As I've always said as a 13 year veteran of living on a floating home and growing up on lakefront property: a floating home is the least expensive waterfront property you can buy! Yes it comes with some caveats like a 20% min. down payment from limited lenders and even more limited expensive insurance options. The lifestyle however is worth every penny.

If you want the privilege of paying inflated state income tax rates to live in a crime infested area full of homelessness, move to Portland.
What? No Wilsonville... Charbonneau district is the hidden gem that families are moving to. It's the closest thing to resort living there is in the PDX area. Golf, Tennis, Pickle ball, swimming, Walking/Bike paths, Dog park, Gym, Marina and a village with shops and cafes.
You're absolutely right - Wilsonville should have been included in this video. I did release a specific video on Wilsonville (including Charbonneau) back in August and I will be creating an updated version of this map tour video later this week. Property taxes are fairly high but we have no sales tax.
I thought the population in portland was declining due to crime and extremely high taxes.
The population of Portland declined in 2024 by around 4,000, however there was a 23,000 ish increase for the Portland Metro area.

Lived in Portland and surrounding area for 26 years. The area has become unlivable. Glad I moved to the South.
Been in the metro since 2008. Mostly in Gresham. Loved it when I got here, I absolutely despise it now. I'm DONE with Oregon, and the entire PNW. I really ant to go back to upstate NY where I grew up. 16 years here, I have developed NO emotional connection to this place at all. I feel I live in hell. This place is miserable.
I like Tualatin, but it is quite (suburban), if you are looking for more of a city feel. 20 mins to Portland (I live downtown) with lighter traffic. Anytime after 2:30p (M-Th) , 12:30p (F) it is more like 35-45 mins to Portland. There is bus service into Portland, but it takes about an 1 1/2 hrs (or more) each way.
There's not much there but is cheaper than PDX.
Great little spot, quirky shops and restaurants, parking however is tough.

Multnomah Village is a great area if you can afford it. I lived in Hillsdale (as a renter) in the 90's when it was still affordable.
Multnomah Villige to Hillsdale. Some of the best areas in SW Portland. Nice video. Grew up nearby.
Burlingame and Garden Home are nice little hamlets as well.
Interesting interpretation of Canby, but I fail to see why you did not mention the Clackamas County Fair and Event Center!
Absurd location for a 5-star hotel. There is no "there" there. What are guests gonna do in that shabby neighborhood? Shop for used books? The RC would have been better located in the Arts District. (Museum, concert hall, theatre, restaurants, art galleries, park blocks, Saturday market.)
This is a fair point Richard. South Waterfront is also an area that has the newer larger modern condos. The Ritz Carlton was approved to be built back in May 2018 when downtown Portland looked quite different.
This is downtown Portland, not NYC. After the used books store you can take a ride on the Max and see if you get shanked or not!
Who in their right mind with $6M would want to relocate to Portland Oregon?
People who make money off the money they use to help homeless people. Common sense would tell you if you spend billions of dollars to make the problem worst someone is obviously misspending the money for personal gains. Now they can sit on their patio and watch their puppets use drugs. Portland reminds me of Oakland, Ca. When stupid people vote for the same politicians and expect different results but get the same results then vote for them again. I know it doesn’t make any sense.
This is a great question Josh. The buyer of this property will most likely be a cash buyer (or investment company). For someone to purchase this for cash their net wealth will likely be at least 3x of the list price so the pool of people who have close to $20m in net wealth is going to be very small. When you also factor in what you could purchase instead of this, then people of this wealth may opt for larger lot or a different location in the Portland metro area (e.g. Lake Oswego). It is definitely a unique property for a very special type of buyer.
Is carpet attractive to most buyers?
@@nbetley Carpet tends to be a more affordable option compared to hardwood and LVP, both in cost and installation. However it does not last as long and is less durable. So to answer your question - in general no, but it is a personal preference (i.e. some people might prefer carpet in the bedroom).

Hi Mei - there's quite a few Asian markets across the Portland metro area. Specifically in Happy Valley is "Hiep Hung Asian Market" which has good online reviews.
Our family is headed to Lost Lake today. Some of us will camp. some will stay in the lodge and others will camp. We are looking forward to it (and hope the rain in the forecast is short lived!)

Make sure folks look into the schools before thinking about the area - great teachers and some wonderful folks but they have a history of bad school board decisions, a controversial superintendent hiring decision, and a $4 million dollar budget shortfall.

Hi Jim. Clackamas County (which Canby is located in) voted 54% Democrat, 43% Republican and 3% Independent - so I would say it is slightly more liberal than conservative, but not "hardcore". I cannot find information for the city of Canby (the population is under 20,000), but I feel its likely aligned to the county numbers. Hope that helps!

Willamette much prettier than the Columbia not to mention being in the pdx flight path. Yes sellwood has the nicest everything
EVERYTHING has a tradeoff. Not nearly as many newer, high quality, larger homes on the Willamette. A LOT more expensive being so close to downtown.

PDX is going to get bad (again). I'd think twice before moving there.
Other things to take into consideration that I wish someone told me before I relocated here are the public school systems are poor, homelessness and crime are continuing to get worse and one accident on a freeway will back traffic up. Moved here 5 years ago from Colorado Springs. The west coast is beautiful to visit but living here is getting scary! I've never felt this unsafe.

I love Portland, but stop sending people to Voodoo Donuts. Their success is clever marketing, cute names, and lots of frosting to take you mind off the truly craptastic donuts. I groan every time someone brings them to a meeting. Blue Star Donuts are good. Actually, almost all the donuts in Portland are decent. I love donuts, but Voodoo Donuts are inedible. Too much frosting. All decoration and naming, nothing to do with flavor.
I actually really like Voodoo! The Portland Cream is super soft in the middle with nice filling. Have you tried Pips donuts on NE Fremont? That’s my favorite donut shop and dangerously close to my office!

Happy Valley is great - I released a video in February on my thoughts on Happy Valley.
South Waterfront has a MAJOR flaw in my opinion. There is no grocery store such as a Trader Joe's, New Seasons or Whole Foods. I worked as a field tech and have been to all of those buildings and that is a consistent concern I heard from my customers.
That's great feedback - thanks for sharing. There is Urbana Marker for the smaller trips, but you're right that it could do with a larger store within the community.
Madison High School was recently remodeled and renamed McDaniel HS.
Portland's a lot pretier in May after the trees come back to life.
