i lived on pine island. ft myers got too crowded for me. it was nice 50 years ago.
Yeah, Pine Island is really nice if you want to avoid the crowds as long as you don’t need to leave the island often.
During heavy rains, do the neighborhoods flood? Within new construction, is it allowable to include hurricane enhancements like upgrading roof or adding functional shutter systems? Are solar panels allowed by the HOAs?
These neighborhoods have not flooded. The newer neighborhoods typically don’t as they are built up higher than they used to be. Hurricane enhancements are not allowed, they are required! All new homes in the area are built with hurricane straps and clips in the roof and are required to have hurricane shutters or impact resistant windows. Solar panels are allowed. State law requires HOAs to allow them.

Hi if you buy a home in cape harbor and it has an HOA fee are you responsible for the condo assessments
If you buy a condo you take over any remaining condo assessments unless we negotiate something different. If you buy a single family home those are separate from the condos so you would not be responsible for any condo assessments.

A lot of water around.. a lot of alligators?
It is suggested that you assume there are alligators in any big body of fresh water anywhere in Southwest Florida especially away from people. I can’t say there are more in the Ave area than any other area in Southwest Florida. It is quite common to see them in any communities with lots of lakes. If you leave them alone they will leave you alone. The only time they get aggressive is if people start feeding them. Because they don’t know you from whoever it is doing that. They just learn people = food so they start coming towards people thinking they will get food.

Great video!! Wellen definitely wins for beach proximity. I've heard Lakewood Ranch beach drive times vary significantly based on where your home is in the community. For Babcock Ranch, I timed my drive from the Babcock entrance to beaches in Bonita Springs (Barefoot) to 45 min in July mid-morning. Can't speak for Ava as I haven't been there yet.
Thanks. Yes Wellen is for sure the best for beach access. And yes Lakewood beach drives times do vary significantly based on where you are because it’s so big. Plus the closest beach will vary depending on where you are as well. The north end is closer to Bradenton/Ana Maria beaches while the south end is closer to Lido/Siesta Keys.
I would never ever ever live in Southwest Florida again. I am just desperately trying to find a way out of here.
It sounds like you are over being in Florida. What needs to happen for you to be able to go somewhere that you will enjoy more?
Do not be stupid. Do not let them fool you. Dry heat over the Florida humidity any day of the week you cannot even breathe at 8 o’clock in the morning when you step outside in Florida because it is so humid.
I breathe better with a bit of moisture in the air vs having bloody noises every day because it’s so dry. But not everyone gets that. I grew up in AZ and never used to but I go back once or twice a year and get them every time now.
Do not move to Florida. It’s like a giant swamp. Nothing to do here unless you love and I mean absolutely love beaches nothing at all to do here.

Close to retirement and looking to settle in the Ft Meyers area, but the adult children will live with us there as well. They are still working so is this area good for employment opportunities?
In general Fort Myers is one of the best areas in Southwest Florida for employment opportunities. The other good option is Sarasota but it is significantly more expensive to live or going up to the Tampa area to have real big city options. From Wikipedia 12/31/2024 Ave Maria and the surrounding area is sprayed regularly by CMCD aircraft with the pesticide Naled to control mosquito-borne diseases such as West Nile virus.[27][28] Four water toxicity tests in 2007 and 2008 showed carcinogenic trihalomethane levels above the legal limit for contaminants.[30] Naled can cause cholinesterase inhibition in humans, which in turn can overstimulate the nervous system causing nausea, dizziness, confusion, and at very high exposures, respiratory paralysis and death.[5] It has the UN hazard classification of 6.1 (inhalation hazard) and is prohibited for use as an insecticide within the EU.[9][10] Naled is considered highly toxic to bees,[7][16] as well as being moderately to highly toxic to birds and toxic to most aquatic life. Naled is also toxic to butterflies at amounts typically used to control mosquitoes.[17][18] The mule deer is among those most resistant to its effects.[4][13] Naled is banned in the European Union because of concerns about the toxicity.
Yes they use chemicals to treat for mosquitoes. That is something that is pretty much a necessity. However, Those water tests are from 2007 & 2008 that’s nearly 20 years ago. They are using multiple chemicals now instead of strictly Naled based chemicals and since there does not seem to be any recent high levels in the water is not really an issue anymore.

