      All apartments are fully equipped with good quality wall-attached furnitures (closet, all electronic devices such as air conditioners, full kitchen with stove, oven, etc., complete bathroom setups, lighting system, etc.), but no loose furniture such as table, bed, tv, sofa, fridge, etc,

    vietnam government need to offer residency for foreign investors to make it more attractive. The price comparing with neighboring countries like Thailand, Malaysia or Indonesia is not attractive. Maybe locals are making tons of money and have nowhere to put their capital to work. As an international investor I hesitate to put down $4m in a beach front villa near HCM where you can buy real nice development by 4 seasons in Hawaii. It just seems labor cost is so cheap and raw materials are inexpensive so the developers must be spending more on advertising and agency fees than building cost!

      Thank you for your feedback, Steven. Price of Vietnam property varies depending on locations and quality, not all properties here are expensive, you can find something decent at USD 2,500-3,000/sqm in HCMC (For example District 7, or 9). In my opinion, when it comes to investment, it's not about the entrance price only but more about the potential of capital gain. Vietnam is growing fast, the government is putting great effort in building infrastructure and planning new organized residential communities to help the grow of the real estate market. Locals are earning more and more these days and many can afford the current real estate market price, mostly for the purpose of buying to live, not just for investment, I'm confident to say it is a healthy balance of supply and demand here. For investment, most locals are happy with a stable appreciation of 10-15% per year (some areas however can do much better 20-25%/year), plus a rental yield of 4-7%/year; About beach property, it is mainly for the purpose of leisure/ lifestyle investment, as "vacation home" so called - And it totally depends on the taste of each individual - some like Vietnam, some like Thailand, some like X style, and some like Y style, therefore I think it is a bit subjective to say which one is better. And just to have a little adjustment here, price for a beach front villa near HCMC is not anywhere near USD 4 million - but reasonably USD 1-2 million - of course varies depending on different projects and locations. We are selling quite a few beach front villas in Ho Tram (Angsana, Ixora, Sanctuary, etc) to mostly locals, and have not received negative feedbacks so far. Above is just my personal opinions and I'm not saying who's right and who's wrong, it is, again, subjective. But as a local agent, I've witnessed the positive performance of the market and I do strongly believe that Vietnam is continuing its great path for at least the next 10 years. Cheers!

      HuaHin condo market has gone sideways for over a decade. You’re lucky if you can recoup your original investment, after 5 years, after tax & commission. VN’s economy is growing much faster than TH, which should mean Moore property appreciation.

      @@rgold770 Foreigners cannot own land in Vietnam. For landed villas/townhouses (within a compound) foreigners can buy under 50-year long-term lease. For apartments, foreigners can buy and legally own the property.

When it comes to property capital appreciation, Vietnam has been doing impressively well, especially high-end properties located in strategic locations equipped with highways, ring roads, metro lines, and newly developed organized residential communities. 10% a year is possibly the lowest, some areas such as district 2 or district 9 can go up to a "wow" percentage of appreciation a year at the current time.

      I believe it depends on location, quality, and other criteria to judge the price of a property. Most high-end properties in prime locations are not cheap, but I’m confident that it is cheaper in Vietnam when reasonably compared to Thailand, Malaysia, or Dubai.

      @@almr123 Vietnam real estate has increased in price quite fast, and yes there are certain properties priced way more expensive than they should be, especially those with brands. However, most properties we have been selling are reasonably priced, and the fact is proved by the absorption rate, not just from foreign buyers but mostly from local buyers. Ho Chi Minh city has become one of the fastest growing cities in Asia, so we gotta accept that property price will also appreciate as fast.

So far most international investors when looking into Vietnam real estate market, they usually learn from their trusted agents whose knowledge and experience are good enough to assist their clients throughout the whole process. Otherwise, foreign investors can educate themselves by reading the market reports from reliable sources (Savills/CBRE/Colliers/JLL,etc), or they can attend seminars specifically on guidances for foreigners purchasing properties in Vietnam, organized by reputable real estate companies. There are courses of course for real estate investors here in Vietnam but mostly in local language.       @@JohnSon-ik3rf stocks and index funds are waste of time they will ultimately collapse faster than you would believe. I invested my first $4000 in crypto now I make over $25,250 every month. I actually didn't just invest, I also trade in the market.

    What are the prices for 1-2 bedrooms unit? What is the current rental price for a 2 bedrooms?

      Hi Ivan. Thanks for the question. 1/ If we are talking about Thao Dien Green (high-end apartments in Thao Dien, District 2, HCMC): 1 bedroom unit (55 sqm - net size) is around USD 300,000 (VAT included); USD 450,000 for a 2 bedroom (82 sqm), USD 610,000 for 3 bedrooms (110 sqm). Slow payment lasts for 2 years. 2/ Thao Dien Green apartment is expected to appreciate at least 10% per annum, so till handover which is around end of 2023, its price will likely fall in the range of USD 5,800 - 6,200/sqm. 3/In the overall covid situation, rental yield is currently performing at around 4%/annum, current rental price of similar property such as D'edge (same neighborhood with Thao Dien Green) is around USD 1,200/month for a 2 bedrooms. For Thao Dien Green, in 2 years time, it's expected to be around USD 1,500 - 1,700/month as rental price for a 2 bedroom unit, and can be more once the whole economy recovers. Cheers.
