But doesn't the broker get paid a point or more by the bank they select for their client?
I’m deaf, it’s even harder for me 😅to
I wish I could change it !! 🙏🏼
Great info and presentation! Thank you so much!
Glad you enjoyed it!
Thank you! Very helpful
You're welcome ! Which state are you in ?
@ Texas. We're considering a USDA loan in Houston area.
The prices for homes are no longer 150k any where. Those prices were 30 or so yrs ago. And renting are the same price as a mortgage.ugghh (nyc)
I feel your pain
Simple explanation. Thank you.
You're welcome!
Besides the funding fee and PMI, are there any other savings for 100% service connected veterans during the buying process?
Rate is usually cheaper on VA loan
Can you do a video will smaller home prices? Our area has cheaper housing and we also can't afford anything above $250k anyway
Yes I can do that!! - which area are you in ?
Median household income in my city is $80k. Houses start at about $800k. According to your numbers, this is untenable. Locals are priced out, our houses are only trading among out-of-state work-from-homers.
Yes this is becoming a real problem across the US - which state are you in?
@ I’m about 20 mins outside the border of California…. And that’s the problem.
What about rent prices in your area - are they going up ?
@@meres_mortgage I’m currently paying $2700/mo for a 3bd/3ba, 2k sqft single-family house in the top school district of my area. Recently renewed for another year, identical price to last year.
“The lenders are NOT financial advisors for you. They work for the banks 🏦 “ 💎
Yes ! I always tell people you know your situation best !
This is such a great video. Very informative and easy to follow. Thanks!
Thank you so much ! I'm so glad you found it helpful! - Which state are you in?
@ Michigan
@@NewCurrencyClub What is the average home price where youre at?
Thanks for this video. I was just denied for a home loan with my bank Navy Fed. I might have asked for to much money being that my income is about 80k. I wanted a 400k for my wife. - I’ll take down my debt and apply next year. Love the process of explaining it ALL🎉🎉🎉🎉
Sorry to hear about your Navy Fed experience I’m glad to hear that didn’t discourage you 🙌🏼 . If you have any questions schedule a call I will be happy to help.
I have a building lot in northern California i would like to develop 😊 Any info ?
Yes, there are loan programs that can lend you money to build, but their guidelines are pretty specific.☺I’d be happy to explain more-here is the link to book a call with me - calendly.com/meres_mortgage/15min
thank you
You're welcome
Is that after tax?
No this is pre tax
awesome video!
Thank you so much !
music is too loud.
Good advice but music took over your voice
I could have done without the music being so loud.
Why not apply with fha directly?
They don't directly lend to the public - they only insure the loan. You must work with an FHA approved lender like myself to get this type of loan.
@@meres_mortgage thanks

Misleading tittle even though 580 credit score is the min ...no bank or company will touch that ..I think 620 is the min
Not true - I have done some that low - if you had actually watched my video you will know the perimeters and requirements to do a loan with that credit score.
The price my builder wanted for a crappy upgraded patio was outrageous. I could have hired other contractors and had one 10 times better for 1/4 the cost. Their excuse was "well it will only increase your payment by a little bit" Yeah, that little bit is a hell of a lot of money when it's a 30 year mortgage and it's compounding interest.
Yes its crazy how much they charge
Would like a consult

Do you actually believe he will do any of this or that it will be good. Deregulation and "opening up federal land" sounds like corporations are just going to exploit our forests.
If these homes are in the middle of nowhere it's going to be tough for people who need to work locally. That could make it hard for anyone to seriously consider living there.
It won’t matter if he goes through with the tariffs and deportations. People won’t be able to afford clothes let alone get a house.
We don't all buy Temu clothes
@ I’ll be fine, my job is recession proof . I sincerely hope you get what you voted for.
Who wants to live on federal land? Most of that land is located in places where you dont build homes.
Yes and my concern its in the middle of no where not close to people's jobs
Not all Federal Land in the Boon Docks or Catle County
Omg. Did you just tell people that they can afford a house payment that was 50% of thier disposable income ("amount left over")??? Thats terrible! No margin for food, vehicles, emergencies, children, savings, retirement!
No i'm not saying that... this is how the banks calculate it/ how much they will approve you for. Just because the bank approves you for a certain loan amount doesn’t mean you should take it. Banks calculate your approval based on their criteria-not necessarily what’s best for your financial situation. You know your budget, goals, and lifestyle better than anyone, so borrow wisely and stay within a range that feels comfortable for you.
Thanks I needed THIS 🎉👍💯👑
You're welcome !!
So what should I do if this is the cast?
If you need me to review anything ... let me know I review peoples loan estimates all day long. Here is the link to book a call with me when you need to calendly.com/meres_mortgage/15min
I don't fully understand the difference between lender and a bank. Broker is obvious as it's a third party shopping for rates, but a lender sounds like a looped way of saying bank.
yeah, you seem to be right... what I get from this clip -1) lender is just that bank or represents just that bank (like a 3rd party), but only specialises with mortgages... 3) it:s a bank, no 3rd party face... it has 😊worse rates, but more choice - as it has other loans or credit lines (not only mortgages)...
Yes so a mortgage lender is someone that works directly with 1 company that only sells mortgages ... a bank offers different types of lending option like personal loans, auto loans etc and not just mortgages. Did that help clear it up ?
They charge you for this.
what fantasyland are you living in?!? 1000 in "expenses"? I spend that on two weeks worth of food for my family.
i understood that as debts, like car payments or credit card payments or student loans. So paying down current debt.
@@thereadaloudladyyes you are correct - things on your credit report
@@thereadaloudladyyes you are correct - what is on your credit report
Fuck all - that is how much
Oh yeah refinance and restart your mortgage terms all over again for 30 years who doesn’t have 50 years to pay off a house
Refinance at a lower interest rate if interest rates are lower. There, I just saved you a crap ton of words.
What about home stead exemption? How do I keep a discount on the property taxes?
If it's your primary residence - yes apply for the homestead exemption with your county and that will help cap the value at which it's taxed on. Which state are you in ?
Thanks for the reply. I wanted to make sure I didn’t loose the discount.
People out here buying houses?
Yes things are still moving especially down here in Florida ! Which state are you in ?
#1 cry over paying the commission, and the interest double the price of the home you just signed up for. #2 cry over the FACT that you purchased BEFORE the economic collapse and will soon be jobless and then homeless.

Meredith, you are funny. People buy condos not because they want to pay HOA but because houses in some areas are twice the price. Hello from NoVa
Hey there - that's why I mentioned if a condo is the only thing you are able to buy or thats your only option it's still better than renting. How is the housing market where you're from ?
@@meres_mortgage this is still incredibly condescending.
@@katysleta4285@katysleta4285 This video can be seen worldwide. Indeed, I am a French guy living in Belize and am coming back from Guatemala City, where I have seen several condos. If possible, I would also avoid purchasing that kind of property because of the HOA and property taxes; however, I have been living in Spain for 33 years, and condos are the cheapest properties there by far... as a result, most Spanish people live in condos...
