    If you look at voting maps in CA most of the state is voting red. Just the larger metropolitan areas are voting blue. It is interesting to see the pendulum swing, because of bad policy decisions. I wonder if CA would ever swing fully red?

    Where are you guys managing properties was it California? So first none of what you say are hidden costs unless this channel or episode is directed towards someone who has never owned or managed a property and even then if they have lived in a leased property and have internet they have heard of these so called hidden costs . I mean eviction is a hidden cost ? Property mgmt is a hidden cost ? Vacancy is a hidden cost ? Come on you guys seem to know some of the costs of managing properties and a more appropriate title would have been costs of owning investment property. Also any good excel spreadsheet calculator for investment property will list out average potential costs and one can supplement that with any other unique costs to that state or city and have a reasonable idea whether the property will cash flow with the assumed NOI and debt. If you screen well then the word you used your video “often times” tenant will hold back rent or not pay or need to be evicted that is just not true or your screening process is not that great if it’s been happening “often times” There are lot of videos best practices for screening tenant videos . Sure there are times when after screening good tenants lose job or whatever and have to leave because they cannot pay. But it generally is rare unless every one is getting laid off . Just like in Personal life you got to have several months of funds available to cover the costs . Tenants know or should be told once eviction goes on their record it’s not going to easy to lease again. In areas Our investors invest eviction takes 6 weeks to complete if done properly and lots of eviction companies that specialize in this and don’t need lawyers always . Anyway leasing residential properties has been around as a business for thousands of years and it works if done properly. Lot of factors go into it but if done well it’s a good supplement to regular w2 income and if you are consistent it can replace w2 . No one is doubting the costs you state just that these are not hidden and if screening done properly then it’s pretty rare .

      Thanks for your comment. We are specifically talking about CA where it can take up to a year (or more in some cases) to evict a non-performing tenant. And we talk with a lot of home sellers who are planning to leave CA and they ask us for advice on converting their homes to rentals just in case they want to move back to CA. Many of them are unaware of the risks involved and that is why we highlighted them here in the way we did. You sound like you've got a lot of great experience and do a great job! Keep up the great work.

    The stress factor can also be huge; you're stressing about a bad tenant, the re-tenanting process, etc. You can have sleepless nights. Overall, everything taken into account you mentioned, the risk and efforts are too high to worth it to be a landlord nowadays. It is safer if one buys a 2bathroom place and has only a flatmate or flatmates. That way one never ever gives over the right to enter in his/her own house whenever he/she pleases.

      Mental health is truly another factor when being a landlord. We didn't mention that as it's hard to quantify it but you are correct that it brings a lot of stress.

    I have ZERO sympathy for these leaches, I'm on SSDI the same month I get an increase because of the cost of living my rent get increase the same amount. i hope this gets passed

    It doesn’t matter if you are buying jeans, legal services or houses, every product/service is priced to cover the cost of selling. You just don’t see it because they aren’t required to show their breakdown. Realtors on the other hand are transparent. And for that transparency, some of you idiots out there claim it’s not fair. Guess what, nobody is forcing you to use a realtor. Sell it yourself. Of course, you may sit on the market for a long time, you may have problems with negotiations, and you may screw things up and violate a few government regulations along the way, but plenty of people sell by owner. Have at it. Just don’t force realtors to work with you for peanuts. Because believe it or not, Realtors actually do tons more than you think.

      What kind of fees are you referring to? Can you give us an example? I'm curious to know what "hidden" fees you are referring to. If you are referring to escrow fees, title fees, etc, these do not go to realtors, and they are disclosed.

      Great question. The biggest concern most of our sellers bring into the equation is the fact that they are giving up their capital gains exemption if they keep it as a rental for too long. We’ve told many people to count the cost of giving up the capital gains exemption when calculating their numbers. Check with your CPA on that one. Once most clients do those numbers they decide to sell the CA home. Besides CA is not a friendly landlord state. Check out our “CA hates landlords” episode.

    $20,000 to write an offer?? Lol no sane buyer is going to bother. They're going to hire their own lawyer to write an offer for $1k.

