    Cap rates do not measure return! A cap rate will be the same if you pay cash or finance 100%. Cap rates come from an income approach to value in a process called direct capitalization. In a 10% cap rate market investors have paid $10 for each possible dollar of NOI. In a 5% cap rate market they paid $20. You cannot tell which market has the higher return. Debt is not a flaw of direct capitalization. As I stated it is only used to value NOI.

      That is partially true and partially not true. As we stated in the video, cap rate does not equal ROI, however it is still a measure of the return that needs to be considered when evaluating a deal.

      @@Walina1001 in your own example, you stated investors pay $10 for each dollar of NOI in a 10% cap rate market. That $1 is a return on the $10 capital requirement.

      @@TheRealAustinHair No, you still have it backwards. The $1 is just the possible NOI. The variable is what it will sell for. In a 10% cap rate market it will sell for $10. That is what the investors in that market think it is worth. In a 5% cap rate market that same possible dollar of NOI is selling for $20. That is the income approach to value called direct capitalization. The income stream (NOI) is being capitalized into a value. Investors do not pay twice the amount ($20) for half the "return" (5%).