Thank you for the excellent video, but I am surprised there wasn’t discussion about the schools or the county governments where the two communities sit? We are looking to relocate in a couple of years and my sense is that Wellen Park will have the upper hand as far as schools and county services - being located in Sarasota County. I’ve heard Sarasota County is probably the best run county on the west side of the state (especially the schools). Is that accurate or inaccurate? Thank you again!!
You’re welcome! I can’t say much about the governments because how well things are run are too subjective and political. But as far as schools, they both have great school options. Very high auto and home insurance, highest in the nation.,, horrible politics.
Yes insurance is high which makes sense. The $ amount of damages is highest in the nation as well. Most people relocating to the area are doing so at least in part because they like the political leanings of the state. And many people leaving are leaving at least in part due to the political leanings of the state. If you aren’t a fan I can help you make the move out to somewhere that is a better fit for you.

Traffic has definitely gotten worse everywhere but I don’t feel like it’s bad in Venice, especially compared to other nearby areas.
Horrendous traffic, hurricanes, high homeowners and car insurance, again, traffic.
Do you have anything good to say about it? And why traffic twice? Especially when traffic in Venice isn’t even bad unless you are comparing it to a farming community in Iowa.
I’m torn between the 2 ! I definitely am attracted to the low humidity but the lack of water is an issue for me but also Florida has gators and my dogs love swimming in the rivers! I love hiking and Arizona offers more options ! I also love the mountains and Florida has none but I do enjoy the ocean ! Would consider California but it’s just so expensive
In Florida your dogs could swim in your pool but yes, I’d keep them out of the rivers. There are actually a ton of hiking trails in Florida too. Actually a ton more than most people think. Definitely no mountains though. It is a tough choice. After growing up in AZ, I wouldn’t move back though. I love being by the water! I always loved California but I definitely agree with you that it’s too expensive, and having been there recently, it’s dirty and makes me feel sad every time I go out for all of the homeless people. I guess if you are going to be homeless anywhere, then southern CA is probably the best place to do it, but damn is it sad seeing that many humans stuck living like that and not being able to do anything to help them.
All of these are too expensive for the average individual. Not affordable and segregated by income. Sounds anti-black to me.
Yes they are probably too expensive for the average individual if you are taking the US average. But not for the average individual who is looking to relocate to this area. And that is there target audience for these builders. I’m not sure where you are getting your information about them being segregated based on income though. It wasn’t from my video. These communities have different neighborhoods that are geared toward different budgets because most neighborhoods are being built by individual builders and those builders build different types of homes. Then within the neighborhood they might offer different kinds of homes which are typically delineated by the lot size they fit on. This is how they make efficient use of the space and their employees and contractors. They typically have a construction superintendent and subcontractors that only do condos, and another superintendent and subcontractors that only do the narrower single family homes, and so on and so forth. This allows them to build in an almost assembly line fashion which allows them to build faster and keep costs lower. Price points are different, yes, but that has nothing to do with a buyer’s income. Price is based on the cost to build plus whatever profit margin the builder wants to make as well as what the local market will bear.

We loved that area, but the summers were so hot! I mean really HOT! They have been promising a hospital for at least 8 years.....never happened and probably won't since NCH knows it will have an effect on their bottom line. Just my honest opinion. He's right about the Mosquitos.....I always said they were the state bird :) When the sun goes down, they feast, I mean FEAST on you. I had to purchase a full net just to walk our dog. You'll see your share of bears, coyotes, bobcats, deer, and of course some huge gators. You had to always check your porch before opening the front door....and you never leave your garage door open. Gators will enter and seek a cool area or warm area, whatever they need. They will attack you or your pet. On the other hand the people there are very nice. Taxes are high as are the cost of home owners insurance if you can find someone to write a policy. Auto insurance is high also. Gas prices are decent outside of town. Napes is not that far....it also has some nice churches to attend, along with tons of eateries. The Farmers Market on Third Street South is very small, but the nicest you'll ever find. If not for the heat in the summer, we would still be there. Enjoy your visit!
It’s Florida so yes it’s hot in the summer. But the reality is it’s hot in most of the US during the summer. The difference is it is hot every day while in most northern states you will get some very hot days in the 90s and some nice mild days in the high 70s to mid 80s. But the trade off is no snow or freezing temps in the winter. As far as the hospital goes, there has to be enough population to support the cost. After all the US heather system is a for profit system. If the hospital won’t make enough money to make the investment to build it worth it they aren’t going to build it. It won’t hurt NCH bottom line because they will likely be the one to build it so if there is enough population to support the hospital it will make them more money because they will have more beds generating more income. If the population isn’t there yet, they just won’t build it. There is definitely wild life! That’s part of the fun of living there. Thanks for all of your comments!!

I understand. Everyone loves a place the way it was when they moved there because that’s how it was when they fell in love with it. But nothing stays the same for ever. Just like any other living thing, the city is either growing or it’s dying and Venice grew. It’s still very quiet compared to many of its neighbors but just with more things to do and places to go so that more people can get the same enjoyment. And now you get to decide if you want to embrace it or move on. I hope you decide to embrace it but if you want help finding a quieter place instead, let us know.

