So would you recommend I start with Airbnb investing before jumping into boutique hotels? If so how many Airbnbs should I have under my belt before transitioning to boutique hotels?
Great property. Stayed there twice before the new ownership and totally agree with the front desk/breakfast area changes. Pricing was a bit much for our Christmas stay to visit family this year but maybe the area is really that busy even in winter. Lots of success to you!

What is the longest you would let someone stay in a STR boutique hotel like this? 1 month? 2-3 months? Longer?

I watched an excellent video that provided valuable information without using bait-and-switch tactics! 😅 Now, I have a question. What's the best approach for a boutique hotel with an outdoor and indoor pool in a colder climate with a shorter summer prolonged more extended winter? Should we transform the outdoor pool into a skate park while keeping the indoor pool open all year round, or would it be better to keep both pools operational and turn the outdoor pool into a VIP party pool with its own pool houses for high-end clients? I have a deal in mind, and after watching the video, I plan to seek mentorship, such as from Home Invest, for some guidance. I would also appreciate any suggestions or mentorship from you if you're willing to work with me.
the skatepark route adds a little extra liability in my opinion. I have a similar situation at my 130 unit deal right now. I have both an indoor and outdoor pool and I'm keeping both as is. I think being able to offer both is really unique, especially for the area that the hotel is in. Check your market and if you're the only one with both an indoor and outdoor pool, that may be a competitive advantage you have against other hotels in the area! The rooms are all similar but do very slightly. They have one ADA room, and all studio or 1 BDR. It's on about half an acre.

@@akinogundipe8338 there's a lot of different factors that apply to both scenarios! if you are set on wanting to do a new build, i'd definitely recommend consulting with someone who has done new builds in the past to get all the context needed
@@akinogundipe8338 for a first one, probably a value add. Development can take 1-2 years or more and it’s expensive. There’s a lot more room for error there IMO, unless you partner with an experienced developer.

Hi Blake, when just starting out do you recommend jumping straight into buying a hotel or stepping into smaller STRs first? I have flipped 1 home but also been designing in the reside ntial sector for over a decade. I know I'd need assistance with operations and capital but I feel confident with renovations and design elements. Would your feedback. Thanks!
If you've got the business background and willing to do the work, I think you could jump straight to it. There would be a big learning curve though, transparently. It really helps to have some STR experience first, but is not necessary. How you make that jump without the prior STR experience is surrounding yourself with the right people that you can flatten your learning curve with.

How can someone do this for a boutique hotel? Is there a good source for that? Airdna is great for SFH, but would love any thoughts.
I still use Airdna for boutique hotels. Use the filters to sort for similar listings, studios. But it’s obviously not the greatest data source. I get my hotel data from STR.com (misleading name because it’s all hotel stuff - smith travel report). You can also use CoStar. Costar now owns STR.com.
