      Lot's of advantages in Rockwool, fire resistance is one of the big one's for me in this application. I intend on creating things with blade and heat.

    Yep, you would think that builders put their best foot forward when constructing their models. If not…. Did you / will you do a vid. on how you selected the manufacturer & builder for the post frame building? Your setup (house + large post frame structure) sounds exactly like what we intend to do.

      I probably won't do a vid on selection of that builder, I've been working on that building for a while. We looked at a couple builders but chose quality and innovation over cost. Morton has really innovated when it comes to technique.

    Another very helpful vid. 1 question: i see you went with Durospan against the skin of the building. Is Durospan better / cheaper than Rockwool Comfortboard? Yes, I’m shamelessly trying to save myself some research.

      I wouldn't say Duro is "better", both have advantages and disadvantages. The driver, for me, in this decision was primarily cost, Duro is about half the cost. If I was building a living space, I may have chosen differently. That said the foil back and sealing the joints with tape, will make this a very effective barrier.

    Thanks for the props! I moved from Texas to Arkansas, lost my truck title in the move (assume you seen a plate to guess TX) and had to get a new title via mail which just came in. Now I can finally move my truck registration and quit worrying about the police pulling me over. I am on day 76 as of today, need to find time to edit / upload vids again. The tree trimmers are cutting down those two big oak trees as I type😒 I do want to ask -- you have a recording device in my cabin or are we just thinking that much in line? 😀I have been pondering what to do about power outages for the new house. My current little cabin and barn (where my well pump is) are on the typical portable gas generators. This works but my cabin is only a 30amp so half my box has power and the gennie is only 4.5kw so I have to watch what I am doing. I am VERY interested in where you land since it sounds like you'll beat me there yet again. Things I am curious what you think of: * EG4 solar heat pump mini split -- can run 100% off solar so maybe help with monthly electric bill plus HVAC during outage * Some 220v battery backup such as an EcoFlow -- run off that and only run genie to charge the battery if power is down long time, this has advantage of faster time to power ( < .5sec) when power goes out * Fuel use per hour on whole home gennie -- Good idea on the report from power company. I was looking at an 18kw (1.7gph) model just because I thought a 10kw (0.97 mph) would be too small. My unanswered question is: A 10kw running at 90% peak power vs an 18kw running at 50%: will the 10kw have a shorter life and what is fuel per hour of a 10kw running at 90% vs the 18kw at 50%? * in-wall ventless LPG heater -- like the Mr Buddy but just built in, I am pondering over putting just one in the master bedroom for emergency * wood burning stove -- I have a spot in the house picked out and walls built specifically for one, I just have never had one to know for sure how safe they are Yes, I kick around all these ideas but not sure where we will land. Most likely a combo of some of the above and no matter what rate we take will be phased in.

      TLC I hope the build is going well, looking forward to the videos. As for power I'd recommend doing the prep to for a backup gen but wait to see what your real power use is. Put in oversized gas lines and do some prep to the electrical but let data be your friend. The power company said my peak is 7.8kw, which means my average is closer to 4-ish. I'm willing to accept that during a power outage I won't be able to run the table saw, while drying my hair and vacuuming the living room. For sizing you want to run the gen between 30% and 80% load. Too low and you run the risk of wet stacking the gen, too high and...well, we know what happens there. Our gen guy was trying to sell me a 14kw gen, based on the fact it had hydraulic lifters and would require less maintenance, but since I have a set of feeler gauges I figure I'm okay for a bit. For hybrid energy, in my experience, it comes down to return on investment, most systems are expensive to configure, build and commission. I've talked to people who ended up with a 20 year return, If savings is the driver I don't think the tech is quite there yet. If you're looking for redundancy and sustainability then there is a play there.

    We're in NC and waiting for ours to be delivered. Nationwide Modular in VA built ours, we did a factory tour as ours was on the line. It was great to walk through our house while it was being built. The land is being cleared next week, basement built and then delivery!

    Looking good! I really want to figure out the time lapse on my GoPro, someday :) Is that a dust collector I see? I hope you talk about those things in the future. I have a wood CNC I want to get going one day. New tool for me and right now it jsut blows dust EVERYWHERE so I have not learned how to use it yet.

      you do see a dust collector hiding over there, i've done well at estate auctions collecting up tools for a future cabinet making shop. My wire is pretty sure she wants a bunch of custom cabinets in the master closet and pantry.

      Just under the concrete, the walls of the crawl space is coated with a waterproofing material that was rolled on.

