      @davidang9660 There's a few components you need to compare, first is the entry price. If today you are buying Clavon, are you buying at a reasonable psf and quantum compared to Elta? If you overpaid for Clavon, then definitely won't be a good investment anymore. Second thing you have to factor in is when you do a rental play, after factoring rental transaction costs and monthly interests paid, is it more profitable than progressive payment structure for Elta? For 1 bedrooms, I might suggest you to look at properties closer to MRT and Clementi Mall for example. You won't really stand out other than being new, so to minimize vacancy, nearer to amenities could make more sense for 1BR purchase.

    Great analysis as always! What do you think of the other Clementi condos further out? Like Parc Clematis or Trilinq? Will they still have some spillover effects from Elta's launch?

      @@dabolvar Thank you! Hmm it really depends, but in the future if Elta hits the resale market and it creates a new high in the area. Parc Clematis and Trilinq will catch up with it. If you observed, even Parc Clematis also had very strong appreciation from 2023 till today. Which could’ve been attributed to Clavon’s recent sub sale and strong transactions.

    Good analysis. Between Orie and Elta for four-bedroom units, which is more profitable? Their living rooms are both quite small, will this impact their resale value in the market?

      @@MsCherylchen Hello! To answer this question, I’ll just use the comparison with the resale competitors nearby for each launch to determine which layouts and price points will stand out. For example, there’s a lot more 4BR layouts in Elta so not all will perform better than Orie etc. You can WhatsApp me for further discussion if you are keen to find out a detailed comparison between the 2!

    This Mr A is married or single? If married just decouple la. If no funds to decouple, then no need to talk about buying EOK. Anyway the likelihood of him getting a good unit and good price in EOK are slim. All good price units are already taken by vvip, multiple purchaser and prop agents in priority Q. Your client haven’t sell his unit and wanted to buy EOK is equivalent to playing with fire.

      @@benng7306 can decouple but only enough funds for 1 bedroom for EOK. So don’t really make sense here. Yea for EOK also too hot in demand, so a lot of the better units are snapped up. I also agree on the haven’t sell his unit and buy first is quite risky 😅

      @ there is not much demand for 1 bedder in D15. Your client would be better off by taking his time selling his 4bedder in bartley and use one name to buy a resale with another name buy a new launch. This also helps him to solve the renting issue while waiting for the new launch to top.

      @@benng7306 this one is also chicken and egg situation, previously he did look at Grand Dunman which was cheaper but that time his property wasn’t as high as today. Fast forward to today, yes he’s able to sell higher for his resale property but Grand Dunman has also increased price a few times. He’s able to save on rent if he choose to buy Grand Dunman today so it’s really weighing your options as well.

      @@cynricho6501 I’m also contemplating between TG/TC/GD last year. I did not get a good Q no. for TG and when it’s my turn, the psf is near 2600psf and I decided to walk away. I was thinking of waiting for GD but my gut feel tells me singhaiyi may not come up with a good layout for GD and thus, I did not wait for it. In the end after looking at GD floor plan, I was right.

    Just curious, why would you need to carve out a separate room for study when the bedroom has ample space to add a study table for the older condos?

      @@yeoingann hello! I think it depends on the usage of the family. For some of my clients, they have 2 kids requiring 1 room each and another room for the helper. If the utility room is given to the helper, then they’ll need to find other spaces for storage. And when you see Myst 1163sqft layout, it does fulfil the storeroom plus helper to stay in the study area. In this scenario, this makes sense to me. What do you think?

      @ I guess for the resale with the amount of space, there is a possibility to make the extra space if needed just costly in terms of Reno. More importantly, I am wondering what is the real allure of a new development that cost more but with just a 99 year lease, relative to its resale competitors which are 999 and technically cheaper in psf and possibly whole quantum. Any difficulty in resale in the future?

      @@yeoingann Yup exactly as what you mentioned, more costly in terms of renovations. I think aspiring young and new families, if given a choice will go for younger developments. It’s not just the lease is new, but everything is new from building condition, facilities, lower renovation costs overall. From my experience of selling newly TOP projects, they are definitely more well accepted and higher in demand when compared to an almost 20 year gap resale project right next to it. But every property has their own target market. You might not feel it’s worth it, for another buyer, it might be.

      @@iantan7460 Hi Ian! Welcome! 😊 Regarding Botany, a lot will lie on the entry price as well as layout. I think another factor will be the distance to MRT. Botany is slightly further away from MRT as compared to The Myst. So there has to be another unique selling point that is stronger in Botany to overcome this.

