    Not an economist, feel like there is one potentially two more rate increases before we have a cut. Not all, but many of the 1/3 of mortgage free homeowners are still spending - and benefiting from high interest rates. The renters are doing it tough, however there is likely a strong minority who have given up or pushed back their home ownership dreams and will spend money to enjoy life right now. People are still spending, maybe half the population as a guess. The third of home owners with a mortgage, are likely split with a minority buying investment homes, the majority holding on, then the 20% who are near or below the poverty line. Tax cuts will also give back some disposable income, and then tax returns will also fuel some spending. My completely unqualified two cents.

      I like when people have an opinion - when we're trying to predict the future, no one has a crystal ball! You're spot on though about the segment of Australians who are feeling the pain, which is the 33% with a mortgage, followed by the 33% who are renting. Tax cuts will provide a sugar hit but there are no free lunches - if we're being paid more then the government will find a way to claw these dollars back somehow and from somewhere. Time will tell!

      @@user-th8fn5kv6i Yes. The GDP trend is on its way down. We are already in a per-capita recession, but a full blown recession has been delayed due to high immigration, gov expenditure (NDIS), but that is not sustainable. So yes, we are headed into a recession in Australia and maybe even globally. Personally I think recessions are just part of the economic cycle and we should let it happen.

      @@randomstuff9322 - so many of the metrics and data are "lag" indicators and as you pointed out, we're in a per-capita recession. Definitelty worth checking out the Podcast interview I did with @AkhilPatel about the 18.6 property cycle - super interesting!

    I am 53 and retired at 50. 1 thing I did do to retire early was to get out of the 401K and IRA programs. Bought rental real-estate and I am now a Limited Partner in about 3500+ units. I do not work.

      I only contribute 5% to receive the full company match, and that's the extent of my participation.the 401K plan is structured to keep you working until retirement age, and fortunately, the government can't tap into it... yet!"

      My wife and I live off of our 401K. We don't work. I recommend highly to everyone to build your 401K or Roth IRA's as an alternate revenue stream in retirement to your Social Security. An observation on 401K's is when it gets over 300K it starts to accelerate. When you get over 500K it can really accelerate as the stock market grows.

      I gained insights into govt. actions from Monica Mary Strigle a certified wealth manager. Sh enlightened me on the benefits of long-term Treasuries nd alternative invstmnts, which the govt. doesn't publicly disclose. Recently, they've been investing in promising startups, bonds, digital currencies backed by tangible assets, nd precious metals, while manipulating stck mrkt decisions influenced by Congress and driven by recurring events nd consumer sentiment ovr the past five years.

    Shd we have the rent from seperate properties under seperate trusts coming in to one main SMSF bank account?

      Yes, that's correct. You don't set up a Bank Account for the Bare Trust, you only have your Bank Account set up in the name of the SMSF. The rental income will be paid into that SMSF Bank Account.

      You can contact agents directly to get details of the listings they have directly; there are a few websites you can check out too (I think my episode with Rob Flux he talks about these websites or he may have mentioned to me off air). My only thought here is - do you have the capacity to do this research work? If you do, then do you have the capability to spot investment grade and the competence to know which properties to shortlist and the confidence to negotiate? My 4 C's of property buying: Capacity - Capability - Competence and Confidence. Good luck!!

    In the 3 months since this video was produced, Perth has increased 6.2% and Melbourne has gone backwards. The whole idea that “employment or economic diversity” has any role to play in the value of real estate is nonsense. There is a shortage of available homes in WA and a huge increase in demand, combined with highest incomes in the nation. This guy would tell you to avoid buying Manhattan Real Estate because everyone works in finance and there’s no “diversity”.

      Appreciate your comment @jasontoheal. Spot on that Perth has been going gangbusters and Melb is in the doldrums at the moment. WA is very much undersupplied and seems to be look this way for some time. Demand is outstripping supply, with strong local incomes and high yielding properties making it attractive for investors - Perth as flagged by NAB for 20%+ growth over the next two years.

    My feelings are prices will continue dropping for another 8-9 months in Melbourne at least, -20%. We are almost half way to that already. But I also feel the recovery will be slow, depending on wages & economy, so buyers will return around end of 2025. A lot of vendors under water next year.

    "Like a giant Ponzi scheme" It is a Ponzi scheme. Wait until the US 10 year yield hits double figures by 2027. US government debt will hit $40 trillion by February 2026, and their interest on that debt is now their largest expense. The bond vigilantes are going to teach the US Fed and government a lesson they'll never forget. The belief that central bankers ultimately govern rates is a myth. Central bankers are only able to move rates in accordance with what the markets and business cycle allows. That is evident now, as central banks are stuck with stubborn inflation. Inflation is about to accelerate higher and will exceed the highs set in late 2022, thus forcing rates higher. As for supply, supply can turn on a dime, especially in market that has a excess of speculation. When prices finally turn and rates hit the teens, supply will become abundant.

    Over inflated property that is now out of reach for many and most of those who buy are mice on a wheel for 30 years (debt enslavement). A basic life need "housing" should not be an asset. The housing inflation is one of the main reasons for todays civilizational decline. People like this guy need to rethink their existence.

    Very interesting analysis and discussion, particularly with regards to what drives Perth property prices! everyone else is saying its population growth that drives demand/competition and therefore value of housing . but you are saying its employment in mining industry and therefore related to iron ore prices? Well, there is an almighty iron ore price crash coming due to slowing construction in china...........

      ​@@user-th8fn5kv6i chinese construction slowing down and will plummet in 2025 along with the commencement of first iron ore out of Simandou project ( the biggest untapped iron-ore reserve globally) which is chinese owned. low demand, high supply and competition with cheap iron ore is not a good recipe for WA iron ore

    I’ve lived in Sydney for 20 years and in that time it’s gone from an affordable and lovely city to a ridiculously over priced housing and crowded shit hole.cost of living is just so bloody over the top,We can’t wait to get out ASAP.

    Ive got a property under smsf which made signficant equity + 80k in smsf offset. Can i refinance to purchase another?
