    Excellent info but I didn’t see it until I searched ‘real estate and fire severity zones.’ This and additional updates should be more readily available because real estate agents are not bringing it up so it’s probably buried in the mountain of paperwork they ask you to sign.

    I sent the Seller Property Questionnaire to the seller. He answer NO to some of the questions but the system doesn't allow it to proceed without completing the comment section. Do you know how to push the system to move forward? Thank you,

    A GRM does not measure time. It is a valuation using an income approach to value.

    A 6 capis not a "return". Cap rates come from an income approach to value called direct capitalization. You use cap rate comps to VALUE NOI. If the market cap rate is 6% all that means is that investors have paid $16.67 per dollar of possible NOI. That is not a return. An apartment brokerage expert should know this.

      Wrong again Walina. If a person were to pay cash for a property (no debt), the CAP rate absolutely represents what their annual return on their money would be. Therefore it allows an investor to compare assets on an "apples to apples" basis because the CAP rate removes debt service so that interest rates and loans to value are extracted.
