    Home quality is poor. The drywall is so light i can literally push a small nail thru it with my thumb. And they are building way way too many homes for what little amenities they have. There isn't even an indoor rec center with things like billiards, shuffleboard etc etc. Pickleball is already crowded and they are in the process of building a thousand more homes. It was a great idea to begin with but the builder has really skimped out on the amenities in favor of building homes to enrich themselves.

    No building stopped in the Villages! We looked at this community however they said there was a waiting list! LoL. There is definitely something fishy. Beware.

      Yes, there is a waitlist for the single-family homes. The cottages there isn’t. Depends on what floorplan you are looking for. There’s a lot of demand for the community.

    I live here. These houses are ridddled with problems these realtors hide. They don’t fix issues and don’t care about you. Stay away.

      I’m sorry you had a bad experience - we do not represent the builder. We provide buyer representation. Did you use a buyer agent or deal directly with the builder? Pre-drywall and pre-close inspections by third party professionals are recommended.

    4% is the ASSESSMENT RATE for primary residences. Market value multiplied by the assessment rate gives the ASSESSED VALUE. Millage is applied to the assessed value. So your property tax isn't really 4% on market value but much less. I think you should have clarified that.

      From my understanding that’s a vehicle and would be 6%. However, my experience is in real estate. I’d call the applicable county treasurer to confirm.

      I'm not aware of one, but would never rule it out! The majority of land that surrounds this area include other housing communities like Sun City, Four Seasons, and Lawton Station. Behind the community is Latitude Margaritaville and other planned housing communities. If there is an area you're thinking this might go into both the City of Hardeeville & Town of Bluffton have their development agreements available publicly on their websites. These will show what is/is not allowed within the Planned Development Districts.

    Visited all locations, Hilton Head, Daytona and Watersound, in that order. Take note, the amenities are slightly different at each location. But the core Town Square is consistent through all communities. Make sure you check the areas of the communities and see if you are a fit for the area. Hilton Head, although not in an urban area, you would think it was. The traffic, due to limited access to the island, is crazy. Plenty of resources in the area as well as services. Weather might be a consideration for this location, winters are definitely not tropical, summer is warm and humid with a vast selection of insect species to entertain you. Get the lanai. Daytona, crazy CRAZY busy, but Florida weather, a private beach club and finite community space. Watersound was my final stop, and ultimately purchased a home for myself and a home for my dad. It’s a bit crazy down on the redneck riviera (AKA Emerald Coast) during season, but after that, quiet and easy going with beautiful Caribbean blue gulf waters, warm water temperatures, plenty to do in the area and a 20 year buildout plan for 100,000 homes on a couple hundred thousand acres of ICW waterfront. (Each subdivision of 3500 homes will have its own town center and independent set of amenities) there is a public access marina in the works. The single family homes still have a 2-1/2 to 3 year wait, but the cottages are turning in about a year, with villas turning in a little over 2 to 2-1/2 years. I initially went in for a villa for dad and an island single family for myself, but got tired of the wait and an update telling me another year wait for the single lot made me go in for connected villas. We got the call for the villa lots after about 15 month on the wait list, And Immediately began the purchase process. The process was simple enough. A 2 step buying process. 1. Contracts and construction options. This will basically be 10% of the costs of the model you choose, the options you choose and the lot you choose. In my case, each home was a little over $45k each to get the ball rolling. 2. Interior and decor options. These are your kitchens, cabinets, flooring, appliances, automation… etc. similar scheme as far as the money, but there is a threshold you will eventually cross which will cause you to pay dollar for dollar any amounts above that threshold. This was a about $10k for each of the homes. So, soup to nuts, down payments came to about $55k per home with contracts signed at about $450k for each villa (FYI, no benefits for paying cash… oh well). These As and Bs, as they are called by your sales reps, happened about a month apart, but they will work with your schedule. And payments are due within a few days of the signing. Then for me, it will be a four month wait for my meet the builder appointment. Yup, not in yet, I just completed my Bs about 2 weeks ago. If you want to get a feel for each community, join the Minto Latitude: Margaritaville newsletter and I highly advise joining one of the resident Facebook groups, don’t worry, you don’t have to live there to join most of them. And feel free to ask all the questions you want about living there. I have always gotten a reply almost immediately, and I’ve already made great friends and learned a bunch from the locals. Yes, they are a party crowd, but that’s a Buffett thing… “keep the party going” is a quote they live by. But don’t think it required. There dozens of groups, clubs, events and fun to be had for all. The one thing I will say, you definitely need a fun attitude at your core to live there… so, if ur a shut in, leave me alone, stick in the mud type… might want to just look for a golf community up in New Jersey to end your days in… no offense to NJ intended, heck I grew up in Mercer County, but was sure happy to get out when I did. Lol…. Oh, PS. They just announced two locations in Texas as well, one on Galveston Bay in Texas City near Dallas, and another undisclosed location near Houston. Fins Up Parrotheads… “We get to live like this”

    I can't speak for the Hilton Head, but I've lived in Latitude Margaritaville Watersound since July, 2022, and have three items that are neither intended to be positive or negative. 1) do your research and talk to current residents - HOA restrictions, construction quality, local resources, and resident behavior are a few of many topics you should explore. 2) the lifestyle is robust and there's a party element that must have missed out on a social life in their younger years, so they're making up for lost time. 3) Jimmy Buffett was a great entertainer, songwriter, and promoter of the island/beach lifestyle, but I'd like to more variety in the music...hearing Margaritaville 8-10 times day is making me go bonkers.

