    My dad has done this before. He rented to a lady with 5 dogs. The the viewing, she told him about the dogs, and he said I want to see how they behave. So without giving her any time, they drove over to her current place. The dogs were all kenneled when she was out. The poace was very well taken care of.... Except the lawn was dead from not watering. A year later my dad's house was well taken care of, and the lawn was dead. (It came back eventually with lots of water)

    i do understand the concern from the landlord, but that is making assumptions that the person renting has a home to begin with. Anyone can fall on hard times at any point, stay humble folks.

    Id say that in exchange, I want to see the landlord's rental and eviction history. Why should the tenant be taking the risk of moving into a property they can be evicted at no fault just a few years later?

    I get the landlord's intentions and personally, if it gave me a leg up to secure the lease on a property I really wanted, I wouldn't have a problem with it, so long as it were a walk through and not them opening drawers, closets, cupboards etc... However, I'd have to have a conversation about how much and how frequently the LL would be expecting to come and "view" his property, once I've leased it. And I would DEFINITELY make sure the Lease includes that information and I'd make sure he knows his access rights and my privacy rights, legally. However, I think most folks would find this too invasive and it's not really necessary if you have been a good tenant, then you will have good references. A two minute phone conversation, or an email exchange to your current LL and previous ones, would provide the potential LL all the info he needs, including how well you've maintained the property. To those who might say "Tenants could be giving false contact info.", the LL can go online and confirm the owner/LL of the property you are currently leasing, as well as the past ones provided in your references, so they know your references are legitimate. What this really brought to my mind though, was that this LL must have some PTSD from previous Horror-Tenants. Poor dude.

    I would not let a rando into my space. This landlord is trying to make money off of this but acts very entitled to the tenets life. That’s the risk he takes as a landlord and hope he gets a hoarder with behavior like that.

    I am completely proud of the landlord going the extra mile to find a VERY CLEAN tenant. He's obviously been badly screwed over before. You're being way too critical of the wine, Lord and it's none of your business.

    A friend of mine who also wants to know this, has them fill out an application to rent and then goes out and looks inside their car. If they're a slob, it will be reflected in the state of their vehicle.

    Steam clean everything, make sure carpets are hoovered and clean, clean oven and white goods, clean light switches and plugs, ensure skirting, doors and architraves are cleaned and touch up any paint, dust and clear cobwebs. Do this even if the property was not cleaned or paint touched up as it is the tenants responsibility to leave it nice for the next person and also to ensure that the letting agent doesn't charge for things they do not actually do. My landlord was told the carpets were cleaned before i moved in and they were not. Also, how do you know that the letting agents are not charging for things that they have not done. Always take a video of the property when you leave as letting agents can give tenants a bad name.

    Yeah, cool. I’m a landlady and think it could help to eliminate any possible disaster tenants. AND help discover the possible awesome tenants. If their homes are in perfect order, they will want to impress you. And show off what s say good tenant they would be. ALSO it shows they are highly agreeable. A great quality in tenant. A lot of people would be affronted by the thought of it. It would also be a chance to get to know them. Mmmm. Thankyou for that.

    I heard this story a long time ago, my friend who eventually rented a place after agreeing to let the landlady see how she lived, rentals where really hard to find so she didn't have a lot of choice; I completely understand, some people are gross, I'd do the same.

    I truly believe the Landlord is correct in what he wants to do because so many people get screwed on properties because some of the people that move in treat it like crap sometimes and the landlord has to pay a fortune to fix it. I don’t blame him one bit for wanting to do this I support it 100 hundred%!

      I truly believe anyone that sides with a landlord is stupid. Every single landlord earns more money and value every single month while renters lose money every single months. Should people take care of where they are living? Yes, but for the sake of their landlord? Fuck no!

      @@shaibinantony3496 the average time for conveyancing in the UK is 90 days. I would allow an extra month for listed buildings. However, if there is a chain, or any mortgage complications, this might be longer.     Great advice! Basically saying, stop taking life so seriously, it's not that deep. The best advice I can think of is.. Buy the worst house in the best neigbourhood. It's good advice in some cases but not all.

I am torn between serving section 21 or increasing the rent, basically I realised I’m renting my flat which I didn’t increase rent for 12 years and is worth 80% more in rental market… I feel bad increasing it to rental market value because it’s a lot and at the same time I have a tenant who is a pain and I’m scared he goes against the section 21 because I didn’t share all the gas certificate and rental guide when he came in 4 years ago… I just want it to be managed by an agency because I live abroad and it’s challenging for me… do you have any advice?

    Great thoughts on the due diligence required for buildings of historic note, any thoughts about similar needs when the house comes with a significant amount of land (also of historical note) and water-features etc. I gather that there will be local TPO in place and a certain amount of wildlife/environmental needs to consider.       Not really. Mortgage rates have doubled within 2 years, while tax has only increased for landlords a small amount over the last 10 years.

      @@tomsoaneofficial when you can’t offset mortgage interest it’s increase is exponentially worse. The Tory’s introduced section 24 when rates were low. So I strongly disagree with what you are saying. Doesn’t matter if that tax has increased or not. It’s enough to turn many small landlords into loss making territory when before they would have broken even. I am yet to meet a tenant that understands section 24.

      @@tomjones8715 But you said it's "not the rates, it's the tax". I replied to your exact point and told you that the mortgage rates have had a much bigger impact on costs than section 24. It's not my opinion, it's just the fact and you can't disagree with a fact. The tax increase is somewhere between £20 and £50 extra per property for a standard private individuals,. Whereas mortgage rates have doubled which is more like £200 to £500 extra per month.

      @@tomsoaneofficial as a landlord if I can break even I don’t care… You cant break even with rates as they are coupled with section 24. Well you cannot in the south…as an unincorporated higher tax rate landlord. Let’s face it that is most landlords. I am adamant that the point is the tax is the issue for most landlords. Hence so many small landlords are selling up yet larger landlords are coming in. The fact I pay a higher rate on the properties I own in a limited company compared to those in my own name proves this! This is why section 24 came out and I sold half my portfolio in Portsmouth and invested it in the north east. I stand by my point…for small landlords tax is the biggest issue as they cannot offset a rapidly increasing cost. Without section 24 those landlords would be breaking even at least. Let’s not forget section 24 was introduced when rates were historically low. And has not been revised. It’s also why so many people are moving to SA…because of the tax issue. Thankfully we can agree to disagree. 🤙

    Does your country not have increases to help with inflation? My rents went up by 6% or so this year Doesn't match the 10%+ inflation but it sure helps

      There is no limit to how much you can increase, only good practice and fair market value. There are some restrictions on the number of times you can increase but that’s different. Where are you?

    So for example if you've got a tenant and she's paying below the market rent and the reason why you want to evict her is because you know she can't afford it even though you increase the rent which you're allowed to eventually she'll be in winter is and then it will go through section 8? Or you say you want to sell your property you put it on the market for a big price take proof that you've tried to sell it you couldn't sell it and then you put it back on the market to rent again? End of the day marketing a property doesn't guarantee you can sell it either ? What would happen in the lateer scenario

      Thank you because landlord could say they want to sell basically to increase the rent.. try to sell reject all offers put it back on the market for the real rent in my particular case it's an extra £200 a month, not saying I'm going to do that but that's the situation

    the average person does not need a mortgage advisor unless they have complicated financial circumstances... just stick to the mortgage comparison websites... they'll give you the same/better results...
