Selling Vacant Land in Port St Lucie is not a Cakewalk
Selling vacant land in Florida (Port St Lucie in this one) is not a cake walk. Problems can pop up, that could kill a transaction and disappoint everyone.
This seller we worked with had several setbacks in their experience of selling vacant land in Port St Lucie. Those problems took craft, care, and concentration of our real estate team and the buyer's agent to prevent this thing from blowing up through four transaction altering setbacks.
The first involved probate - the legal seller was deceased and that had to be cleared up.
The next three involved challenges that land buyers faced.
Finally, this seller was considered a foreign person and thus subject to the IRS FIRTPA withholdings, that required a specialized CPA to handle that aspect of selling this building lot. At the end of the day, the transaction went through so many ups and downs for the seller. But through persistence, hard work, and cooperation among everybody, it got closed weeks later than planned, but closed.

The thing is Tradition is over rated and they continue to put houses up in this city. There aren’t enough commercial real estate plazas in the area and rentals are overpriced. Most have to commute an hour away and fill up their ranks twice a week. The streets are covered in rust from the well water which makes the town smell like sulfer. There aren’t enough cell phone towers here and the homes are made of stucco and power lines lean into peoples property. I hate to sound negative but I have to advocate for people who work minimum wage while the inflation rises exponentially yet their raises don’t and yet The town doesn’t even allow people who have a trailer or THOW set up camp and be able to live.

True, it typically needs to be there for a period of time the money or some kind of proof from where it came from. Which is what I had to do.
Eventually, the money got moved into a bank and a house was bought, just 9 months later on a different house
