    HOA is a rip off. Groceries are insane in Houston dont believe this. Property taxes are high too. Very little is 300k starting in 2024 400k and up

    Please check out the Meyerland/Maplewood area for folks who want a home in the $400k price point. It’s the Goldilocks location for those who don’t want to drive far but can’t afford $1million homes. Maplewood south is great! Never flooded in my area and you can’t go anywhere in houston without flood concerns so not a bad idea to be in an area where the flooding is taken seriously and the city has taken measures to engineer flood control. 77096!

    You didn't even mention 3rd ward. The only part of Houston with 2 higher learning institutions, very clos proximity to downtown and medical district. You didnt mention it because white ppl are your target audience and white ppl dont want to live beside black ppl. When you turn on the news you see all the crime coming from all the places you name not third Ward, yet when all that going for it no one wants to invest there. SAD.

    HOAs are a scam. You know what places a buffer between run down neighborhoods and nice ones? The income levels. Otherwise The Woodlands doesnt need that lago mar or bridgeland lake thats never clean.

    You have a lot of great overviews of each area! Hubby and I are both HISD natives from Bellaire and Furr high schools so we are familiar with the actual and greater Houston areas). We moved/sold our HOA inside COH for an older nonHOA incorporated small city in Harris County in 2020 - one thing we have learned and appreciated is understanding how local government works (“city of” vs unincorporated Harris County) and getting involved with local municipal activities. For new homebuyers/residents, understanding the difference of where they actually live for election voting, taxes, and such, can make a difference in living in “Houston” and the “Houston area” (plus as you mentioned school districts-public vs private, etc). Good luck with your career and always learn as much as you can to be a wonderful resource for locals and newcomers. 🏡🏡🏡

    I live in Webster in a house built in the early 80’s. This year we put in new doors and windows. During the months of May-October the AC is running 24/7. My house is 1600 square feet and due to the humidity we must keep the ac at a lower temperature than in a dryer place. We set ours at 72 and our average electric bill runs at least $250 during these months. Also food costs about the same as in California. I travel frequently to LA so I know. Gas is cheaper here, but the produce is not very good. We do have farms and a farmers market nearby. Due to all the folks who have moved here in the past 2 years the cost of houses has gone up a lot. I bought my house in 2014 for $135 and it is upwards of $275.

    All of the immigrants from places like New York and California have caused prices rise astronomically. If you are a local (or someone moving from a state with similar wages) and can no longer afford to purchase a home in Houston, you can still buy some land (with utilities) or property for cheap in the Cleveland/Livingston area.

    I was born and raised in Houston, until I married and now live in northern California. I miss Houston, but I NEVER had a good hair day when living in Houston. I honestly can say, never had floods when I lived there, but I remember mosquitos, lightning bugs, stars at night, and rain..

    Lived in Houston for many years, moved away in 1993. I've been back four times, each one several years removed from the last. Time's passing has amplified EVERYTHING that was wrong with Houston and enhanced none of the attributes. Yes, there still is culture and great restaurants, but the congestion is even worse than before, the roads are awful, crime has gotten worse and the weather certainly hasn't improved. In the day, Houston was the home of good pay and relatively low cost living...but that is no more. The house I sold, which was near Houston Country Club in Tanglewood, now features a property tax bill of $84,000/year. That's $7K per MONTH for property tax. Yes, it was and still is a very nice house, but that tax rate is absurd. I shall not be back again; I now split my time between Asheville and New Zealand (outside Christchurch). Both placea are beautiful with great climates and NONE of Houston's problems.

    1. No zoning inside the city limits, everyone here lives in the suburbs and there is no mass transit 2. An afternoon rain will cause flash flooding in many areas, the city is basically at sea level. A few days of non-stop rain and homes will be destroyed 3. Expect most of the summer to be dangerously hot outside, 98-105 with humidity 50-70%. You get about 3-4 hours of useful outdoor time during the summer 4. City's infrastructure can't keep up with growth, so traffic is a nightmare, again no good mass transit option just a bad bus system 5. Oil & Gas dominates. The city has an interesting liberal inner core and very conservative suburbs that clash like oil & water. 6. in the suburbs you'll find 60-70% of Evangelical Christian faiths. This could be a great thing or a very bad thing, but it is a very real thing 7. Small economy vehicles do not do well on the major highways here. When everyone around you is driving a large vehicle with an 8-cyclinder you can't compete and will yield all the time 8. The air quality in certain parts of town is horrific. 9. Lots of undocumented workers, which I won't get political with but will say I've been in 3 minor accidents in last three years and none of the drivers could speak English or had insurance. Local law local enforcement in a popular Northern suburb told me about 7 out of 10 pulled over for traffic violations are undocumented without insurance and with seemingly no knowledge of Texas driving laws. Let that sink in. 10. Houston has the highest crime of any city in the State of Texas and

      Hi! Yes! There is a homestead exemption for your primary home which exempts up to 20% of the value. They are actually actively working on increasing this amount.     I was born in Houston long ago in 1950. I left as soon as I could in about 1979 and never looked back. I've lived and worked in 13 countries and am now an Australian citizen. Sorry Rylie but Houston is the WORST place I've ever been and I have a lot of places to compare it to. You'll get rich on helping people get out of Houston and find a new decent place to live.     get monthly pest control. This way you will probably take care of fleas on your inside and outside pets. You will save money with monthlly treatments vs trying to fix an investation.

    We left Houston in '77 and moved to Corpus Christi. At that time there was talk about Houston sinking. Well, it sank! Moved to Conroe instead. Everything you need but far safer, and you can drive your car.
