There are several reasons why a property would be valued at the price it is. Anytime I submit an offer I would check all comparable listings that have sold within the past few months to gauge what the appraisal value will be.

Simple solution to begin with would have been to encapsulate the mud. Standard practice in crawl spaces. It prevents the ground moisture from doing exactly this to the under side of the home. Still fixable as long as it's not completely rotten by soda blasting the mould and encapsulating.

Interesting but…Are you qualified to diagnose a termite problem?
Technically I am not, I always recommend a professional opinion or second opinion. However this damage shows that there was a termite problem in the past. Whether it has been resolved or not is beyond my scope of expertise. I would recommend having a professional inspect the property if this is not immediately a deal breaker for the interested buyer.
Or just have a look your self & save a few quid. Seriously anything like this is easy to spot
The extent of the damage and repairs needed/negotiated are part of getting a professional to do the inspection. However, if you feel comfortable assessing yourself then that risk is yours to take.
