@ Master Plan 2031 was introduced in 2013 by congress government. BRS just implemented the Master plan in west of hyderbad and we can see the results. Every real estate person do business based on Master 2031 only . If that is conservation zone or government land or ftl land they will not do ventures . HMDA itself wont give permissions . If there are proposed roads in master plan venture owners should leave that road and do venture . And middle class people will save paisa paisa and take loans and will buy a small plot for their kids future to build dream home in hyderabad. They will roam all hyderbad outskits , visit differnt venture , analyse everything and then they will go and invest with premium amount . Everyone know going into outskirts villages and investing premium price means it is HMDA final approved layout. People will think if we but HMDA approved layout we can happly sleep because no one will encrouch our plot. Can't they buy plot in the same amount within the city ? in some areas ? why they dont but coz there is no garuntee in open plots with in city it can be encrouched , it can be double registration land or dispute land ext ext . Now in this govt there is no garuntee in HMDA venture . There is a clause that govt can take lands from HMDA layouts for public use . but when the venture near by areas are fully devloped and there is huge traffic like it happen in begum bazar, Hitech city, ameerpet , panjagutta, koti, Abids, suchitra circle, ext ext than govt can take that make sense . but if we rotate our head 360 degress also there is no one building there in that place taking hmda plots for public use means non sense
