    Your insights are so thorough and thoughtful, Mitch! Thank you. So many moving parts and so many unknowns! I especially appreciated your comments about expectations and quality of living. I don't know that it's necessarily a negative since the IG dreams that we think we want may not make us happier, and maybe living with extended family would bring benefits to our quality of life. If we have a roof over our head, we're pretty lucky.. Thank you again, I appreciate the hard work you put into this video and the blog too.

      Happy to share Con, there is a lot of great debate footage being circulated this year on UA-cam which I'm happy to see. There was a great debate on homelessness the other night posted by All Saints Church. Hopefully these interviews help people get a bit more personal with the candidates!

This election is critical that everyone's voice is being listened to and represented by Council and the Staff at City Hall. It's been an old boys club far too long.

      @@ConstantineIsslamow Hi Con, yes I think that some of the potential changes that could happen within the council are as important as who is selected for Mayor. There are some councillors in particular who have problematic in regards to blocking new developments that would add housing supply.

    Mitch, regarding the 20% lower price currently versus the peak in Feb/March - are you seeing unevenness in house sales (i.e. some curious prices higher or lower) or would you say it's more an across the board 20% reduction. Perhaps there is always a degree of unevenness but any observations would be appreciated!

      Hi Julie, thanks for the support. The most basic observation I would make this way is that high end properties above the million dollar mark seem to have taken a large brunt of the blow, and stuff down towards the low end ($450,000 - $550,000) has not gotten compressed as much because even at the new interest rates it is still a very in demand price bracket.

    If you didn’t mention climate change, you would have gotten my vote. Climate change is a farce. Respectfully, it’s called cyclical climate change, been going on for 4.5 billion years. Your an honourable candidate, but our money could be well better spent on, addiction recovery, homelessness and downtown revitalization.

    If you go up too Huntsville anywhere up north you will not see the drug use you see down here. I have friend who lives he told me that they crack down harder on opiods up there and dont just give it out at methadone clinics and safe injection sites so they all come down this way. Meaning we are only giving use positive reenforcement. We take away methadone clinics and safe injection sites I bet you the issue becomes better because they will go somewhere else to get easy opiods and we can make DT great again. But until then DT has just become a slum.

    I think this would be a wicked idea. As long as the city services can support the amount of people using them in that area (which I’m sure it can), and a viable business model can work then it would really help the homeless which in turn helps the PTB community and potentially help draw more people to PTB because of that which has tons of economic benefits long term

      Hey brother! Yes the cost on the city is already huge, the drag on the police force alone his huge. The number one fear is that it would turn into a slum. We should both hop onto a viewing of the tiny homes success story documentary in Texas sometime to see that working example. I wonder how many in the community were addicts vs just low income folks ect and what the mix was there to try to make sure theres some positive mentorship and guidance in the community to set a positive tone and keep a good culture.

    There are so many young people who would love to own their own place, even if it's tiny. Although I have empathy for homeless people, I also have empathy for working couples who cannot get ahead. It would be nice if lower income working people could buy these tiny homes as a stepping stone for getting in the market, but I realize that doesn't help homelessness at all.

      I imagine it would be good to have a mix in order to keep the culture of the community a little more progressive, but I'm not really sure as I'm just at the start of trying to understand how the dynamics of these things work. Thankfully there are a few successful models they can follow, but there are also many that have not worked out as planned so it needs to be done with a lot of intention and planning that is for sure!

      @@patrickwalsh416 Hi Patrick, thanks for jumping into the conversation! The nature of your feedback has been a recurring them in terms of most peoples concern that tiny homes are an inefficient use of resources vs building up. I will be in conversation with the group from PATH again in the near future and will be relaying these concerns. I believe the idea has started with tiny homes primarily because 1) there have been successful examples who have done it this way and 2) it is much more temporary in case of a loss of funding or / general failure of the project, in which case the time and effort put it is not wasted as the units can be transported to another location. If your interested in updates I'll plan to post a status update at some point later this summer, and I love to hear the comments in the meantime. Cheers, Mitch.

People further away will be all for it but vis versa and if they decided to move it closer to people who were originally for it they will come up with excusses to why it shouldnt be near them.

      @@treynolds94 Yes its very difficult, no location is ever the "right one" I personally don't have much insight on case studies of what makes for a good or bad location for this type of thing and or what the success / failure rate is of these types of projects but I'm working on learning and have to believe that some solution is better than none.

      @@mitchclearyPTBO I dont think anyone really has any insight. Working within group home environments I know one client can bring an entire house down. The more homeless you have in an area the more chance of having someone that is homeless because of a criminal mischievious behaviour effecting the entire area and community in which they live. But not all homeless individuals are bad people but bad people are homeless so gives a bad name. People think of homeless they think of crime amd drugs which in most cases is true but not all the time. No one wants to walk outside there home and see drug use or crime.

