    Ia from a nursing background for the past 15 years. Wanting to get in to building inspection in Victoria, Melbourne. Confused about which course that takes me to gain registration as a building inspector. Can anyone lease guide me on this. TIA

    If they're struggling, I believe at least in part, because they're not very good at the wrap up. You have to have the right personality. Agents won't continue to use somebody they don't trust. Many of them are alarmists and do not put things in perspective properly for the clients thus blowing the deal. The agents wont use them again. They have an uphill battle.

    I am considering the business and it doesn't matter if I am working for a company or doing it on my own. My concerns are that it might be just too competitive just like real estate photography. I've been a photographer for over 20 years mainly weddings and portraits. I've even done some real estate photography, but like in all areas of photography it's super competitive and it's very difficult staying busy-that is unless you're doing $100 photo shoots. Any thoughts on this? Thanks.

    I agree with you 100%. This video helped re-iterate my thoughts on the 'business aspect' of becoming an actual success in the field. After running my own business, experience losses etc, chasing $ ,,, the list continues. I did find it difficult to say the least. What 'sucks me in to the home inspection business ' is the limited amount of tools, monitoring guy's, bidding jobs, getting materials, chasing the homeowner or bank for $.... Ughhhh. I'm happy to know biggest hurdle is marketing said inspection business on the computer/website etc. Definitely not a field I am competent at the moment computer wise. That said I will take learning that skill as opposed to ALLL the things I stated. Good Vid an thanks man. Andrew

    I have been toying with this idea for a few years now. I did almost every trade and several years of apartment maintenance. I would be a great inspector, but, I am apprehensive about starting a whole business doing it right off the bat.

    We all want to optimize and monetize our work. However, an inspection report is a snapshot in time, it's paid for by the client, and therefore it's their property. An inspection is not a piece of authored literature, or a piece of music. If you want to find a comparison, I think it's more like a commissioned piece of art that is paid for by an individual or entity and then it is up to the commissioner how they choose to display it. Either privately or publicly. The artist gets paid once, not every time a different individual looks at it. That said, any prospective buyer who wants to use an old inspection report for a purchase decision is either uneducated, or is getting bad advice about the relevance of an aged home inspection report. Again, an inspection is a snapshot in time. That home could literally be inundated with water just hours after an inspection. What wasn't there today, can most certainly be there tomorrow.

    Your are 100% correct about the business aspect. I see it all the time as "most" people are not cut out to lead, run a business and handle the stress that comes with it. Nothing at all wrong with that as the military always needs more regular boots on the ground so to speak. That is why business ownership is reserved for the best of the best, and ....rightfully so, they should make the best of the best income and financial rewards that come from it.

    As a new inspector, I say the contract belongs to the 'client who paid for it', that's who hired me. If the client sells the report to someone else, I would not discuss the report with that person unless the original client gave me permission to do so ( in written form AND notarized). I would not return to the location UNLESS I was paid for another complete inspection. I would not spend much time with the 'new' client ,(it would only be for MAJOR DEFECTS). I do not work for free! Just my feelings, thanks, John ,

    Great video. I am getting ready to take the licensing course in Feb 2022 and plan to start my own inspection company. Poor communication and a lack of leadership are driving me out of my current job and I do not want another one. Moreover, I do not want to work for someone else in the inspection business because I will be working to make their financial goals and dreams come true and not my own. I spent 5 years as a REALTOR, so hopefully that insight will help me as well.

    The ASHI Code of Ethics says "Inspectors shall not disclose inspection results or client information without client approval." You can't sell the results without disclosing the results.

    US and International copyright laws are well established. The report unequivocally belongs to the author UNLESS the author explicitly transfers those rights. As the narrator said in the video, if an author sells a book to someone, they are not selling the rights to the book. They are only selling a copy of the book with a limited license. The person who bought the book has no right to reproduce the book. These already well established rules were updated and further reinforced with the DMCA. Every home inspector ought to take a basic business law class. This is a topic that is usually covered (along with contract law, tort law, and other basic concepts) in Business Law 101.

    Michael. I won't be selling any of the reports because they belong to the client. If my client sells the report then I still won't answer questions when the new owners call. I base this opinion on TCA Title 62 Chapter 6 Part 3 under 62-6-308. Disciplinary powers of commissioner (4) Accepting compensation, financial or otherwise, from more than one (1) interested party for the same service without the consent of all interested parties; (6) Disclosing information concerning the results of a home inspection without the approval of the client or the client's legal representative, except under a court order; If you are caught selling the report you may be subject to fines of up to $1000 at the discretion of the commissioner.