Babcock Ranch is not solar powered. That’s a misnomer.
Actually it is. The solar field there produces more power than the town currently needs and the 2nd phase will produce enough solar power to power at least the entire town once it’s finished. That doesn’t mean that the electricity isn’t transported through the power grid just like any other home and that you don’t pay FPL for your electricity. It means that the solar field in Babcock produces enough electricity to power every home and building in Babcock.

Great video. I actually might be moving out there this summer. I've lived in many areas so the "cons" didn't really bother me. I pretty much grew up in Pittsburgh PA, moved to Charlotte NC for a while, stayed in Myrtle Beach during the winters for a couple years, then lived in Austin TX for the last 6 years, and recently just moved to Port Charlotte FL for work. Been here for a 6 months and I'm always trying to escape every chance I get to go somewhere where there's city life. lol So, after my lease, I think I'm heading to Fort Myers / Cape Coral area because there's at least some life compared to where I'm "trapped" now. lol But I definitely appreciate the informative video and the mentions of other things to do in Fort Myers (Edison and Ford Winter Estates, Gulf Coast Town Center) because I'm looking for more things to do when my parents visit in December. Anyways, again, great vid!

Absolutely! There are sports bars all over Venice. You’ve got Oak & Stone in Downtown Wellen and the Taphouse in the Publix shopping center in Wellen Park if you are in that area. The Sand Trap, Linksters, and Wally’s on 41 if you are in central Venice and don’t want to go onto the island. And If you are on the island you have the Old Venice Pub, TJ Carneys, and Daiquiri Deck. There are a ton more options as well but these are a few of my favorites.

Cons - Cultural park area is a dump ! infested with drug activity, as for the food , food in SW Florida is horrible, Chinese take out is absolutely awful, and yeah tons of water but you can never go in it because the water quality is awful. - enjoyed the video tho 😊
Well that is one small part of Cape Coral which is one small part of SWFL so I don't think that ruins the whole city but maybe you do... And there is plenty of good food. You just need to know where to go. I'm not sure Chinese take out should be the determining factor on if the food is good either, but to each his own. And yes there have been water quality issues in the past but there has been a lot being done to resolve that and they are still working to on projects that will make it even better now. it just takes time for major infrastructure projects like they are building to resolve this. I left there. I had a place a block away from stump pass marina for 18 yrs.it was great for 15 years . Then to much building and traffic. The water quality went way down hill because of red tide every year. Smelled like sewer water and dead fish. That place is ruined

CAT 4-5 Hurricane “bullseye” location. Look at history. Very dangerous place.
I did look at history. I counted 43 major (CAT 3+) hurricanes to affect Florida since records were 1st kept (1851) Only 2, Charley in 2004 and Ian in 2022, have hit Punta Gorda basically directly. Of course the recorded location of landfall is typically a barrier island because Florida is surrounded by them but those are the only 2 with a virtually direct hit. There have definitely been other storms to have significant impact on Punta Gorda, but if you are going to call it a "bullseye location" I wouldn't say 2 in 173 years, or even 2 in the past 20 years makes Punta Gorda a "very dangerous place". The Big Bend/panhandle area of Florida has been hit by nearly 3 times more hurricanes than Southwest Florida and Southwest Florida is tied with Southeast Florida for # of major storms to have impacted the area. Are they doing more damage than in years past? YES because there are more people and property there than ever before and the property is worth more than ever before. And this is why I talk about storms in every one of my videos. Because they are real and people need to be aware of them. But I'm also not going to be a fear monger and when the reality is based on historical averages major storms impact Southwest Florida once every 6-7 years similar to Southeast Florida. Yes we have had a rash of them recently and no one can guarantee that won't continue but it is more likely that weather patterns will continue to change and with it so will the locations that hurricanes hit.
We visited Ave Maria twice and there is a lot to like. The 55+ Del Webb is very nice. Unfortunately, the lack of health care options was a deal breaker for us. We are both in our 70s. Thanks for the video.

Wow! Those are strong words. Yes Lennar builds allot of homes there but that is because there is demand for them. What else are they supposed to do? Say no sorry we’re full? How would you have felt if they did that 30 years ago when you wanted to move in? And you claim that they only care about the tax base, but without the tax base how do you expect them to have any money to do anything about mitigating hurricane damage? And what so you expect them to do to mitigate hurricane damage? They can’t exactly push it back out to sea. The last couple years Southwest Florida has been unlucky with storms but prior to Ian, Charlotte County hadn’t had any issues from storms since Charley in 2004.
