    People always seem to harp on about how nice it is to have a super mild winter, but forget to mention the 9 months of blistering heat and humidity.       @@dougdorrer4622 you’re 100% correct! Buyers and sellers have never been required to use an agent. Many choose to do so to have a professional in their corner but it’s never been required.

      @@JMLestino you’ll have to talk to you lender for specifics but they will ask for pay stubs and bank statements so you’ll need to be able to show your income as well as your ability to pay down payment and have some reserves.

      @@LindseyJohnsonRealtor Actually, there are several new laws that are of interest. (1) My understanding is that HOAs can no longer deny architectural changes to your home/property unless they point out precisely where in the CCRs the change is not permitted. And even then, (2) if the CCRs have what is referred to as "Kaufman language", those previous denials are no longer applicable. State law takes over. Kaufman language refers to text in the CCRs that permit "time to time" changes to the rules. In other words, if the ARB rules are open to future changes, the new state laws are now included in those changes. If the language doesn't exist, the new laws can't be applied retroactively. Think about fences. If a CCR states only black iron fences are acceptable and does not state changes to the rules are possible from time to time, then black iron fences are the permanent rule. If the HOA wanted to leave an opening for future uncontemplated issues, that opened the door to the state forcing changes, which they now have done. You should speak with your Realtor's legal counsel.

      @@ijaylovesluxury I would HIGHLY recommend talking to your mortgage lender first. Taking out a personal loan when you’re pre approved for a mortgage could ruin your mortgage preapproval. Ask your lender before you take out any other loans or open any other types of credit.

    Ahhhh. Yup insurance is always the answer.... It used to be called Racketeering but when politicians got involved they named their thievery... "Insurance"... Then they passed laws to protect the Scammers, (themselves & their Insurance Companies owned by the politician's minions) from the very people they steal from, you and I... In reality they are... Organized crime protection rackets protected by those we pay to protect us from them... You know what they'll get if they pull that on Anerica''s flyover people? A burned out cellar hole... 👍👍👍🍻 IMO

    I own real estate in 2 states. Both offer fraud guard, basically email notification if anything is filed against the property. It works well and is included in the taxes you pay. Call your County if you don't find it on the property/deed area of the county web site.

      Buying right now would be a mistake- “If” market crashes, then you lose all your down payment. If it does not crash , According to her - price will increase and so will your savings in that time. Waiting would be best in 2024.

      @@DigvijaySingh-li9kx everyone has a unique situation, but if someone is financially ready to buy I think buying could be a smart move. Homes are appreciating in value so the same home next year will cost 2-5% more. If interest rates drop which could happen (although it would be slight) buyers will jump on it and the prices will rise. It’s hard to make a blanket statement because each persons circumstances are different, but I feel now could be a great opportunity for buyers to get in while sellers are willing to negotiate. Doesn’t mean that everyone should go and buy, but if you’re renting, your interest is 100%. And if market crashes (which I really don’t see… )many, many homeowners have more than 50% equity in their homes so if they HAD to sell, they could without foreclosing. It’s such a weird market right now, and I think that causes a lot of confusion. Bottom line, if you’re able to buy (solid employment, finances in order) waiting could be a mistake.

      As with any professional you hire, plumber, dentist, physical therapist, you will compensate your agent. How you do that depends on the agent because it’s all negotiable. But I do find that you get what you pay for. 🙂

      That’s what I’m curious about- I think this sounds great on paper but I wonder if it truly helps with the issue of affordability right now? Although there are TONS of down payment assistance programs. I have a buyer of mine who closed on her first house 3 weeks ago and brought $0 yes ZERO to closing. So there’s options- a great lender can help!

      It depends on where you live in Gainesville. GRU (Gainesville regional utilities) has very high costs. They’re super reliable but very expensive. We also have Clay electric in certain areas which is way cheaper. Property taxes are higher in Alachua county as well because schools, churches and hospitals do not pay property taxes and with 2 colleges in addition to all the public schools, 3 major hospitals and lots of churches half of the population pays for 100% of the taxes. If you live right outside the county lines your tax bill could be 1/3. It’s funny because once you live here you kind of get used to it… I assume every area has its own”thing”. But there are ways around it too :)

      Not necessarily- a lot of negotiations can be done verbally. If you want to make it more formal, you can put it in writing. Putting it in writing makes it crystal clear and leaves no room for misunderstandings.

