I am the broker/owner of White Rock Realty and White Rock Lending Services. We have agents and loan officers across the state of Texas. Video instruction is at the core of what we do and sometimes you will see videos of our office meetings if I think the content is relevant for a broader audience. What if this form was not included in the offer but it was agreed and executed with 3% on the TREC Contract offer?
That item was always for informational purposes only and did not bind either party to pay compensation so these new docs are required to get paid

Hello! Does it matter when we amend the compensation and any bonuses? If rep agreement startes 9/2, under contract 9/30. I'm amending today to ensure I get my bonus. Is that ok? I havent found anything that states whether should happen before contract is executed or if we can do it any time after execution BUT prior to closing day. Any insight? Thank you in advance! :)

Per legal hotline compensation agreement between brokers is never a required form only used if listing brokerage paying other brokerage

Is this required for contracts that were executed before the rule change?
Yes, because since the BAC is now removed from the MLS, the only way to get paid is to put it in writing. Hope this helps

That was a specific result of the settlement. However you can always amend the original agreement to reflect a different amount

Not required for farm and ranch contract. Page 10 specifically states who pays who and how much. It CAN be used in lieu but not required if page 10 specifies. It's not required in cases where the listing broker isn't offering the BAC, but the seller is. In this case you would use the agreement for compensation between broker and owner. Meaning the owner is paying the BAC directly. It isn't coming from the listing brokeri. In fact I am incorporating this strategy in my brokerage as it makes the BAC directly negotiable with the seller and the buyer agent. So, I don't offer compensation to another broker. The seller does. I just tell agents to submit their offer and send what they expect to receive and we will go from there

Compensation Agreement Between Brokers isn't just for tenants, right? There's a spot for "sale" comp also.
@@britniluther7020 for rentals you still use the agreement between brokers. You just need to ask the listing agent what they are offering, if anything

Thank you Bradley. Would "Addendum Regarding Broker's Fees" must be listed in "1-4 Family Residential Contract" under paragraph "22. Agreement With Party > Other(list)"?
Hi, that is what I would do but as always, check with your broker. I imagine TREC will change that section to accommodate the new forms eventually
