    Interesting that the number of new listing lows around Christmas, but cumulative days on market hits a maximum around Christmas and sale price hits a local minimum around Christmas. You would think that due to supply/demand, when there's not many new listings, price should go higher and days on market should hit a minimum. But I guess there's really not much volume during Christmas. Thanks for these reports, Sean.

    Sean, holy cow! It’s insane out there. I grew up here and I feel like I’m being completely priced out. What are your gut-feelings as to what the market will look like over the next few years? I’m losing hope and think I’ll have to move out of state if this trend continues.

      The rest of the year will be a great opportunity to buy. Also, thing big picture and consider slightly further out, ex. Longmont and north or Castle Rock and south.

    Great overview, thanks for answering my question! Stapleton/Northfield is one of my favorite areas as well. It’s always nice to see an opportunity for a fresher take on home styles and neighborhood planning that you don’t get to see close to downtown often. I imagine we won’t see anything new like that until the Elitch Gardens area is redeveloped.

    .Countdown to crash town. forbearance on the 2nd highest debt load in the US after HI. Can only be 3rd if you include DC which isn't a state. I can hear that train a comin'. A state with roughly the population of the greater Dallas/Ft Worth area and 50-60% of the economy should not have 2-3x the housing prices. It will crash one way or another. There will either be a recession or the Colorado fad will fade once more and building will catch up with demand. We are down 4 building permits per 1000 people from 2007 and have builders addicted to luxury crack.

    Sean, I see values declining in other areas of the country. Many home shoppers no longer qualify due to mortgage guideline changes and it is impacting the supply of eligible buyers. Subscribed! Hopefully you will enjoy the content on my channel enough to do the same.

    For some crazy reason our home value keeps going up here in MD. I think in 6 months we will see some sort of change. Higher price? Lower price? Depends on lending opportunities aaaaaaand inflation.