      Hi Gmail Guy - You make an interesting point. If the value of an agent is only their time then why not hire an attorney. In CA a great real estate attorney is $500 an hour. Let’s assume the offer is accepted. Escrow documents review would be another 2 hours ($1000). reviewing disclosures and responding would be another 2 ($1000). Attending the home inspection and reviewing the report, drafting and submitting a request for repairs is another 5 hours ($2500). Counseling and consulting the buyer throughout the process another 3 hours ($1500). Final walk through 1 hour ($500). Final closing paperwork 1 hour ($500). Working with the lender to insure the loan is on track throughout, 1 hour ($500). Delivering keys to buyer at the end, 1 hour ($500). Plus another 10 hours of showing homes and writing offers that didn’t get accepted ($5000). That’s approx $13k which would need to be paid along the way when the attorney invoices you. Still cheaper than $20k but I think it would be best to ask the seller to still pay the buyers agent rather than fronting all these costs. Thanks for commenting!

    You must not be from California. To all states $68B would be bone crashing, California with it 4 biggest economy will have it paid off by the end of Newson last term. J.Brown paid Off Arnold S. deficit in 1.5 years that was $28B. Regulations is business necessary evil,it a way for the state to control competition.

      Hi William - No doubt we’ve seen deficits paid off in the past. But as any financial advisor would tell you, past performance does not guarantee future results. I’ve read numerous articles since we published this episode about what the state is doing to cut costs. Everyone knows you need to cut costs when you are over budget but that’s hard when spending is so high. I’m not in favor of high taxation to cover those costs either, but that seams like Sacramento’s first option all the time. By the way, I (Aaron) am born and raised in CA and it’s sad to see what’s happening to our beautiful state, especially places like San Francisco.

    More bed news from California's friends, the democrats. The $ 68 billion deficit is about to get much much worse. The state has decided to furnish migrants with free full health care. Taxes will skyrocket, and include an exit tax. If you're a taxpayer and you can leave, do it soon. If you have to stay, stop voting democrat.

    California landlords already have no rights, even to evict tenants who NEVER pay their rent. California democrats, with their landlord bashing laws, are worsening the housing crisis by making rentals profitless. Result, less new construction, steady disappearance of existing stock, higher rents.

      Sacramento has enacted a new requirement for all cities in the state to add high density housing in their communities. It’s commonly known as the “Housing Element” requirement but information can also be found by googling “California Builder’s Remedy Law”. I’ve seen so many new 3-6 story apartment buildings being built in SoCal because of this. Massive communities are the only profitable way to be an investor and small family investment portfolios are a thing of the past.

    These new laws will cause rents to rise for every renter as the good renters will have to make up the loses for bad renters. This has always been this way. of course, but new restrictions that cost landlords more money will just add to the cost of renting. Not only that, but anyone with the slightest glitch in their former rental history will have an extremely difficult time finding rental housing. If I were a good renter, I would object to these new laws, because you are going to see rents rise due to this burden on the rental business.

    Im sure the renters in California hate their landlord too. They want 1500 dollars for a STUDIO where I live. Cheapest place I could find without living with a roommate. It's absolute theivery and I'm sure it has contributed to the homeless crisis here. It is much worse in other places and makes it hard to feel sorry for people charging these prices.

      There would be more rental choices for less money if CA had some laws protecting landlords instead of driving up the cost of owning rentals by allowing criminal renters to destroy rented property.

      Sacramento is requiring more high density housing to be built. Unfortunately it won’t lower the cost of renting as most new developments are being built by huge companies that will charge market rents to maximize their returns. In other words, even with more housing available it’s going to get more expensive.

      Just so you know, laws like this cause a reduction in reasonably priced rental housing. Just in the past 3 or 4 years, much of the rental housing has been bought up by huge corporations who immediately raised the rents. About 20% of private landlords in CA have gone out business and sold to these corporations, only because of laws like this. The only people who gain from this, are destructive renters who skip out on rent payments and leave a mess and damage.

      Don't worry, no one I know in CA is about to buy a home to rent as a business commodity. Quite the contrary. About 25% of small business landlords have quit in the past 3 years. Your dream of cheap rentals is disappearing fast with the industry now controlled by mega-corporations who buy-up rentals that were owned by landlords who were driven out of business.

      CA protects predatory renters, driving up costs and reducing the number and quality of rentals. If you are a good and honest renter, you should appose those laws that drive up costs for landlords. Who do you think ultimately gets stuck with those costs?

      Wish that was true. First you need good enough credit and a some evidence of lasting employment to buy a home. You also need a down payment. So what do you do in the meantime? It took me more than 5 years to buy my first house, which meant I made a small down payment and a long mortgage deal. In the meantime, I rented an apartment. I was thankful for landlords that helped me over the years that I struggled financially.@@TheCdrbaby

      @@TheCdrbaby No, fact is when there are no landlords, there are no rentals. Landlords are not "middle men", they maintain a business to fulfill a need. If you buy a home you don't need a rental. If you need a rental, you need a landlord.

