    Andrew, I do think what you're saying is largely self-serving. No disrespect intended but if builders were truly honest, they would tell their customers: "my fee for building your home is $XXX and this is what I do for that fee; no builder markup, no shady deals with subs, etc - but no one does this. This is why the trades are viewed with suspicion by a majority of people, especially when the "builder" is usually a guy who will never swing a hammer on the customer's project yet take the largest chuck of money spent on the home.

      Josh...I don't see any disrespect in your comment and I am truly thankful you took the time to comment. I think your comments are however limited to an experience you have had. My company, and the professional builders I associate with, conduct business much as you are suggesting so saying NO ONE DOES THIS is inaccurate. It is also not correct language to state you are OK with "here is what I charge" but not with a "markup". They are one and the same. As for swinging a hammer, no, I do not. However, if your investing $1.5mm into your largest asset, I would think you may want someone overseeing that project who has a more high level view than that of "banging nails". Also, my "fee for what I do" is by no means the largest chunk of money spent on a home build. We could discuss this nicely on a call but most of our clients have a solid understanding of our Profit and Overhead long before contracting with us. At the end of the day this video is about what mind set you have for selecting a builder. It sounds like honesty might take a back seat to cost for you as you as it sounds like you have a reason for saying "no shady deal with subs".....

    Great video! Also cost of land use lawyer if subdivision. Not to mention the extra surveys, endangered species studies, deed restriction, stormwater management etc that drive up land improvement costs when in the pinelands (South Jersey), or when trying to build in a lot that has wetlands (Department of Environmental Protection). Long term costs that stack over time could be increased fire insurance in wooded areas, flood insurance in flood zones, or absurd property taxes in some more developed areas.

      Hey @skallinator.....we here in New Jersey certainly have some unique challenges. Sounds like your down south. Customers north of us have Highlands to deal with which is like Punelands. This is why one of the most important services we offer is to identify all of these potential challenges before our clients purchase a property

    The only thing I have in my house that uses gas is my furnace. I want to switch to a heat pump so that I can cancel the gas service. I'm sick of paying $30ish a month from April to September for just a connection. I get a delivery charge for no gas usage.

      @macusermdm ... it would be interesting to see a comparison of what you are paying for gas with a delivery charge versus switching to electric. We are lucky that we have it pretty easy because building new you don't have existing infrastructures to deal with. If you have Natural Gas, the simplicity and lack of necessary maintenance often offsets what it would cost to convert. I hate those delivery charges as well if so I feel you!

      @mrindependent1...please explain. No doubt the electricity comes from fossil fuels but what does that have to do with Net Zero? With solar panels and battery banks we can power an entire home, if planned well.

      @jimc3688.....you may want to check some of your facts......since 40% of americans do not have access to cheap Natural Gas they need to make decisions based on efficiency, dependability and availability. The most common remaining options are Oil, Propane and Electric. Using solar panels and battery banks electric gives you the most control and allows homeowners to have options

      Hey Jeffrey...that's actually what I have in my home, super efficient propane fired forced air heat with a fireplace. Still need electric for AC and Propane is expensive.     Electricity is way more expensive! When I changed my hvac I almost fell for the scam of these new inverter heat pump ac’s being used for “super efficient “ heating! I guess it’s super efficient compared to traditional electric but still way more expensive than gas that actually works really well as opposed to a finicky technology! And Trump won so our energy prices won’t intentionally be sabotaged as punishment.

      KD..What fuel are you using? You mention Gas so I assume you are one of the 60% of Americans that have access to natural gas being piped into your home from some semi-governmental utility. The other 40% need an alternative fuel which is historically oil, propane or electric. NG is simple but millions of people do not have access.

    Absolutely... want to get rid of gas as it is a complete PIA when trying to air seal a high performance build. Solar and LiFePO4 battery inverters are incredible these days. Air fryer, induction and heat pump tech makes it very easy.

    Wind and solar PV and grid batteries have never been cheaper. Good strategy. Best to max out high insulation and get on site renewables too and always have a wood stove in the basement because nothing is better when -36C (-55C w wind chill) than wood heat in the basement.

      Its also nice to be able to sit by a fire while relaxing after a cold day! We don't have -36 days, which I am thankful for, but I do have a high efficiency wood burner and I love it.

