My friend of 50 years own and runs 1st Cup Coffee (seen for a second at 1:40).
Thanks for sharing!
My grandparents had a house on harbor view drive for 60 years😢😢 I loved living here!!!
I grew up in Leonia from '74 - '83. Wonderful little town. Used to see Alan Alda at the corner market. I miss the old newsstand & Joe's Subs!
When I was a little girl back in the 50s and early 60s, we went to Asbury Park all the time. Such wonderful wonderful memories.
when walking to Washington, I used to stop at a corner market named Fishies
I also grew up in Bergenfield, I remember Fishes very well. How about Phil's Pizza?
I was raised in Bergenfield. I loved it.
It's a great town!
Avoid living near low income housing (fair housing). Filled with bullies and thugs. Practically a prison population.
Thank you for taking the time to comment, though I'm sure many would disagree with your opinion.
THE ABSOLUTE WORST THING I EVER DID IN MY 58 YEARS WAS MOVE FROM NYACK NEW YORK TO VALDOSTA GEORGIA. I AM PROBABLY THE ONLY PERSON WHO PLANS ON RETIRING AND MOVING BACK TO NYACK AND REJOINING MY BROTHERS AND SISTERS OF THE NYACK FIRE DEPARTMENT.
It's nice to see other parts of the country, but Nyack is pretty special so I don't blame you!
I went there when it was a ghost town
Thanks for sharing.
So Leonia and Fort Lee is the same correct? and if so what is the difference?
Leonia and Ft Lee are the not the same... no two towns are exactly the same. The obvious difference is population... Ft Lee is a much bigger town with close to 39,000 residents while Leonia has about 9,000 residents.
I have zero interest in buy a home in NJ. I’m only passing thru NJ as a traveler but am interested in learning about the market as I am a real estate investor. I just want to call out, the content you put out is 1000% more informative, interesting than any real estate content that’s out there. It has a bit of everything: history, regulations, financial planning. Keep doing this.
Thanks for watching and for the kind words. Appreciated!
why would the seller make the CO on the buyer?
Distressed properties and knock downs often put the CO on the buyer. Some buyers will also take on the CO to make their offer more attractive.
@@TeresaLovesNJ Awesome video, Q: Do those knock downs use standard NJ realtor contracts, with AS IS clauses removing the seller's obligations to cure all the systems and provide the CO obligation on the buyer, or do they use their own customized drawn-up contracts by an atty ?
@@LJ-jq8ogIn NJ, the buyer agent will usually use a contract template with the terms (in your example perhaps "strictly as is" and "c/o responsibility of buyer") and then submit to the listing agent... once the offer is accepted, it goes into "attorney review" where further terms may be added or removed by the respective attorneys in their "riders." Once everyone is in agreement, the transaction will go into "contract."
@@TeresaLovesNJ 🙏 Teresa: Teresa just so I am following you... In the context of a "tear-down or knock-down, AS IS with CO on the buyer," you would still use the standard "NJ Realtor Form" and just execute the SECTION 16D "As Is" paragraph, and then add any other unique relevant terms as "riders" into that same standard NJ form contract ? I think I have already answered my question, that one would still use the standard NJ Relator Form, for "As Is" sales or purchases.... For a moment there I had over-thought it, and believed that one might need to use a separate different drawn-up special "as is" contract. 😊
I went to hoover then rwb then bergenfied high school class of 08 called governors now
Thanks for sharing... and watching!
*Tappan Zee Bridge
ok
the albino man is very real...i saw him twice!
Thanks for sharing!
Too much money in taxes for a house that already own.
Thanks for sharing! The general tax rate in Alpine is one of the lowest in NJ.
If you're not an obscenely wealthy "progressive" you're not welcome in Alpine. Luckily,no recent "immigrants" have been dropped off in Alpine as was the case in Alpine's "sister city",Martha's Vineyard, not long ago.
Thanks for your opinion, however, census information does not support that viewpoint. Secondly, Martha's Vineyard's year round population is ~23,000 while Alpine's year round population is ~1,760 and Martha's Vineyard is a vacation destination while Alpine is not, therefore they are not comparable nor sister cities.
@@TeresaLovesNJ The two aren't similar statistically but the "zeitgeist" is identical. Just sayin'....
Understood. Thanks for taking the time to comment.
Here is a bit of Tenafly history that not too many people are aware of. At one point, for many years, the 'father of the electronics industry' in South Korea lived in Tenafly, up near the JCC and St. John The Theologian Greek Orthodox Church. He was instrumental in getting 'Goldstar Electronics' going, with HQ in Englewood Cliffs. Later on, the company morphed into LG Electronics! I would imagine his name is well known in South Korea. I won't name any names.
That's a great piece of history! Thanks for sharing!
Tenafly was 'Camelot' back in the day! I'm 61 now, but grew up in Tenafly in the 60's and 70's. What a great experience it was, especially before all the 'McMansions' were built. It was more inclusive back then (rather than exclusive), and now, it seems the town has 'lost it's soul' in so many ways. But my parents did well - purchasing their home back in 1967 for around $40K, and selling it a few years ago for $1.4 million!
Tenafly has always been a great place to invest in real estate. Properties tend to hold their value. I'm glad your parents did so well. Thanks for the insight.
raised in the Nyacks, 1955 thru 70 and on and off till 1986. Nyack was a great place to live,WAS! Now drunk 20 plus nothings run the town, too many bars, not enough cops, shootings murders, gangs, that is the REAL NYACK as of 2022.Local cvollege pulled out. Nithing but Manhattan North now,it sucks.
Niche gives it an A rating. You should visit again! www.niche.com/places-to-live/nyack-rockland-ny/
Laughably inaccurate.
What are you talking about?!!
Talk about car insurance how were the highest in the country?
Thanks for commenting! We are actually 7th in the country. Here's an interesting article on how that is determined... you'll note we have the highest income along with NY... because NJ provides lots of well paying jobs! www.experian.com/blogs/ask-experian/research/most-expensive-states-for-car-insurance/
@@TeresaLovesNJ Florida has cheaper insurance doesn’t matter where you live in Florida
hello from Hollywood Joe
Hello to you too. Hollywood is a long way from Piermont and Nyack!
@@TeresaLovesNJ " Hollywood is a long way from Piermont and Nyack!" Is it though? So many movie scenes filmed there..
Ya Paterson waterfalls are nice as long as you stay within range of the car
They are beautiful. Great for a picnic in the warm months.
I live 15 minutes away ma’am . I’m 28 . Maybe just maybe , i may know enough to comment with certainty . You’re removed from reality if you think it is a safe area to picnic ever
@@AlbinDavidN I am planning to visit the falls this summer. I will report back!
@@AlbinDavidN Update: I visited the Paterson Falls today and it was perfectly fine... there were park rangers and a youth corp and lots of tourists visiting. There is a self guided tour and a guided tour daily at 2pm. Another place to visit while there is the Paterson Museum... a few steps away on Spruce. I went there as well. As with any public space, be aware of your surroundings and avoid remote areas.
Great video, thanks for sharing. Just as an FYI, there is a minor typo in the url that lists sex offenders. In the video, there is an extra "N" in the URL, it should be "NSOPW" not NSNOPW.
Thanks for watching and for your eagle eye on the typo!
who's here after watching what Chris Rock Said about Alpine
Chris is a local celebrity.
I love the parks
Thanks for watching! I love parks too!
Gotta Love Teaneck it will always be Home for me. Nowhere can compare #teanecklover
Yes, you and so many others. A GREAT town!
Which one is better ?
It depends how far you'd like to travel and what additional amenities you want. It's really a personal choice, all three are great, imo.