      I think the legality in this statue hinges on the idea of "interested party". If the original client has broken contract and moved on, they cannot logically be considered an "interested party", so there's no conflict. Moreover, the "approval of the client" insinuates the active involvement of said client, which leads that if they are no longer interested in said property, and are no longer an active client, then it's not a conflict. Honestly, it's no different than if you went out 1 week later to inspect the same house, and found that 99% of the issues onsite were the same as the original report/inspection. Would you really run the ENTIRE onsite process the same, and would you really write a whole new report FROM SCRATCH? No. You'd work off the original report. This is no different. It just all hinges on the original buyer breaking contract and not being interested any more.

The report is the client's intellectual property for which you were paid to develop and deliver. You are merely the custodian of the report. A program is written and copyrighted TO BE licensed. A book is written and copyrighted TO BE sold. You were contracted to perform a task FOR your client. So your analogies are overreaching.

      I think you are interjecting yourself into a real estate transaction of which you have no part except to the person(s) that hired you for your opinion on a specific property on a specific date. You were hired to provide that opinion to the client only and anyone else that the client gives you permission to send the report to. So if you break confidence and tell the sellers of the property your findings then you will have breached the trust of the client and possibly removed their ability to negotiate with the sellers. So let me ask you a question..."How often do you know if an offer to purchase has proceeded after your inspection?" Is your company so involved with a real estate transaction that you know the finances of the client and the situation with the seller and the negotiation process that you know what is going on after every inspection?

    Michael I understand your point, but completely disagree. As a business owner I want to maximize the monetization of our efforts as well, but I don't want to exponentially increase our legal liability for peanuts. I see the role of the inspector (or inspection company in this case) as that of an archivist, post inspection. Tennessee SOP prevents the inspector from discussing the report findings without the permission of the "client." Given that fact I think it's reasonable for a Tennessee judge to rule that you, or I, don't have a right to resell the report without the permission of the original client. Assuming that I had that permission (to resell) I wouldn't be interested in taking on the liability of selling that report without having an opportunity to reinspect the property. Just my 2 cents.

      My only significant criticism of the video is that he is mixing two important concepts in a single video. One is the matter of who owns the report and the other is the matter of reselling a report. I have never resold a report and I can’t think of any situation in which I might consider reselling it. The important thing for inspectors to understand is that they own the rights to the report. If an inspector chooses not to protect his rights, that is his prerogative. Merely handing a copy of a report to a client does not constitute transfer of IP rights.

    Whole-heartedly agree!! I've been retaining ownership and naming the client and their RE agent licensees for a few years now. I have the terms in both my PIA and report. It sticks for the most part, but like you sometimes my report finds its way to a subsequent buyer. 😡

      Yeah. We have to continue to educate the agents that they can't just grab our reports and email them to whomever they like, if the first buyer breaks contract. This one agent actually uploaded our report to the MLS for reference to future buyers. The audacity!

    As a sub-contractor of 20+ years, I have witnessed dozens of people who 'think' self-employment means less work & more money... Most of them failed leaving in-house jobs largely due to... 1.) Their employee mindset 2.) Lack of understanding time, costs, labor, billing, marketing, etc. 3.) Many need instruction, babysitting, and/or an accountability coach to push them towards greater disciplines In the end, I arrived here in researching the Home Inspector business as sub-contracting has been tarnished greatly by those who entered the business with a $15 - $20 per hour mindset... They think $20 - $25 per hour is the same thing being self-employed... NOPE, you cannot cover the costs using your own truck, tools, resources, liabilities, etc... My previous 36 years in the work arena suggests; if you are going to bail from your hourly job you need to bill out 3-4X what you earned as an employee... Or... You will bankrupt yourself!

    I suspect the different state laws make it harder or easier to work for another company. In Maryland, I think there are barriers to entry that make it easier to be a sole proprietor. I think some states require home inspectors to get on roofs and some don't, too. There is no way some of the roofs around me got inspected by a guy getting up there on the roof! He would have fallen through. Roofs around here are a disaster: it's one of the reasons I want to be a home inspector, because I think legislation will get stricter about how buildings are built.

    I started my home inspection business 14 months ago. I’m happy with my progress so far despite dealing with the COVID19 pandemic lockdowns in my state. My wife handles the marketing, scheduling and customer calls. I get to focus most of my attention on inspections and report writing.