      Thanks Cynric! I was assuming that entry prices for Botany and The Myst are similar at $1,9xx psf. For Botany, it is nearer to a mall and has a better unit mix, with more than 60% catered to 3 bedders and larger unit types.

      @iantan7460 From my experience, for 3 bedrooms, especially for families with kids, the accessibility of public transport is quite an important factor as well as size. So if you already have bought a unit at Botany, just wait it out as the entry price is relatively safe compared to the other new launches that are much higher PSF in beauty world area.

    My view for Orie is that the 3bdrm dont have a platable size unlike EOK, either too big or too small, and will affect the quantum to enter

      @@sheryllim7896 hello! There’s still the 850sqft option for the 3bedrooms, I think that’ll still move well. But for the 4bedrooms here is on the higher quantum and PSF overall. Probably won’t move as fast as EOK!

    Something to take note. For the PSF gap for The Orie, I forgot to account for harmonization higher PSF. So the gap of $73 using $2700 have to be adjusted downwards to match the same sizing calculations for Gem Residences.     I walked away once >$2650. Freehold in town n new $2100/psf Sofia area.... USquare $3k/psf with the latest riverfront living n super ultra lux quality finishes....I bought it!!!!😂😂😂😂

      @@cynricho6501 Yes....thanks to your pre-buy video and a few other videos by other local property agents. I'm going into the deal with a clear mind and target. So immediately after EOK, in 1 day I visited few new/post launches and bought USR in less than 24hrs. I really like Union Square location (back "mountain" front water (somemore is Singapore's river of wealth : ), new co-living concept, premium address and most importantly - the luxurious fittings and finishes. I can't even pronounce most of the brands in it : ). Thanks cynrich.....will go to you in my next investment!!

      With this psf and quantum, you can get a FH 2b2b in TC within 1km to konghua during launch. If nearby FH and 99LH both at same quantum/price, I think it’s a no brainer.

      @@Jozeph-n2p if you have already bought in at this point, don’t worry too much. The 99% sold out at Emerald Of Katong does say a lot about its demand. Only time will tell if $2750psf is a good entry or not. As of now, I can only say there’s a shortage of supply in the area.

      @@benng7306 yes I agree TC provides a very strong alternative at this psf and quantum. Ultimately the distance to MRT and amenities in the area do differ a little bit. It will really depend on the individual if they can accept either location based on their needs.

      @@cynricho6501 in terms of amenities, TC took 5mins to reach kinex mall and the market. It is also walkable to nearby famous Punggol nasi lemak. EOK is not exactly near mrt. Many had tried walking and it took them 7mins. So it’s not true EOK has better amenities than TC.

      @@ngyewhien2758 Yup for that, I’ll have to measure what’s the PSF jump per floor for each stack. Which will make the video too long, if you have a specific floor you are looking at for most value, I can share with you in detail too. I have also identified that like at certain floors the jump is much higher, so going for 1 floor below the big jump is most value. So my general approach for the video was just highest and lowest PSF to keep it simple.

      Do note that ground floor is always hardest to exit despite its low psf. Most buyers avoid ground floors for a reason.

      @@brandontan2840 my own range was $2500-$2900 PSF for the 1BR at EOK. So the stock left is still not considered overpriced based on what was sold at Tembusu.

      Even if you get a 1b unit at 25xxpsf, Basically there is no demand for 1 bedder in D15. There are still many 1+S not sold in GD/TC. Will be hard to exit imo. That is also the reason why 1b is the last to sell in EOK.

      I feel There’s no need to do analysis for chuan park imo. The price are rather scammy. Developer price 2/3rd floor with 4th floor at a price gap of 130k to 150k diff. Don’t waste time on this project as the developer’s indicative price is totally off tangent from actual selling price.

      Those who bought in at 2800psf onwards are clear indication of fomo at work. EOK is a good project with efficient layout but it is only good for buyers who entered below 2600psf. Anything beyond 26xxpsf are not good price imo. Most good units with good price are already taken by vvips and agents in the first round, what is left for the public are more expensive units. Unless your Q number is 1-100.

    Hi Cynric, thanks for this. Useful information. I'm wondering how it is that with psf at $2.5k+ why would buyers not choose to look around at resale units? There are freehold units in Lor Chuan at $2.5k+ psf which would be a better buy than new 99 yr in the long term, right?

But for Lorong Chuan area, there is not much new freehold condos so for resale buyers they have to factor in renovation costs. You must understand the buyer’s behaviour in today’s market in order to plan your exit strategy well.
