The upside of Conchas Chinas and the Orchid, specifically, is the stunning location with the tidal pools and the privacy. Probably one of the best "settings" in the entire Bay. The downside is the lack of amenities within walking distance (uphill) -- no real markets and only one restaurant a bit further down the beach (rather mediocre). Nate is correct is saying you can walk to the romantic zone but you do have to go up and over the famous "rocks" and onto Los Muertos beach for a few hundred yards before getting back on concrete by the Mantamar -- it's doable during the day but not at night for dinner. The downside of this condo is the super small primary bedroom without direct ocean front access.

Nice video! How does the elevator system really work? I assume your card or fob takes you directly to your unit, but what if a stranger is on the elevator with you? Wouldn't that be awkward to have visibility into your home? @RealEstateNatePVR

Yea if there is a “stranger” in the elevator with you they would be able to see into you’re home when the door opens - but the nice thing about this building is that there is a separate service elevator for all deliveries, staff, and non residents. So the only people you will see in your elevator are your neighbors and there’s a great little community here at Icon.

I just did a few weeks stay (in May) at V399. My rental was exactly the same type unit. I love the building and the location is absolutely perfect!! Highly Recommended! I have a question Nate...What is up with the 1 bedroom 2 full bath concept? I can understand a full bathroom in the bedroom and a powder room (1/2 bath) if your guests want to use the bathroom. But why another full bath? When I stayed in the unit, I never even went in the other bathroom. I'm coming down in September and I have rented a historic townhouse in the old US Consulate Building near Elizabeth Taylor's house...Should be fun!! Love the Videos!!

Yea I don’t know, it seems like kind of a waste but I guess it would be great if you have a pullout couch or have more than two guests staying in the condo. But yea when there’s just a couple or single person it’s kinda unnecessary haha

$590,000.00 ??? Seriously ??? It was not that long ago that , that kind of cash would get you nearly twice the space . Over a half a million bucks and you only get a handful of tiny rooms and don't even get an ocean view now days . BUT if you have deep pockets and seek an income producing property like Airbnb This might be Ideal . it's a very good location to the beach & gayborhood . it would take 7 years to break even with what you paid and your rental income pure profit
@@YesItsMeGuys68 yea the romantica zone has exploded so property value has continued to rise over the past few years! There’s definitely other areas of PV that are cheaper, but if you want the benefits of the romantica zone it’s going to cost you
I appreciate you actually taking an extra couple of seconds in the kitchen. The room that would cost the most to renovate if needed would be the kitchen and yet, so many UA-camrs just “fly” through the video with their cameras, almost like the kitchen is an afterthought, or something. . @@RealEstateNatePVRconcerning the HOAs, I am not sure if you mentioned we have an elevator, a new amazing water filtration system, emergency power generators for common areas, and staffed 24-hour security. I have lived here over 3 years and wouldn’t trade places with anyone in PV. The location, quality of the building, the caring and efficiency of having security is amazing. I never realized how important all that is until you face a situation like major storms. It’s nice to have people to care for you and your building. Something as simple as ordering from Amazon becomes easier because there is a person 24 hours available to receive the order. Thanks for making the nice video.
