A preserve lot typically offers residents more privacy, better views, and a closer connection to nature compared to standard lots. In a master-planned community, these lots may come at a premium price because of their desirable location and the unique benefits they offer, such as limited neighboring homes, tranquil settings, and scenic landscapes. This is not affordable for everyone. This housing market is telling all kinds of lies with how high the prices are. People are renting instead of buying right now.

As a full time agent, I’ve had several renters reach out to me to buy this year and they are homeowners today as a result of us working together. Done a lot of concrete slabs for kb homes in the past. Retired now 😕. Done a lot of slabs in st Augustine for kb dr Horton dream Finders’s Pulte toll brothers. Which one do you like? They all paid well.

Yes, GCS is very easily connected to St. Johns County just across the river and you are at the north end of St. Augustine - just that fast. I grew up surfing just 2 blocks north of here. The old pier was further south down the beach. Lots of great surfers from Jax Bch.

Since when the f**k is $400,000 for a house considered affordable for the average American? Just seven years ago, a 3/2 1,500 sq. ft. home could be had for $140,000. Now that same exact home sells for over $300,000? Where is the added value? We allowed companies like Blackrock to go around buying up nearly 20% of the homes in the country, keeping prices at unattainable levels for the average person without being house poor. And now we are supposed to be happy that prices have "come down" to $370,000? Ridiculous. Mortgages today suck up half of the average person's income if not more. It's absurd. And who exactly decided that homes should be valued at these absurd levels? It's not all supply and demand that causes it. It's greedy corps, greedy realtors, greedy home owners and fear of missing out. Anyone who thinks their average middle class home is worth $200 per sq. ft. is being delusional. And yet, there are idiots out there who will pay that.

What is a CDD?
Thanks for watching. Community Development Districts, or CDDs, are common in Florida, where many new developments are created in areas where no infrastructure existed before. CDD fees cover the costs of various community amenities like clubhouses, tennis and basketball courts, playgrounds and pools. The CDD fee is a line item on your county property tax bill. If you have a mortgage, it is paid along with your taxes and insurance from your escrow account set up by the mortgage company.