    Hey Mitch, commenting to help you with the algorithm. First time home buyer trying to get in anywhere.. I mean anywhere 2 hours away from Toronto, in Ontario. Really enjoy your no BS take on the market. If you were in my shoes, and had to move within 2 months (landlord is kicking us out to rebuild the house) would you sign a 1 year lease wait and rent , or get in at 4.5 fixed? Been looking for 8 months, finally prices dropping but I have to make a move asap !

    Inventory is wild…at times last year I couldn’t find a house or two for sale in the north end that were comparable, now there’s like 20. Wouldn’t be shocked to see those houses go to 450-500k. I definitely agree the demand is still there….everyone is just on the sidelines waiting for some type of stability. Regardless of price, when you boil it down, how many people or couples can afford 3k a month for a mortgage? There’s a ton of people. So I don’t really think affordability will ever move due to interest rates, we need supply.

    I bought a 1800 sq ft detached house in peterborugh. It’ll be done next April. I am hopeful the market will correct by then. I personally believe people will adjust to inflation, wages increase, government will never deliver on housing fixed and immigration will call for housing.

      Hi Yan! Thanks for chiming in. The rental market is surging while everyone sits on the sidelines, which supports the case that the housing crisis is still in full effect. I do believe once the new normal has been established for interest rates, people will be quick to bid the max they are approved for once again. I agree that government won't fix housing and high immigration is inevitable!

    Awesome video Mitch! My prediction is prices will drop as rates rise and I think that will be the next 6 months with a then leveling off period for another 6 months and then most likely a rise up again after that .

      Yeah I agree as long as their signalling that rates are definitely on the rise, the buyer confidence will be shaky. Thinking about 6 months of price decreases seems like a long time, I'm certainly interested to see how many months in a row our inventory can continue to climb because the rental market is going crazy which indicates the housing problem is still alive an well even though people are hesitant to buy!

    I think It will drop alittle more over summer but come end of year into next year it will plateau as things get back to normal people firguring out spending habbits cutting cost looking at the bigger picture and looking into the future. People take time to adjust. Once people get their priorities on track and go back to wanting a home and actually wanting to work towards that goal only then will it start going back up. I give it next spring prices will slowly be start creeping back up.

      Yes I think we are going to overshot a little bit based on fear, and things will drop a little further than what is warranted from the interest rate increases. I think as soon as The BOC makes any mention that they are nearing the end of their tightening, things find their floor and inventory starts decreasing again.

    I love the multi cultural topic brought up. I was out for a drive a few weeks ago and while passing Morrow Park saw a group of guys playing cricket. I decided to stop and watch for a while and I found it really interesting to be sitting at Morrow park watching cricket that in my 27 years I have never seen been played other then on TV. I love how people are bringing in new things. I bet it won't be long until we have a Peterborough cricket team.

      Yes its certainly changing quickly. We as one city alone cannot absorb all the growth on our own it needs to be a province wide effort, but as we continue to talk about, more midrise is inevitable!

    I live on Vancouver Island, and prices in Peterborough seem like giveaways compared to our market.. can't get much of anything for less than a Million dollar Bill here.. BUY in Peterborough now while it's still cheap.. lol

      Hi Ferris - I've got some family out in BC, one uncle who lives on the Island. Everyone always wishes they could go back and buy at old prices. I think as long as someone has the long view almost all Canadian real estate is still a win at current prices. That being said we have seen a significant correction already this year and theres a chance we see it go further yet...anyone with a short term view might want to hold off to see where the new normal lands!

    We just need rail travel. 🚈 Also better city transit. Electric buses, street cars. Let's go. I could go on with so many issues with this city. Many people I know don't feel safe walking around at night especially downtown. As a kid myself and neighbours would roam the streets, late night bike rides, exploring new places. Now no way in hell would you see me downtown especially at night unless running to a restaurant and running back to my vehicle to get out of DT. But yet we keep promoting drug use and bringing people under the influence of drugs to DT which now we know with the Kevin Chan case being under the influence is a defence to murder or harm to others. We need to bring useful members of society to DT not homeless and drug users. Not every drug user or homeless individual are bad but some no matter how much we want to help some don't want to be helped. We have some many resources already that if someone really wants help they can get it. We are actually just making the problem worse by accepting and allowing it.

      @@mitchclearyPTBO we need to focus on the drug use. It is honestly just getting ridiculous. We are acting like we can get drug use to 0 at the expense of contributing members of society. We have how many methadone clinics in this tiny city how many overdoses. If your overdosing weekly you don't want help. Dying and being brought back should be enough of a wake up to stop but yet they continue cause they know they can. To get the next fixed they rob assault, and steal property of the people. If you try to stop them your the one that gets in trouble. Case recently with the off duty officer stopping that individual stealing and breaking a vertabre. Dont do the crime if not willing to deal with the consequences. We're becoming way to soft which is only making things worse. A safe injection site is not going to make things better. I will defs not be going down town with the drug zombies walking around. I guess DT will be great again to those using. We're just shooting ourselves in the foot.

      Yeah things are really getting nasty in the stock markets and crypto world won't take long for spill over effects from that to start altering real estate decisions and compounding the downward trend we have going.