      @@StoryCraft62 I run my business part-time. I work 7 days per week in the skilled trades as a millwright. I plan to retire in 4 years with my pension at age 56 and run my inspection business full time in Georgia (we are moving from Michigan). My goal is to gain experience and have a 5 year old business when we relocate. In the fall I averaged 2-3 per week. I’ve been averaging one per week since March. We have a severe real estate inventory shortage in my area. Plenty of potential home buyers and no inventory. My real estate agent friends believe it’s going to pick up. I really don’t want more than 2-3 per week for now. I’m simply too busy at my job to do more than that.

      @@chrisdob1231 It’s hard to give a generic answer. It depends on your state, your real estate market, if you work for a company or work for yourself. Some states require you to work with a licensed inspector on a set number of inspections before you can be licensed. This can take several months or longer. How much you make per inspection if you own your business depends on your market. Pricing is typically set based on total square footage and the age of the house. I started off setting my prices based on the average prices my competitors were charging. I didn’t want to come in too low. My overhead expenses are low: Insurance (errors & omissions / liability), inspection software, web hosting and my InterNACHI membership. My daily driver is a 2019 F150 4x4 Super Crew cab. It works great for my inspections. I didn’t need to buy a vehicle specifically for my business. The biggest expense is your tools and equipment. I have several thousands of dollars in tools and equipment.

    It’s basically the same way when you start working on an ambulance. To become an EMT is a 120-150 hour course, and once you pass a written and a skills exam you are qualified to work on an ambulance and potentially have to care for very critical patients your first day. It’s terrifying. The best phrase I ever heard about EMT classes was, “Your class and your certificate qualify you to learn how to do your job.”

    In my experience, your ex boss is definitely not going to like it if you start a rival business in their service area. So play your cards close to the vest if that's your angle. Also be prepared for your ex employer and their friends/family to take shots at you in the online reviews. In my case it was a towing business, but maybe home inspectors are more polite.

    Great video, and very true. I'm working towards my license right now, but I'm pretty ambivalent about running a business. I'm introverted and don't have a head for the ins and outs of business. Having to figure out witholding and FICA and my health insurance, billing, yikes! But I'm fascinated by homes and by the inspection process, plus I really like the idea of providing a genuinely helpful service and making a living doing so. I like my current job and the security of a steady check. But that steady check has been reduced since even before covid and my company shed a lot of employees. And I've been laid off or had reduced income several times in my long if not storied career. So being able to support myself without depending on someone else seems pretty attractive. Could I maybe work for a company to gain experience? Is working for a company a decent living? I know you don't keep 100% of your fee, but maybe it's worth it?

      You don't have to be good at everything when you run a business you just have to know people who are that can help you I'm not good with any of the financial stuff but I have somebody that will do my books for $85 a month. I never have to worry about it and it's worth every penny. You stick with what you do best and delegate the rest. I use the Inspection Support Network to manage all the scheduling and calendars. It handles everything and even start your inspection because it'll sink with your software. You just have to have good resources.

    I was a prep cook in a restaurant, saved some money and started a lawn service company, right now I'm in transition into a landscaping company and watching what is next and I think this can be a probability. thank you for this information.

      Honestly that sounds like a good way to go if you can do both at the same time. When you're doing home inspections you can leave people cards for your lawn care services because a lot of people who move are coming in from out of state or out of town and would appreciate having someone they can trust do their lawns so if you make that good first impression as a home inspector and have a decent price for your lawn services I feel like it's a shoe in. And on the same note but flip side, give cards for your home inspector business to your lawn care clients even if they're not moving they might have kids who are going to be first time home buyers or friends and family and they can pass your information around if they trust you. And if it snows in your area you can start a snow removal company and do the same thing then bam you have 3 businesses all ready to go and serve each other. That might be a lot of paper work and insurance / tax crap to deal with but hey could probably make some decent money.

    Excellent video!! I have a fulltime job right now and my wife is a fulltime realtor. I plan on being a fulltime home inspector. Once Im licensed Im going to keep my job and start doing inspections by using my vacation time. Im going to give my business time to let it grow. Once my funnel keeps flowing very well, then Yes Ill leave my job which I had for 14 years, But till then Im going to keep my job because the number one reason businesses fail is because the lack of revenue coming in.

      We looked into this and there was a lot of liability if you miss anything and you have and relationship to anyone involved in sale.

    I will finish up my license in January how would someone get hired by a inspection company and what does the pay look like for a new inspector, I have 15 years in management and I just got tired of the industry I was in I was good at what I did but I've always wanted to do this and help people while making a living. I am thinking of starting my own company as I know the business aspect but I am nervous but excited. Thanks so much love ur videos please continue.

You'll get exposed to thousands of different and rarely-found defects there... the equivalent of 100 years of driving around finding the same 20 defects over and over.
