Chris, sorry but it is people like you spreading this information that hurts our industry. You do not have to be a realtor to have a real estate license or sell real estate. All MLSs are not owned by NAR! So no you don’t have to be a member of NAR to access All MLSs and you don’t have to be a member of NAR to sell real estate

I believe that Chris’ economic analysis around the 41:00 mark is incomplete, which leads him to an incorrect conclusion. He suggests that sellers will be keeping the 2.5% buyers agent commission for themselves. On top of this, buyers would still be required to compensate their agents for services rendered, which will tend to “reduce their total purchasing power.” I.e. fewer people will have access to home ownership. Chris’ analysis ends there. However, if we complete the analysis, we recognize this as a simple supply and demand situation. If we accept the notion that fewer people will have access to home ownership, this is tantamount to a reduction in demand. Given a fixed supply of homes, if demand is reduced, price will naturally drop to meet the new demand curve. Bottom line: this new compensation model would seem to cause a reduction in home prices, not an increase in prices. Great podcast! You have to revisit this topic again sometime soon!