    Crawl space looks good! I like you have storage there already :) I'll give you a 5 out of 10 on the "cheese" question. I have pondered over making that same entrance / exit but always am short on time so don't for exactly why you were asking! Are those dehumidifers auto-on? As in, if you flip teh breaker off / on will they rememebr the settings you picked and auto power on? I struggle looking for electronics which survive a power outtage and come back the way I want. I ponder over if I will need something like this or not. The footers were just poured today, in 5 days they frame walls. After walls framed I need to let everything sit for 23 days so I'll have some time for drying. But, thats not a lot and we are getting into winter soooo ....

    I did add ceiling fans to each room on my order, will be interesting to see if I get two switches or one. I wanted the builder to install all the fan blocking in each room but I do have concerns around the fan quality. We shall see. I like your idea of using the second switch for some additional ceiling lights tho, makes me hope I have two wires :)

    Thanks . I enjoyed your thought process which is exactly what I was thinking and trying to research where I could see my top models since local builders or retailers like you said don’t have them all. I’d feel better seeing them as don’t like sight unseen. You bring up a good point though as may not be representative of your area if you see it by a builder that won’t do your install . Have a question. Did you research cost comparisons if other contractors/builders besides the retailers would do most of the work? When I visited one, they said they normally do all the work but you can get your own contractor. Of course they said which is understandable that they have long relationships with the contractors they use and I’m sure their contractors are primarily doing the installs so know it well. I just don’t know if it’s worth vetting out how much contractors on your own would do the grading, foundation and finishing. In my case well and septic will have to be put in too. It wouldn’t be worth the headache for a few thousand dollars because you would be managing the contractors yourself. If it were more savings though maybe?? In my mind I would love to have one builder/GC handle all. One place to call to get status etc as long as I don’t think it would have been significant savings hiring contractors or other GC to do the work. As I wrote this I realized that maybe you didn’t go with the local retailer selling the homes for all the install work. When you said builders I assumed you meant the retailers selling the homes. I assume the housing company brings in their crew to set the house and secure everything plus clean up damage from factory to location.

      There were other builders that could have done the same house / floor plan but we set quality as priority #1. I’d be reluctant to have other sub’s come in to do the extras as our builder uses the same subs and they know his timeline and they know the house. As for models on the lot there are enough models that most all of the pieces of the house you want will be represented but maybe in a different layout. I’d bet that all the builder we looked at would serve you area.

    I'm excited to have just found your channel. I am originally from the area and have just bought a plot of land in the Cedar area that I am researching the best way to build a primarily summer/fall home when I retire next year. Looking at probably 1,200 sq feet and would really like a basement foundation. The more I look into modular, the more I'm liking the option. I'll be watching all your videos for sure!

    Have to love the paperwork! My favorite was waiting for the bank to come take photos to prove we had not started yet before they would let us start the build. Sounds like again we have been on the same road. My wife and I had a similiar setup where we own the land and looked at stick built vs barndo. She saw a modular home and we started looking. *poof* here we are :D

    The $100k rule -- I must say my biggest issue has been figuring out the details. Example, I thought I was getting 2 sets of doors plus 2 "pan drawers". BUT, I learned after we settled on everything the island is 3 sets of double doors. Picking the cabinet colors was a bit of a challenge as well. The builder we went with struggles to keep up with vendor changes and such so options and colors they offer for "real" do not match their web site. Time line has been WAY longer than I expected as well. I was not expecting two months just for bank paperwork.

      @@Northof44Degrees-rj5wt WE are hoping to be in the house by Christmas, but that may be a stretch. Time will tell. I tell my wife I'll be in the house, put up a tree and have a Mr. Buddy heater! We do also believe the delays are God's way of helping us. It looks like interest rates are slowly going down. We have been watching for 6 months and that has been the trend. If you believe the forecasts we may actually get a decent rate :D

    Sounds like you are, or were, not at the house during build? I used to be 7hr away from my place when we first bought it and it was a PAIN to get things done. Being on site makes a huge difference. Dirt work starts next week for us and our driveway is going to be a huge expense. I figure that once the cranes are gone I'll worry about the driveway but I like the markings :)

      I was an easy 3 hours away during the build. It is best to wait for the crane work to be done, they’ll “adjust” your driveway so the hose fits. I list 4 trees and 2 curves.

