Jasson Casey: Balancing Security with Convenience Online

    Great video! Quick question, if I find a building that I want to sublease to another business, is it possible for the subtenant to pay the security deposit on the sublessor’s behalf when signing leases? That way the sublessor won’t have to come out of pocket with a security deposit if they already have a subtenant lined up right?

    Hi gregg, I have a commercial space in Brooklyn park slope, aprox 1500 Sq ground floor it was used as non profit office before, but they moved out of NYC there are 6 small rooms im considering renting them to individuals tenants since its difficult to find one commercial tenant who would lease the entire space, any suggestion how to go about it?

      Post everywhere you can. If you're in a specific part of town make ads for those type of businesses. NYC is interesting because you can have a shoe store a salon and smoothie shop right next to eachother and it's normal. It's not anywhere else but inside malls

    What train stop do I get off to get to Joe’s pizza?

      There are plenty of Joe’s pizza locations, yet if you mean the times square location then there are plenty of train's that stop there. The closest train that always stops in the area, is train Q, and the stop is, Times Square - 42 Street Train 7 also stops pretty close to there as well, and as long as you don't take the express train it stops at the right stop, that stop being Times Square - 42 Street Train 1, train 2, and train 3 all stop there all day, the stop is also called, Times Square - 42 Street. Train D, and train F both stop there all day as long as you avoid the express train, the stop is a different name, it's called 42 St - Bryant Park.

    Ah, all the new builds are empty. All the big banks are leaving wall street. There was a problem before the pandemic with respect to retail spaces. It's cheaper to work remotely. Suggest to these commercial real estate mangers to snap out of it and lower the rent.

    What is the best answer to provide the landlord's representative if they ask just what I need the space for, and/or what I intend to do? I want to lease an office in the future to initially carry out brainstorming and market/materials research regarding several product-ideas I have that I want to think througj and narrow just which ideas may be a strong entrepreneurial venture to pursue. I also want to my office to used for art-making (no more than a drafter's table and a medium sized container where art materials can be stored). I also want to use this office for independent study, too. I've been building up my library with much diverse texts. I'm on an intellectual 'high'! But, do most persons whose role is to represent the landlord's property only open to persons interested in leasing space if they have, at the least, what merely is a legally registered *brand?

      Thanks so much for the feedback Elizabeth. What we have been seeing is maximum 4 people in an elevator and an extreme level of precautionary measures taken in lobbies like wayfinding signage. i completely understand your concern

    i just was dreaming of NY food in particular and stumbled here..l think the documentation of NYC (and the rest of America) pre-COVID is more important, and well, bittersweet than likely you and others knew back when this was filmed.       @@GreggCohen Hi - sure. One of the main items, I feel, is going to be the immediate vs med/long term expenditure to deal with this virus. Immediately the 'low hanging' fruit will be implemented(cleaning, alcohol wipes, dividing add on panels), but.....what about larger expenditures ($ and time)? HVAC, redesign of space, densification - more space/less space? IMO I would go with a 'wait and see' as we just don't know at this point how this is going to affect the CRE long term and to spend a lot of resources for things that may not pan out is goinng to be tough to swallow for Boards and shareholders - just my 2cents, but would love to hear from you and your experts. Thanks!

      @@GreggCohen From the Sublandord side you want to make sure that you are protected in case the subtenant defaults by having a shorter notice period as well as an indemnity. From the subtenant side, you would love to have your sublease recognized by the Landlord if you can get it!
