Actually, I say it ALL the time! In fact, my reasoning is if you call me one year from the day you bought it and you ask me to sell it for you then I better be able to sell it for at least what you paid for it. If I don't think I can do that then I always advise my client to move on. Some are in a position to move on and wait. Others want a home so badly that they are willing to pay a little extra. It is all a personal choice, but I can sleep at night knowing I gave them all the information to make an educated decision. In all the crazy of the last two years, there were PLENTY of times I told clients that the house was not worth it. Every story and situation is different, but if you are honest and have the client's best interest at heart that is all that matters. All the rest will work itself out. Real Estate is a RELATIONSHIP business, not a transactional one. Good agents know this. Play the long game, not the short one.

As you know, this is unprecedented. If only we had a crystal ball. Seriously, though, all we can do is go with what we do know. 1) Inventory is still low. 2) Interest rates are rising and this WILL slow things down (the industry needed this, btw). Buyers are getting much of their rights back. Again, this is good, a level playing field serves us in the long run. 3) Real Estate has always proven to be a strong long-term investment. Portfolio diversification is a good thing. 4) If you are a short-term investor, then timing is everything. Who knew the 2020 push would have lasted as long as it did? I do not believe anyone projected things to last as long as they did. Where is that crystal ball? 5) The best way to ride out inflation is with a stable housing budget (think 30-yr mortgage, as an example). ;-) 6) Anyone can be a Monday morning quarterback. Be sure to work with someone that knows the market, has the experience and can be trusted as you sit down to draw up your game plan to navigate the changing market. You don't need the person that tells you what you should have done after the game is already over. :) Hope that helps. :)