    Did they install French drains before backfilling? How tight is the seam between two halves in attic? I will want to install two ceiling mount WAPs and thinking dead center would "look" best if possible. I just signed all the papers and "go get started building" down payment three days ago so we are on the road! That is quite the family line up for your brothers, wife's, uncles, daughters ... whatever, too much for me to rememebr :)

      We did not realize, and therefore did not ask, but gutters are not included unless you ask your builder to add them so I added gutters almost immediately and will be adding French drains as well. For gutters I went with fewer, oversized, downspouts

      We added blinds after the fact also. Big Orange has about 4 rotating deals, and you can get top of the line blinds at 50% off if you’re willing to wait for it

    I have zero social media skills and will say just keep doing what you like how you like and the folks with like minds will find you. I have had that approach and it has been over two years since I started my channel. I am close to 1k subs now and like you said, I never expected much out of all this. Mine started because my wife was living with family to help on some medical issues they had. UA-cam was a way for me to keep her in the loop for what was going on -- and a fun distraction from work / homestead life. When I started I expected maybe 10 folks to sub, now I just have fun as I have time and never expect anything to come of it. Very least these videos are for your old age. Sit in a rocking chair and watch all the things that made your place "yours" 😀

    What flooring did you get? We are getting teh Shaw Resiliant LVP and I wonder how it will hold up to my 65lb dutch shepherd 😮‍💨

      @@Northof44Degrees-rj5wt Still a cute video. I am watching again because we jsut signed all final papers with the dealer this past Sat. Wrote them a check and they said the house they ordered the day before was scheduled to be delivered mid Oct. Maybe we can have the house on our property, nto livable, before Halloween!!! I saw you have lots of other things had to be done before you could move in and I have not yet gotten to the move in date to get the "crane day + ___" and that is an important day to know for us :)

    "Without a lot of grace" ... you sound like me there :D I saw in your main panel; most;y 15a breakers with some 20a. I assume there is a mix of the yellow and white Romeo throughout the home? I am 99% sure I will be in the same boat. I am pondering about swapping the 20s to a double 20 and free up panel space. You found space to be an issue? Maybe just me since we plan on a full basement and need power down there.

      @@tlchomestead all the wiring is to code so big circuits have yellow. Lots of extra room in the panel, but we didn’t do a lot of extra.

    I am looking for wifi bridge to suggest to my bro-in-law. He does nto want the complexity or cost of my setup (full Ubiquity setup) so watched this one out of order. Now I see your crawl space lights, awesome! Off to find part two and see how you like this bridge.

    Doh! I did not see a roof raising. Gobs of closets and storage, I love it! We are also going to move water heater to basement. I'll have to ask about moving the furnace, good idea there! I have a few more changes pending and hope to sign final papers this weekend so not much time left to make changes. Why all the extra windows? You have plans to add some? Any issues with doors not closing correctly?

      @@tlchomestead the extra windows will be used in the garage. Some doors stick but that’s more about humidity as the concrete cures. I’m adding 2 dehumidifiers this weekend as the crawl space is running at 80% humidity.

    Ohh, 6:12 roof pitch? Nice! So many things are close to what we have planned. I have been curious and you can answer, how much damage was done to the house on the road to your place and how much from the crane lift? I am told it will be minimal and everything will be fixed, I just wonder what to expect :)

      @@tlchomestead minimal damage. Some walls near doors and windows but easily repaired. 1 window, got attacked by a tree and 1 window frame. The place was 100% before we signed off.

      Yep, my rule of thumb for 1st time tasks is to estimate how long it might take, then multiply - by 3! It’s been mostly accurate, except for my 1st time putting a track back on the mini-Ex (by myself). In this case it took 4 times as long….

    You will probably get there, but what builder did you end up using? I assume you are way north of us based on channel name so what was insulation ratings? I will be curious to see how this works come the COLD days. We read good things on the specs of what our modular will be, someday, so I am curious how true to the numbers these homes are! I see the master bath shower looks close to what ours should be. I also wonder is that a common layout or related builders :)

    VERY sandy soil. I am not sure if that is a good or bad thing but way different than the rocks I have wound here. I do not see utility access ports in your footer walls. How are you dealing with water / septic / electric entrance to teh crawlspace to connect to the house? Which you may answer in a future video but I am going in sequence :)

      @@tlchomestead there is an access door in the garage, you’ll see it as a bump out in the wall. 100% insulated and climate controlled

    I just came across your channel today and am starting to watch your series. We are going through a similar process, jsut signed the construction loan paperwork today so I'll be asking videos on the entire process as we go. I have had the same ideas as the series you have going on already :) We have a well dug and I have shorts on that process. Dirt work should start in a week or two. I am excited!!!
