Thanks for subscribing! I believe you should work with a Realtor who will offer to do everything for you on your behalf, so that it is done right and to cause you the homeowner the least stress and hassle. I love it when my clients just hand me the keys and say "do what needs to be done to get us the best price" and I take it from there.

Because as someone who sold a house in California I was led to believe I had to pay them. And representing both buyer and seller is a conflict of interest
If any agent flat told you that you HAD to pay a buyer’s agent X%, that is a violation of the code of ethics.

No, this is a REALTOR who has had many clients who wanted to milk just a couple-few more years of appreciation before they sell, only to regret that they just didn't sell from the get-go. Sure, if you're going to hold for the long term that's great, real estate always works best as a long-term investment, but I see way too many people just trying to eke out a healthy chunk of appreciation in the short term, and they come to regret it.

Hopefully someday there will occur technological breakthroughs that make housing less expensive. Why that hasn't happened lately is mysterious to me and many others, but undoubtedly there are good explanations for it.
There have been a lot of newer and less expensive methods of home construction but they have yet to gain traction in the marketplace.
The problem is land. It doesn't matter if you 3d print houses, or prefab them if the land they are going to be on is ridiculously expensive and new construction doesn't get approved.
@@Outworlder Well, I suppose an answer to that could be to build underground. 😉 In a way, it's weird because several ancient people made living there, or in caves, work -- but we seem to have moved away from it in modern times. The modern Chinese solution seems to have been to mass produce entire new cities in areas where land is cheap. But there've been major problems with that too -- or so I hear...

Are we going to have more new constructions in the bay area next year?
Construction projects take years to complete, there may be more started projects next year but I wouldn't expect to see significant quantities of newly built homes or apartments hitting the market in 2024. Most of the single-family home construction is outside of the core Bay Area - it's in Gilroy or even further afield.
@@SebFreyTV I feel like the new construction will be mainly townhouse or condo in the core Bay Area. East bay might be the only place have enough space for new constructions

A lot of people are right there with you! No doubt it will crash - it always crashes, booms and busts are a feature of the American economy, just have to wait long enough.
Was searching for a house to buy for 2-3 mos. Well, first, hardly any inventory and when I did found a Gem, Fogettaboutit. Someone with an extra $30k above asking bought it. So I did the sensible thing, found a house that was in the middle of construction, found the owner, we started to text and purchased my dream home without any competition.

Yeah no, I will live in a shack as long as it protects me from the element, but even that costs a metric ton of money. You seem old so I'll assume you've heard this one a few times, All because it can be done doesn't mean it should be done. If I have to compete with people who can literally buy out anything they want just to live happy, something is wrong, all because you or some others can actually compete doesn't mean everyone else can, empathy is a thing you know.
I'm old as dirt - 52! Believe me, I have a lot of empathy for homebuyers, I work with quite a few who have been priced out of the market or who get blown out of the water by people wiling and able to pay insane prices for housing. It's soul crushing, but this is the reality of todays' real estate market.
@@SebFreyTV Ain't that the truth, but, at least I have a family to give me a home, some people can't say that. Having a roommate is starting to become normal. Well at least more then it already was.