      Gainesville has people of ALL ages. The closer you get to campus, the younger the people (generally- there’s tons of people NOT in college who live near UF).     Seller or buyer. If you have the time to dedicate to it those people are completely useless. As a seller you can do the same job and pay a photographer $500 it will be much much much cheaper.... I know I did (and pocketed the difference). Only thing I used a realtor for was their free estimation, to make sure mine wasn't too far off. Number they gave me was a bit lower. I sold it for my own estimation............. Honestly if you've graduated high school the only reason not to do it yourself is time (and your time better be VERY expensive)

    Problem is no one wants to pay realtor fees based on sales price. Their home their equity their hard end money is the sentiment. People will be much happy to pay if seller agent commission and buyers agent commissions are fixed rates.

    This lawsuit - and settlement - is the stupidest thing that has ever happened in the real estate profession... well, one of them. ;) When I moved to another state, even though I was a Broker and had access to MLS and data, I hired a local Realtor to help find me a home that met my needs and those of my family. She worked tirelessly. We went into escrow twice but those transactions did not work out - not on any fault of mine but on the Sellers. Finally she found a brand new home and we purchased it. She deserved every penny that she received - so glad the builder had an agreement to pay agents that brought buyers. There is NO WAY I could have done it alone. Now imagine a buyer would have little or no representation. The "unintended consequences" - and I hate that term - is going to be less transperancy, less incentives for agents working with buyers, and ultimately will hurt the Sellers, the very people the lawsuit was supposed to help. The real estate profession is changing and being attacked on all sides. Just look at the appraisal changes that will hurt everyone... buyers, sellers, agents, lenders. Of course the changes are pushed by people in cushy government jobs wearing $1,000 suits and travelling the country on "conferences" that are more like a good ole' boys club.

    i made a large deposit without knowing it was bad for a mortgage. im told i have to wait 2 months for it to season. this was “mattress money” i saved for years since i first started working. the rules are ridiculous

      Ever since 2008 lending standard Ls have gotten very strict. The rules about large deposits come from Banks wanting to verify the source of the funds. I’m sorry that happened!

      That’s a question for your attorney… it depends on how ownership passes. But generally, the homestead resets for a new owner.

    Thank you Lindsey. I didn't know about portability when I sold my home in 2018 and bought another in 2019. Now I sold my home I bought in 2019 and will remember to ask for portability. Amazing the thing that they don't tell you. Also, I wanted to comment about the cap. I was told that if the millage rates go up, it trumps the cap. So basically there is no cap. Am I correct?

      You might be able to go back and grab the portability from the house you just sold. I would definitely check! For the cap- do you mean the cap on property taxes increasing? Or the cap on how much portability you can claim?

      @@LindseyJohnsonRealtor It's just outlandish here. I don't really see much decent and/or affordable housing built for residents. They build and build apartment complexes that are either explicitly exclusive to students or that "welcome" everyone but only actually approve students. Sigh. It's a little disheartening to witness how the city and county prioritize housing for those who are transient over actual permanent residents.

      This makes me SO SO SO happy! Congrats on your new home! Are you talking about the closing disclosure? Or the settlement statement? One is signed about 3 days prior to closing with your lender. The other is signed at closing.

    What about a personal loan for the purpose of Optioning a home while waiting for the funding from an insurance source and using that same fund to pay off the personal loan???

      Hmmm…. Great question! If buying a home is on your radar I would ask your lender before doing the personal loan. All of your debts get reviewed when seeking financing for a home so it would be wise to discuss how a personal loan might affect your DTI (debt to income) ratio. Do you have a good trusted lender? If not I can get you in touch with a few I really trust so you can gain some insight.

    From your video description, and the video content: "Are baby boomers clinging to their homes for too long?” What a cringeworthy, entitled, and self-absorbed question! Those are THEIR homes!! By law, they can live in their homes as long as they like. This video reminded me of a person in their 40’s who was complaining to me, saying that their own personal failure to progress in their career was due to boomers who are still productively working. I was told that boomers should retire so that generation x and millennials can advance into those upward positions and salaries. "Is it finally time for [baby boomers] to consider a much-needed makeover [to their homes]?” Who determines what is a much-needed makeover? A beautifully maintained home that is a “time capsule” to a previous decade can be a thing of comfort to its owners. Those are owners who are entitled by law to live at peace in their “time capsule homes” for as long as they want to do so. When the time comes to sell my home here in Gainesville, I will not be calling upon you or your firm to help me. I cannot see that you could possibly have my best interests in mind.