    Hello there from Alberta Canada . For some reason UA-cam will not let me reply to your reply so here it is. So, in our neck of the woods we're doing everything we can to cut back on electricity and move to natural gas as it it is quite a bit cheaper than electric. And I do say this with peace and love but I doubt it's much different than other parts of North America..... but I could be wrong

      @loumaga8331 I dont think your wrong but 40% of American households do not have access to Natural Gas so we need multiple solutions. As a custom builder we want to tailor solutions depending on our clients wants, not ours. If a home has access to natural gas we use that option 99.9% of the time. I would imagine there is a significant amount of homes in Canada that have the same issue.

      For one, everything on a single power source seems foolish. No redundancy. I might need electricity to run a furnace a gas furnace, but not nearly as much as all electric heat.

      @skeeterhawk7076 it feels that way for sure. We have also seen rate increases in the past year in NJ. However, this home will have enough roof mounted solar panels to cover all of the energy costs. Much of the country also does not have the luxury of access to natural gas.

      Ross, sanding and refinishing is not expensive. It is a lot less expensive than replacing a entire vinyl floor. Home ownership does come with costs but most hardwood floors last a lifetime if well taken care of. But I appreciate your comment.

      @@3rdGenFireChicken no doubt that is true. I don't know what builder quality means but just like most things if you purchase good quality it will last a long time. Most of our experience is that clients either get tired of the color/style before it wears out or it has unusual usage resulting in damage.

      @@GTGCustomHomeBuilders I’m sure you know what builders quality is. You’re a home builder. I worked for a lot of builders in the past and I think we both know unless it’s a privately built home or the homeowner upgrades the quality of not only the floor but everything else is not so great.

      @3rdGenFireChicken sounds like you have a lot of experience with spec home builders, which makes sense. We aren't looking to build the cheapest, we look to build what out clients want which is very high quality. When I hear buyer quality I think spec homes or Home Depot I guess.

    What about the added lumber of a 2 story, sub floor for second story, al framing is more labor as well as windows and roofing because of the added height, more labor on siding as well, it turns out to be about the same.

      There is no additional material in 2 Story home. Same Sq ft, same amount of sub floor. A ranch has double the roof and foundation of the same size 2 story. That's why they are more expensive to build.

      We have purchased stock plans in the past but now find it a much more rewarding process to start from scratch. If clients come to us with plans we start from there and value engineer plans to work within budget and property constraints. Thanks

    @GTGCustomHomeBuilders - I have two questions: any idea of what it might cost to hire an architect to draw up home plans? I live in Illinois where an engineer or architect stamp is required. My second question is a home plan modification question. How much can a home be extended in the front, on the side, or in the back, without requiring a redrawing of the plans? 2feet? 3feet? 4feet? BTW, nice video! Thank you for posting.

      @terence4427 Thanks for the questions. Architects can cost anywhere between a few dollars per sq. foot of new home to 10% of the estimated cost to build. It all depends on what your goals and what you need the architect to actually do. Is your second question referring to altering a set of plans or an actual home? If your taking an existing plan to a new architect they would need to redraw the entire plan to add a few feet. As far as cost, see my answer to question one. You should be able to find an architect who would redraw your plans, make modifications and ensure they meet your local code requirements for $3 per foot or so. Good luck

    Stamped concrete is much better. They're cheaper, no maintenance, and lasts 100 years vs 20.

      I am surprised to hear you say that as I would think that concrete in your climate would suffer from deep frost heaving without proper precautions. We have a significant freeze/thaw/freeze cycle for a few months which can be a death sentence for concrete slabs. There is also the need to have clients use the correct anti-icing compounds to avoid spalding etc.

      Great question. Much of the schedule depends on the clients goals and ability to make decisions. Some client want to take their time and get each step perfect, some clients are more concerned with schedule and getting it done. We usually see the design and pricing stage take 3 months and construction 7 to 9 months, depending on the home design and size. Hope that helps!

      If cost is a concern then you should definetly bring in a builder asap. Find one who wants to earn your business by helping you develop a true budget based on your preliminary plans. And we dont think handicap accessible needs to mean expensive.
