You cant get the loan without the high income to support the payment. If you have the income a 20% down payment should be complained about
Construction loans will consider the project's potential cash flow and value, not just income. It also helps to look at creative finance and partnering with other investors.
Do you use individual leases or contracts?
I believe many investors will use contracts, since sober living homes are different from traditional rentals. It's best to consult with a real estate lawyer, as rules about sober living homes can vary by state.

is the $110 per square foot still accurate? Lots of real estate is selling for over 200 per square foot. I've been looking for a 4 plex but everything is so overpriced. I wonder if it would be worth it to just buy the land and build it.

Are there any certs you needed to get before starting at the construction site?
We were not required to have a formal cert before starting at the construction site. I was doing manual labor, can't speak for the other positions on site.

great video! as an investor why would i care what the ltc is? i would think the only number i would care about is the ltv....... what is the standard % ltc that banks will lend on?
LTC is more often used for underwriting deals that require large upfront costs (new construction projects). It's usually 80 - 90%, just depends on the market, lender, scope of work, etc.
