Hello Vipul Sir, Please clarify this: If a husband and wife don’t have any registered property in Delhi/Gurgaon, and the husband has booked a property (e.g., M3M) with only 20% payment made and just the Builder Buyer Agreement (BBA) completed, can the wife still apply for an Affordable Housing scheme under Priority Three? Please provide a genuine response to avoid potential issues later.

Gurgaon is the most overpriced city I have seen soo far! I am an It employee and have lived in a lot of cities like pune, Bangalore, Noida etc Infra wise, gurgaon is the worst Worst pollution Worst water drainage Worst waste management And bullshit prices God bless gurgaon!
Just because you can’t afford doesn’t mean it’s overpriced
Also density is 88 which is mid density & not appropriate for a price of 20k+(20+GST+PLC).
Hi Vipul, I watch & appreciate most of your videos. However, the loading reported in this video is incorrect. There is around 47-49% loading, not 32%. The formula for loading is based on the carpet area and not on the super area.
Worst builder. Never trust BPTP. I invested in their project - park sentosa- in Faridabad. Never went beyond some basement excavation. The money invested in 2012 I got back in 2022 after multiple RERA courts ruling. In their response they placed all sort of unsubstantiated lies against me ( which were exactly same as other petitioners in our group) but in court all of them were demolished point by point and court ordered them to pay which was done after 1 year and that too in 12 instalments . Never going back to them even if offered free!

Market has crashed already... depends on holding power of individual
Bhai kahan bull run ke chakkar mai pade ho 4 mahine ho gaye mandi aaye hue. Correct already ho Gaya abhi crash hoga and u will see builders becoming bankrupt.. under construction walo ki lag gai .. and this is the scenario all over India.. this is a repeat of 2013-2018
I am also saying the same thing, prices have been corrected and market has entered into Maturity stage , but it doesn’t mean that it will crash . It will still reap good fruits.
@ people memory is too short I hope u remember 2013-2018 when price came down by 30% my flat in noida which I bought in 2010 of 30 lacs peaked to 52 lacs in 2013 and came down to 40 lacs in 2015 and remained same till 2019 than peaked again 70 lacs now again down by 5 lacs and in between many builders became bankrupt.. leave alone crash many people will loose money due to builders bankruptcy and endless delay to cash flow problem.. if u want to invest buy a plot buying a flat for end use only makes sense due to very very weak laws in favour of buyers
@ RERA was not there at that point of time . Developers used to buy a piece of land from their current projects cash flow Which is not allowed today.
@ cash flow is customer it was a downturn when builders were not able to sold balance inventory customers defaulted on payment and builders defaulted on bank loans .. china has a 10X strong real estate law vs India we know what happened there we have seen sub prime crises where same happened..no point in defending.. under construction flat a worst investment if u have white money

Confused between old projects (15 yrs+) in gurgaon (like Vipul greens, vatika city-49, Bestech 48/49) with although good room sizes but minimum balcony, selling at 3.5-4 cr or go to new gurgaon and buy comparetively new projects but small rooms with big balconies again around 4 cr such as Bestsch grand spa, Primus etc. What do you recommend.
Buy new construction only if you have money.. New projects are built using Mivan technology.. Old construction is very bad..
Bestech Grand spa and Primus are not new, they started more than 10 year ago

It is one of the rare videos where someone is talking about the reality of Gurgaon real estate. Even in many completed projects across SPR , GOLF Course Extension Dwarka Expressway, hardly 20% occupancy is there. Rest 80% Flats are lying with investors. Resale prices have gone up by 60 to 80% in the last 1-1.5 years just because of FOMO and undue hype created by dealers. I was there to buy a flat and decided to wait for a couple of months.... Thanks for true insight... I wrote the same comment on one of the famous gurgaon real estate you tuber, he immediately deleted my comment. It simply means, hype is all hawa hawai..Wait nd take right decesion.

SW69 usp was marina bay concept, which was not shown only floor plan sold. Concept to dikhaya hee nahi 😂 Jaldi jaldi mein sabne high density project with agreesive pmt plan buy kar liya. Abb eska bhi future aristocrat wala dikhta hai, hard to exit. Very important Builder ke paas bheed hai that doesn't mean project is good, agar apki resale unit demand mein hai than your project is good.
