21-year-old tenants, the original owners who died, promised to allow us to rent to own if anything ever happened. The granddaughter took over and said the same thing. 1 year later, after taking over, she reneged on us and changed her mind after we spent $10k with inspections and repairs her p, telling us to take all the repairs off the cost of the house. she changed her mind and said we need to find funging. What can we do to get our money back? Feel stupid, bamboozled, and just tried to be nice because of my relationship with my grandparents for 21 years. telling us to get funding and sell it as is or make repairs, then get funding ourselves.

So, if I'm a senior citizen, and I allow someone to use my phone; then they tell me they are homeless and I allow them to stay in my house for 30 days free, but after the 30 days they refuse to leave. If someone breaks into your home and doesn't leave, can possess squatters rights and kick you out.
Property management for 20 years. You better believe your lifestyle is being evaluated and judged. So many times maintenance will tell personal insights to management about lifestyle. So why is it that if you live in a single-family dwelling, you don’t get very much relocation assistance?? It’s only one month rent, which is not enough for relocation deposit storage movers U-Haul etc. As the tenant are you able to ask for more money to move because what if it’s just not possible for you and your family specially when you have minor children and your low income??
Consider it the same as an employment application. The background check shouldn’t be intrusive. I always think how would I defend this in court.

IMO, landlords should have every right to inspect their property for ‘general’ purposes several times during the lease with written notice. Time and again, responsible mom and pop landlords who actually gave blood and treasure to build their modest rental units are anymore seeing successions of tenants trash their properties and blemish the neighborhood in fundamental violation of lease agreements. From having not only pets but neighborhood menaces, unmaintained yards, un-shoveled-snow sidewalks (municipalities fine the landlord), don’t report plumbing issues, amass interior and exterior garbage then complain about the vermin it attracts, and worse. Here in the NE US, liberal tenant protections are so fierce - it’s nearly impossible to evict a tenant for any reason. And with state sanctuary status and the uncontrolled population influx it’s wrought, housing has become a Hunger Game. To cushion the crisis, my state has been seizing whole bands of properties by eminent domain, and doubling down on rent control - oh I mean ‘rent stabilization.’ Am I a landlord? No, but used to be. But never again.
Same people who picked up my furniture then say the place wasnt clean that only had packed items. I had a home thats where the furniture was supposed to be delivered to. Hello and thank you for the videos, what are we allowed if pets were acquired years after the original lease agreement and the pet is not listed, and the tenant does not have been authorized to have such pet. Can we impose a deposit and an additional monthly fee if they decide to keep the pet and the pet must be registered or not and what would be the maximum amount to ask as deposit and for an additional monthly charge. Can this be executed by an addendum agreement document and if the tenant refuses to comply can this be considered at fault eviction category ?

A smart tenant could drag the process out for over a year using AB 1482. Most times it is cheaper to just offer them cash for keys.
Question: On the day of termination of tendency, can the landlord show up and knock on the door of the tenant to see if they have vacate the property? Or I still have to give a 24 hours notice to to the tenant that I will be at the property (even if they are or are not at the rental property). If I have to sent a notice to show up, can it be text or email?

You as a tenant have THE RIGHT TO DENY PHOTOGRAPHS of the interior of your home being taken by realtor. You as a realtor do NOT have a right to just take photos just because you think you can. Walking to the bus stop 🛑 and clean my own apartment. So Jennifer Osksi blaimed me for it. It wasnt me at all but i agree with teresa on Jennifer Osksi behavior along the stress fracture. Its due to a incident involving another tenant neighbors who got into gang member Jennifer Osksi got into a fight. I ignored it because I was on the phone with the Orthopedic Dr clinic and made appointment for my wrists was hurting alot. I have a landlord trying to tell me that they are going to bill me for a new screen and they have lied in the email saying that they have proof that they screen was there on December 14th I have proof that it wasn't there all the way back to April and I have emails asking for it they don't know that I've caught them in this lie the current landlord boss just joined and became aware of me renting from her underling in December she doesn't know that I have excessive pictures and files going all the way back to free rental and I'm not sure if I want to tell her or if I want her to try to evict me over this and then discredit her she deserves it for bullying me and lying and telling me that I'm going to have to pay for the screens when she knows it's a lie

In Los Angeles County What happens if the UD is serve by an adult over 18 who is 'not' a licensed process server and is not a sheriff, and the tenant does not respond within the 5 days: 1: Do you ask for a default by way of a Clerk's Judgment or does it have to be a Judges judgement because the process server was 'not' a licensed server or Sheriff? 2: Can you request payment when there is a contractual lease as well as possession if it is a clerk's judgment? 3: Do you complete this on CV-100 form 4: If it has to be for possession only through the clerk for speedy process do you complete a separate form later to get the judgement for rent owed?
