So condo associations can continue to neglect 1 or 2 story condos. 🤦🏼‍♂ What's worse...having to pay for years of neglect with a special assessment, or living in a neglected condo? Here's a clue folks...you want to live in Florida? Single family home, slab foundation, concrete block construction, NO HOA! RUN AWAY from anything else.

hi @kingfergus it depends on the building. There are 8 different condo associations in Bird Bay. Your homeowners insurance will only need to cover the inside wall to wall and your personal items. HOA covers all exterior insurance.

hi @mattf3348. The HOA is pretty in line with condos this close to the beach. And this community offers many amenitites.

hi @miketrusky476 These homes are new so are built to current code. They are also built up so they are not in a flood zone.

I think as she mentioned these homes are built in compliance with new codes and I assume they are hurricane resistant plus on a flood free zone and best of all No HOA

hi @darin939. We are making a turn on insurance rates. 10 companies have announced a 0% increase and 9 companies have filed to reduce their rates!

You need a new or newer roof with a third nail. wind resistant windows, entry doors, garage door , etc..in order to get a decent insurance rate. Many people looking in Florida are not aware of that. I feel the realtor should let the prospective buyer be aware of this.

hi @johnnybgood3909! The issue with property taxes is tied to the fact that home prices have increased so much over the past few years. The property tax rate charged by the county has stayed steady

Hi @algernon5776 The current monthly HOA is $146.80 and includes your personal water and sewer. Estimated homeowners insurance is just under $1000/yr. Would you like some additional information on the community?

hi@lauralynch9469 You are paying for the waterfront property. There are many homes in Punta Gorda at this price point that are larger, but not on water.

Hi @judyfabion8849! Our videos of older neighborhoods do have the HOA fee, however, so many of the newer neighborhoods have fees that are changing. Was there a particular neighborhood that you wanted more information on?
