trend. Specifically, the slowdown in economic conditions and layoffs have caused companies to take less space, resulting in sublease space being put back on the market. The tech industry, which has been an important net absorber of office space since the global financial crisis, has experienced a decline in growth, leading to layoffs and sublease space being put on the market.
According to BXP CEO Owen D. Thomas, valuations in the private real estate market are challenging to determine because there are very few transactions occurring. Interest rates have risen, bids are lower, and sellers are currently unwilling to accept those bids. While the real estate market is currently trading in the public market and office rates have dropped by 50% from peaks in March of last year, the NIKKEI Creek intra-index, which is appraisal-based and dictates private market values, has only fallen by around 5-6% from peak.
Obtaining financing for real estate properties has become more difficult due to concerns about real estate, and buildings must have strong cash flows to support the higher interest rates that come with financing. BXP CEO Owen D. Thomas notes that his company obtains most of its financing in the bond market, although the market is open at higher spreads. Mortgage financing is available for office real estate, but the building must be well-leased, of high quality, and owned by a strong sponsor.
In addition, the quality of office real estate is crucial, as absorption is how much the occupied space fluctuates in those segments. Buildings must have strong cash flows to support higher interest rates and be of high quality to attract tenants, according to BXP CEO Owen D. Thomas.