Thanks for watching!
Great video and information. My dream town to live in. Blessings
I don't blame you... it's a beautiful town.
Stop using Realtors.
Because.....?
Thanks for sharing! I'm curious if most NJ beaches allow people to swim in the ocean and enjoy the waves? Does it vary from beach to beach? I'd like to visit an NJ beach that does allow light swimming this summer without lifeguards interfering.
Thanks for watching! When lifeguards are on duty during the summer season, they want swimmers to stay within their flags. I believe it's not illegal to swim without lifeguards off hours, but it is not recommended.
It’s a beautiful area. I’m a lifelong NJ resident and the entire area is wonderful to visit.
Thanks for commenting! I couldn't agree more!
If you've been to Asbury Park, please share a recommendation or memory!
Thank you for this great video! I am considering buying property in Teaneck, and your video answered a number of my questions. 🙌

I lived on Van Orden Ave (1992-2002), and I completely rebuilt my 1929 gable roof home. It took me a couple of years to fix but I brought it back with all its charm. It was a great place to live.
Thanks for sharing! There are so many beautiful older homes in Leonia. I'm glad you had the fortitude and patience to rebuild yours!
I went to Franklin from kindergarten to third grade and then went to Lincoln from fourth grade to fifth I’m currently in RWB that’s school is crazy
Thanks for sharing your experience!
I was born in piermont but moved We visited piermont very often when I was younger As I got older we wouldn't go as often anymore Now it's been years since I've been there and I miss it a lot This video was unexpectedly emotional for me:( Such a beautiful place❤️
Thanks for sharing! Things have certainly changed, but many aspects of Piermont have stayed the same and make it a pleasure to visit!
Grew up in Tappan, right next to you. Living upstate now.
I remember my parents taking me up Ocean Ave and looking at Manhattans skyline for a dime. Our family ate in the Highland often. The Hofbrahouse was an awesome place not just to eat but the walls spoke to me. I grew up on the beaches of Sandy Hook. I remember exploring the old gun terrets and yes there was/is a nude beach. Several Go Go dancers really made up the majority. This was pre tanning beds then. So I went with a few dancers from there who knew a shortcut. I did get burned if you know what I mean. They already had there base coat lol Sandy Hook was just a fun place and the North Beach and the Seagulls Nest were filled with beach goers who were already inebriated. The 80s we'd pop open my IROC and tap a get and blast tunes. The rangers never bothered us. They never rebuilt it after Sandy but i hadn't been there since the early 90s.
Thanks for sharing your happy memories!
What's your favorite swim club?

I lived in Leonia for 7 years and now I have returned to Korea, but I really miss the town I want to go back to Leonia is really quiet and I love to live.
I don't blame you! It's a great town. I hope you get to come back! Thanks for commenting!
The times I've moved have gone off without a hitch... do you have any moving stories to share?
Credit score? What a scam in itself! So what they are basically saying is "Now that WE control the food you eat, we control how you live, and who has a roof over their heads. We also create the laws to clean the scum off the streets by calling the 'homeless' vagrants!" I've gone through my entire life not giving a single care to my "credit score". When I pay something off, it's not because I care about some score I do not even have easy access to, but because it's the right thing to do. Corporations can go and jump in a lake for all I care, it's just sad how they control us through Property Management companies. There are more CROOKS that wear suits and ties working in office buildings than can be found out on the streets at any given time of day.
Thank you. I appreciate your taking the time to comment!
Thank you for the precious information 💕