    Had no idea this would spark so much dialogue- love it! To be clear I’m referencing an article that I read so I’m not saying that every single boomer has to gut their property. In fact, that’s the beauty of real estate… it’s personal preference. Some people may have a higher expectation of a house they buy while others want something that they can fix up and customize. I think both can work depending upon the market and depending upon what people in a certain situation need. In my experience, homes that have been upgraded with newer appliances or flooring (for example) tend to sell faster and for more money because a lot of buyers don’t want to take on projects. A seller doesn’t have to upgrade anything on their property, but if a seller’s been living in a house for 40 years and never change the appliances or the carpet and wallpaper, they probably won’t sell as fast or as much as a neighbor down the street who has done those things. I think what this article is highlighting is the fact that buyers are feeling squeezed right now with interest rates and prices and if they feel if they are paying a premium they want to move into something that’s not going to require a ton of investment to fix up.

    Oh Waaahhh Im so sorry that people are not going to give up their homes so you can make a commision. Its great they there are all these homes that haven't been '"open concepted" and ruined by style dead children addicted to HGTV and the latest "trend" (which are now thankfully coming to an end) as millenials and gen Z's are are watching Downton Abbey and Gilded age. You be amazed at how much antique silver and place settings I sell to 20 year olds who understand what actual style is, why they need a dining room and what living well means.

      Trends are always going to ebb and flow. No one (not even me if you watch the whole video) is saying sellers have to do anything. The beauty of being a homeowner is you have free will and I always go through a list with my sellers about what’s a good ROI (read roof, HVAC, landscaping) and what is something that’s not necessary. My conversation always sounds something like this, “ this is what I recommend… you can do some of it, all of it or none of it. It just may determine how quickly your property sells and for the amount of money it will sell for. What is your ideal timeline for getting this house sold?” When it comes to more historical homes, I really enjoy preserving that history. Real Estate is so specific and so “case by case” and it’s always my intent to just provide education and let my consumers make informed decisions.

    As a Gen Xer who got transferred every two years, every house I bought needed updates and upgrades and almost always repairs. I never expected to buy a house that was already done to my taste or to the latest style. Young people these days just expect too much. And of course people are aging in place as long as possible. Assisted living is beyond unaffordable.

    Millennial here, I don't expect someone to give up their home for my sake, nor to upgrade anything. The only part I would argue is repairs / replacements for important aspects of the home if it can be afforded. I.e., air conditioning, roof, furnace. Essentials. Upgrades are unnecessary unless you live in a really old home. Otherwise, it is either for convenience or ascetic. Aka, unnecessary most of the time. If I want upgraded kitchen equipment, I can do that myself. The problem is lack of housing overall, and the overall American mindset of independence and having to have extravagant homes.

    This sounds so entitled. I am NOT a boomer (younger Gen X) but if they have a better life staying put, why should they sell? If they're happy with their homes as they are because they will likely die before those expensive renovations are necessary why should they bother (assuming they can afford it). If newer generations (including mine) want affordable quality housing we need to push for policy changes and more investment in technology. Also, everybody has a degree these days and not enough people want to work doing physical labor. Someone had the stupid idea to make high education widespread, now we have a mass of baristas and creatives that would be building houses instead of driving a Ubers, saving coffee and performing other low stress work that doesn't add enough value to society. Now, any choice is okay. Do whatever you want, but don't complain about the consequences or call those people out because they don't want to do something that goes against their own interest just to serve "poor newer generations".

      I would also say that no one is forcing the older generation to sell or upgrade, there’s a ton of this generation that are aging in place because they either have an incredibly low mortgage or none at all. At the same time, those that are choosing to sell will either have to get their property updated or get realistic on price. Updates are so personal too- I typically advise big things like roof, HVAC, water heater, or really old/non-functioning appliances etc. There’s an ROI to updates and some give you WAY more leverage than others. You’re not wrong on the college front- so many young people have degrees and massive debt and don’t have a career that warranted all that. I’d love to see some changes in that arena but as long as student loans can be handed out like free candy without any regard for what the degree is for…it’s going to get worse before it gets better.

      I would add that when you are selling a home in general you’re not remodeling it beforehand unless you’re doing a flip. Just from a real estate perspective if it’s your home, you’re not gonna remodel it and move. And also the people who are buying the home may have entirely different taste than the person selling the home.
