I have never lived in a home with mould until i moved to England did my behaviour suddenly change when i came to England no why is mould always assumed to be poor ventillation of tenants when its poor construction and or insulation that has aged to the point that it no longer does its jobs leading to a cold surface that allows hot air to condense on it .Not using a dehumidifier again i have never owned a dehumidifier why should i buy a dehumidifier to deal with poor and ageing properties especially when landlords are charging such extreme rents.If the landlord doesnt want a property full of mould try doing things like making sure windows arent at the end of their useful life or reinsulate properties windows and insulation does not last forever they have a useful life .

What a great video, You did a great a job. I know, what I am talking about, because I found this video too late and I had to search for this cases and analyse them by my own. I am not a lawyer, I am not even a chartering manager, just self education. But still, I am glad to find this video, it's very good to have this information in video format. And of course it gave me a possibility to check myself) As for today, I have some issues with Working day/Running days/WWD/WP/WWD of 24 & WWD of 24 consecutive hours. I have a common understanding, according to definitions in Laytime rules 2013. But still have some questions,how they work in different situations. So, I will apriciate, if You advise me some sourses to go deeper into this topic 😊

Not sure if you can help. I live in the United States in Florida. I am the sole beneficiary of a condo in Florida. I am trying to prove beneficial interest so that I can get a homestead exemption while it's in probate to protect it from creditors. There is a Florida statute called 196.041 extent of homestead exemption to people holding beneficial title but I am told I still don't get.

At the time you applied for your visa, you made an online account to generate the application form. You need to log back into that portal / online account and you should be able to from there, generate your applicable share code.
Hi Birkets LLP, I am Juliana from Indonesia, I have question on minute 46:00 till 47:33, please confirm if vessel need 10days to berth from NOR , the 10 days will still calculate as laytime?
Hi Juliana Generally, if the vessel has arrived at the location for tendering the NOR in accordance with the charterparty and the charterparty provides for laytime to count from the time an NOR is tendered, all time will count thereafter unless either a delay is caused by Owners’ fault or there is an exception or interruption to laytime in the charterparty. For example, time spent shifting to a berth is often excluded (but this will only be the case if there is an express wording to that effect). On the other hand, if a vessel is required to be on the berth before tendering NOR, Owners cannot ordinarily tender NOR before the vessel arrives on the berth. Again, this is subject to any provision in the charterparty that might entitle Owners to tender NOR earlier, such as a WIBON clause. I hope this helps.

I been consumed researching waiting for this timetable ever since the announcement. My right to buy discount would be 57% along side available funds i would only need a small mortgage. Making it affordable since I am nearly 50. Now my mum has had to come and recover from hospital with me and can no longer live on her own, she also has dementia and my 2 bed is too small, I have a teenage son at home. Originally the plan was to move and down size mum close to where we live. Now since hospital and mum needing near enough 24 hr care, which I am able to do if we live together. My aunt and mum think we should find a bigger place to buy that I could contribute to, for the 3 of us and have myself on the deeds, and give up my PT work to look after mum full time, it would make life easier since I’ve carers strain running 2 households and the distance etc as main carer for mum anyway without sibling support for the last 2 years. I have worked in care homes and at this point it isn’t appropriate for mum . My question is do I give up my chance maybe if ever for ERTB ? Or make life easier and go on the deeds and look after mum the way she deserves to be looked after. I worry though should she need more care than I could give 3-7 years down the line. Could I be made to sell the house for her care. This is an awful limbo I’m living. Does anyone have any good advice. Need to think fast at this point as sharing a bed with my mum is not fun 😢

This is just generic promotional/marketing nonsense. How about telling us about long hours, high billing targets, inclusive or elitist culture, egos within the firm etc etc? 0:55 Who cares? The only relevance of high value estates is that you can bill alot for your work. Doesn't mean that the work is any more interesting than an estate worth 5% or 10% of that. I'd hate to spend time with that guy if all he talks about is money, money, money. He should have gone into investment banking. People would be more interested in the content of your early years programme, the nature and size of the cohort, background of peers, show a few people who have gone through the system, career insights etc etc. Nice idea but this type of video is far too slight and not engaging enough to be useful.

Reversible laytime, how does the once on demurrage always on demurrage apply?
This 6 year statutory contract limit within which the ship can be arrested- where is that specified as such please ?
Section 5 of the Limitation Act 1980 (see www.legislation.gov.uk/ukpga/1980/58) provides, “An action founded on simple contract shall not be brought after the expiration of six years from the date on which the cause of action accrued.” In the absence of an express contractual timebar, this is likely to be the time limit that applies to most contractual claims arising under English law charterparties. Can you please advise abt - If ship is proceeding at much lower consumption (< -5%) and her speed is within 0.5kn, is that liable to fuel saving or under consumption claim? Eg: abt 12kn @ abt 30MT, 0.5kn downwards and +/- 5%. Let say performance was 11.8kn and cons 25MT.

Seaworthiness covers cargo worthy, equipment and crew worthy. Hence the vessel is not seaworthy.

The answer is that, often, the parties will agree in the charter, that the charterer has an option to add the off-hire days to extend the total duration of the charter. So, in your example, if the charterer exercised their option, they could delay the redelivery date by 10 days. However, this would depend on the terms of the charterparty and the specific agreement reached between the parties. If there is no express contractual right to add the off-hire days, then the duration would likely not change. We hope this is helpful
Very insightful, I had a question that, can the offhire days be adjusted to redeliver the ship later than the max redelivery date , as in if in the total duration there were 10 days in which the vessel was offhire , so can the Charterers adjust these latter to stretch the redelivery date
