Market value $15,000 assessed $3,000 listing price $45,000 previous sale price $29,500. 60 foot easement for utilities and another 30 feet easement for access to others land. Current owners deed state any new owners must follow guidelines in original agreement. Any structure has to be atleast 100ft from easements. 280ft well on the corner of the property. ( less than 30 ft from easement) and approx 20 feet from neighboring land. No permited septic system. According to land gate only 2 of the 5 acres are possibly buildable. Not primeland for farming. 6 to 9 degree slope. Soil quality score is 7 in possible building location and 6. It does have amain combo service meter loop at the road and 100ft between the well and 115 ft from the road is temp disconnect power panel.

He must mean a holding tank is all I can think, but mind you those are a pain depending on the size of the tank and the usage. i.e. You can get a 2000gal holding tank that is buried on your land, then as you flush toilets etc that goes into that tank. Once the tank reaches about 90% cap. an alarm will go off letting you know to get it pumped. I suppose depending on your ability to conserve water, you could go a couple of months, but if you putting all waste water into it, it will fill up quick. The pumping can also be expensive, say 20 cents a gal for a 2000gal tank will set you back about 400 bucks, and if your not wise, that can add up to 4800 bucks a year. It is also not expensive to put in a holding tank, actually much cheaper then a traditional septic, but you end up paying more in the long run.

Depends how you look at it I suppose! :) If a small investment in yourself to unlock the knowledge and strategies of a million (and multi-million) dollar business is too pricy, what is the cost of staying on the path you are on?
@@JackBoschOfficial just go to google and type "land profit generator reviews" read what others are saying about ur high cost investment . i would agree with what i have already seen. all it appears to be is a mailing service and a simple contract that is of value , not even to mention the monthly reoccurring payments required to use the site. you talk well in your videos , but lack transparency . your packages are very vague on what u will receive and costs associated with them, the package price is entirely based on the possibility of selling future properties and profiting from them (dream world) and not of the difficulty in finding the client.
Let’s say you buy 3 properties. Hold each for 2 years. Can you sell 1 and keep two or do you have to sell All. 1. If two have gains and 1 property is losing money. You could sell the loser and take a loss against other gains. Or sell the winner and push that into another 1031? 2. Or could you sell 1 and pay the tax on it ? And in this way you are paying less than the initial tax of 70k …. Does this make sense ?
Yes, you can sell one property and keep the others. The 1031 is not an all-or-nothing approach!
