3 Year Self-Build & Worth the Wait! Couple builds a house from the ground up
We are finally finished with our house build! For 3 years we have been working to build this house ourselves and now we are "officially" done, even though we all know the projects never end! Taking a quick break from the never ending house build to give our kids their much asked for tree house. Since we have mostly pine and poplar, we don't actually have this built into tree branches, so we went for more of a "platform" style by a big tulip poplar. It was a pretty fun afternoon project and a great example of how to introduce building to your kids on a smaller, safe level.

    How long did it take, we live in ours full time because I travel for work and our floor is starting to cave in because condensation build up. We also found a little bit of mold

    House wrap is a water resistive barrier. With properly installed zip you get an air barrier too. I didn't see any mention of taping the house wrap in the video and it can get torn up before it's covered with siding in the meantime. I'm personally leaning toward plywood sheathing with a permeable tape for the seams (and yes house wrap) to help air seal my upcoming build. It's just too bad the zip doesn't come in plywood. In and of itself the sheathing is a very small percentage of the building cost and it's not something that you can redo down the road. Moisture is a huge concern for me.

    It seems to me that Tyvek is past its sell by date. I've just seen too much of it torn off in the wind, and since typically it isn't sealed on the bottom, it doesn't achieve the blower door scores for air tightness of other alternatives. That said, it seems like the other proprietary systems are overpriced. I'll be building next spring, and I think I'll consider OSB with either ZIP tape or a liquid flash for walls. For my roof, right now I'm thinking about OSB with Peel and Stick. I'm planning on sheathing the top row of my walls before lifting, and breaking up the walls into relatively small sections, since I'll be working solo. The first phase of my house will be a single story "studio", to get something I can live in a single construction season. It seems really sketchy to be building such a large home in one fell swoop paying for materials as you go. But its easy for me to say since I've got money in retirement accounts. Still, I'm planning on it taking me three years to get to my forever home.

      It really depends on the room. Some house plans have exact placement, we went off that plus what would measure equally and keep it balanced in the room (we usually measured based on the nearest wall, and then to each other)

    Imagine you tell your boss or customer that you have to stop working for 10 minutes every 45 minutes to "recharge". Thats the consequence for being cheap and not buying real tools.

    Personally I prefer buildings that breathe. I worked in an office building for years that was all sealed like a submarine. All of the air had to be blown in and out with fans. Employees had all kinds of respiratory problems.

    Aaw... the little one reminded me and my dad when i used to follow him around and try to help and copy him when he does some carpentry for our house😊... it became a hobby i love doing now on the side as an adult... but i ket big guys do all the heavy and really dirty stuff though... i just manage and do a fl plan mostly. Thanks for sharing your knowledge 👍

    Great stuff. I noticed you secured the wafer light box to the joist, already connected in/out with the 12/2 wire connected in the light box and capped, whereas my EnSenior lights use wegos. Regardless, can you be so kind to let me know (1) did you mount these because of code or convenience? Did your electrical inspector not mind the box be already wired? (2) why did you use a block of wood versus just screwing in and hanging the box directly to the joist? Lastly, (3) after the drywall us up, did you simply reach in for the dongle that connects the light or did you place the box off "the hook", and lay it on the roof of the drywall? I so appreciate the time you take to help explain.

    Vents pull air in to allow the plumbing to drain without siphoning traps.

      Really? I guess you live someplace where they are not building high end homes. Here in Colorado, I'm still seeing house wraps for building apartment buildings, but all the houses are ZIP or GP ForceField.

    I’m actually starting a home residing project and have been searching for the right scaffolding to use. I like your use of 2x4’s for scaffolding. A video on that would be very helpful for those wanting to utilize wood vs steel (expensive and heavy). Thanks and I got some really good ideas.

    If you used the black wire which is 16 gauge that may be your problem, I used the yellow wire which is 14 gauge wire and mine works great.

    I have seen many mountain tracks, the problem is usually tackled by placing a small inch or so barrier every so often, try some rount timber.

    I have the same thing but seems to be a how on the inside not on the actual slide. Do I just remove the bottom to check first ?

      Not sure on the question, just be careful about your structural frame. Whatever you take out/ replace has to have solid support.

    Been a Contractor for 20 years nothing even compares to Zip sheathing. Tyvek always breaks down during the years but heck if you’re not staying there go the cheap route and put tyvek.

    Just Lever it up. You don't need a winch. Lever it a little at a time with 2 x 4's or 2 x 6's and keep putting supports under it until you get it up where you can handle it.

    U got 2 way clean out tees to catch the toilet .... Should always try to use a san tee to vent the toilet properly...right hand and left hand tees allow to catch tub and shower drains ...labs drain into vent creating a wet vent for the toilet

    Weird. Supposedly, virtually no companies sell direct to consumers, yet resellers can be found. Then it becomes a question of warranty. Pretty sure you have none...??? Unless your licensed person signed off on the system. No one will do that in my neck of the woods!

      Yep, LG sold to us directly but we have limited customer support and no warranty. We did have a hvac company come out and help us to the final checks and charge it.

    That is silica dust/concrete. Your lungs have moisture. Please wear a n95 respirator. That stuff is no joke.

    How do you know where to place the caps where the connection will be for the drain? What I mean is how do you get it accurate so that once the concrete is poured and that the drain for toilet shower, etc is where they should be and don't have to crack open the concrete again to move them?

      You can pull measurements off a set of plans. Using mason’s line to mark different rooms helps as well.

    Venting was explained to me like without it it's like having your finger over a straw and it doesn't drain good.