    Out of my social group that have retired, only 1 person has stayed in California. The rest of us have moved out. California is not affordable for the middle class retiree.

    I left Commiefornia over a year ago. My cost of living immediately dropped by 50%. My property taxes dropped by 85%, sales ta x dropped by 50%, car registration dropped by 70%. I no longer pay for water or garbage. My average electrical bill runs about $50 a month . Gasoline is running around $2.90 a gallon. Yes, there was some sacrifices. I live in a very rural area, so there are few amentities. I have to drive 30 minutes to go see a movie, go to a shopping mall, or go out to a restaurant. However, there are lots of free outdoor activities, low crime, very few homeless folks and drug problems.

    I'm a small business owner (contractor) in SoCal and it's mandatory for me to pay for workers comp insurance but....I DON'T HAVE ANY EMPLOYEES. So I have to compete against un-licensed contractors (that California does nothing about) that don't have to pay for a contractors license, local and county business licenses, workers comp insurance, liability insurance, bonds, or taxes. How am I supposed to compete with that? Not to mention my truck and equipment insurance went up over $2000 for the year. As a small business owner my objective is to grow, but how can I grow when I'm competing against guys who don't pay for all of the things that I have to pay for, and I have to pay for things that I don't need, THIS STATE IS JUST KILLING SMALL BUSINESSES!!!!

      I feel your pain! It makes no sense how small businesses are forced to provide so many things even when you are the only employee. We’ve sold many homes for people in your position who have completely started over from scratch. They don’t regret it.

    If Texas should enact a prop 13 equivalent to ensure property taxes are stable then Texas would be unstoppable in luring folks to Texas

    I moved from the Bay Area to Boise a few months ago. Wow it is so nice here. So normal. Beautiful rivers and mountains. Democrats DO NOT viscously hate republicans like in California. I can leave cars & bikes unlocked and no one takes them. Everyone smiles and are VERY friendly. And people here don't hate the California invasion because 70% of my neighbors are from California (and conservative). One question ALL my old friends asked is "how are the people there?" ... Pre-judging the fly over states as full of republican bigoted hicks. The only "judging" I experienced was in California where most of my friends do not know I am conservative or I would be outcast as a "bigoted hater". I lost one side bookkeeping job after 25 years and another after 8 years because I voted for Trump. I was chastised for being so bigoted and stupid by these long time friends / employers. In other circles of friends I learned to stay quiet when everyone was bashing Trump. And at my day job the Trump Derangement Syndrome was off the charts bad and uncomfortable to hear all day every day. Boise is so normal. Not political. Democrats don't attack people who think differently in this state...Like it used to be before democrats went crazy.

    I just left cali. a few weeks ago. Homeless swarming everywhere, people acting like its an apocalypse! Very dangerous to live there now. Gang bangers everywhere also. Crime skyrocketed, especially since Biden came into office. Cost of living, esp. rent is sky-high, so i couldnt find housing there. I am very low-income and got priced right out of the rental market. I have been living in my van for a long time now, as a result! It sucks!

      .The major issue is, will all those people leaving communist states implement the same illness onto their new state? For example buy a cheap house close to a dairy farmer, one and same new neighbors get into local government and rezone the neighborhood banning farming because one does not like smell associated with AG business,etc. and lower property values.

      @@dmcnamara9859 Nope. I left 1.5 years ago. My new home is in a rural area and I am surrounded by farmers, raising cows. I don't want to change a thing. I love it. My new town is very conservative. There is little chance of a liberal take over as housing is very limited here.

IM A LOCAL TRUCK DRIVER HERE IN SAN FRANCISCO BAY ARE, FROM SAN FRANCISCO AND I CAN TELL YOU FIRST HAND, TRAFFIC HAS ONLY GOTTEN WORSE, I'VE NEVER SEEN MORE APARTMENTS AND CONDOS BEING BUILD AND RENT PRICES KEEP INCREASING! IF EVERYONE WAS MOVING OUT THEN HOW WOULD ANY OF THIS MAKE ANY SENSE?! WE WOULD HAVE A SURPLUS OF HOUSING, RENTS WOULD GO DOWN.....NOT UP. TRAFFIC WOULD GO DOWN.....NOT UP!.......AND WHY THEN WOULD INVESTORS DUMP MONEY INTO BUILDING HOUSING WITHOUT PEOPLE LINED UP TO RENT?!