    Wow that looks amazing! The only problem is South Carolina can get chilly in the winter. We stayed at a margaritaville property after a cruise in the US Virgin Islands about 5 years ago pre COVID and it was a really nice and the restaurant was fantastic.

      You’re forgetting that the prices you’re stating are base prices. Does not include the lot price and all the upgrades that you want. With that base price you get carpeting, brown cabinets, 3 choices of granite which are not attractive. When you’re done picking out of the “nicer” things it gets pricey. I know. I live there in SC 2020 and building in Daytona. I should have bought a resale because I couldn’t put the things I already have here in HH over there. I think the resale prices now are reasonable. Prices are going up every 4 months, it seems. Agents need to tell clients that the sticker price of home is just that. Nothing else. It’s all à la cart.

    Taxes in SC are a funny thing; they're not as straightforward as most northeastern states. A lot depends on which county, and even which city, you reside in. First of all, the state sales tax is 8%, pretty much on par with a lot of northeastern states. But clothing, medicine and food are NOT exempt from this tax. So if spend about $30,000 during the course of a year, you may pay 1 to 2 thousand a year more in sales taxes. Now, every county and town adds more to the sales tax. For example, in Myrtle Beach, Horry County adds an extra 2.5% to the sales tax. And if you eat at a restaurant in North Myrtle Beach, you'll pay a total of a whopping 11.5% sales tax! Contrast that to just across the state line in North Carolina, where it's only 6.75%! Yearly car tax will cost you about $250 to $500 depending on where you live, for a $30,000 car. Boats, etc., are also taxed yearly. Now the good news: property taxes are much lower. I own my own home in Myrtle Beach, and I qualify for the senior discounts. I pay less than $1500 per year for a $450,000 home (new construction). With rental properties you will pay more. But it sure beats the $9000 in property taxes I was paying in NJ for a house valued at the same amount! So check out the rates WHERE you want to move to, before making a decision.

      These are all great notes & you are correct for clothing etc. It's important to note the difference in area. The state sales tax is 6%, different counties can add an additional percentage on top of this. We're a bit more south than you, the closest counties here are Jasper Co (6% + 3%) and Beaufort County, which doesn't add anything on top of the state 6%.

    State income tax? Uhhh, NOPE! Native of Florida, lived in Charleston over a decade (military) no state income tax or car taxes. Retired and moved way west. No state income tax! We let the suckers who come here to gamble pay our income taxes - thank you very much!

      @@thereserveteamsc The Soldiers & Sailor's Relief Act of 1941 exempts active duty military members from state income tax and vehicle property taxes. Some states they have to pay only the yearly registration fee which is minor in order to obtain the local license plate. Mainly they do as I did and retained my Florida plates for most of met career. What is not exempt are residential property taxes for own homes. This applies only for those military members stationed in states that are different from their "home of record", i.e. most likely their parents home address in many cases. If you are stationed in the state of record, then you pay the requisite taxes as any other state resident. As a retired military member. I view "Thank you for your service" as an insult. In other words what the person is stating "Better you than me - Sucker". That is the vibe I always get.

    Been watching these tax videos. I don’t get what 4% is applied to. In NY I was paying about 2.5% of market value of my house. NY has one of tightest property taxes. How could SC be 4%? Moved to Delaware and paying about 0.4%. If I move to SC and buy the same value house will my taxes be 10x as expensive? I’m missing something .

      We get it, they don't make it easy for sure. Let me walk you through the process. The City or Town will assign a Taxable Value of the property. Then in SC it can go one of two ways. If it's you're primary residence you multiple the Taxable value by 4%. Thats your tax base rate. Then take that amount and multiple it by the local cities millage rate. So you're not paying 4% of the appraised value, it's only a step in the process. If it were not your primary residence that intermediate step would be at 6%. So obviously a higher taxable value times the same millage rate will equal a higher tax debt.

    The state politicians in NY aren't finished chasing people out of new York. Now they want to force us into electric cars and force us to equip our homes with electric furnaces, water heaters, electric stoves etc. Electricity is far more expensive and there won't be enough electricity to go around. It's just crazy. Hopefully people wake up and vote them out but I doubt it.
