Donovan Rypkema: Older and Historic Buildings: The Solution to the Affordable Housing Crisis, not the Cause
2023 Marion Covington Keynote Speaker at Preservation NC's Annual Conference: Donovan Rypkema, principal of PlaceEconomics, a Washington, D.C.-based real estate and economic development-consulting firm with a career of experience analyzing the economic impacts of historic preservation.
There is no question that there is an affordable housing crisis in America. The most common proposed solution is “Let’s build our way out of it”. Unfortunately, that is a fool’s errand. You cannot build new and rent or sell cheap - it can’t be done unless there are very deep subsidies, or you build shoddy, short-lived houses. The affordable housing that is provided by the marketplace is overwhelmingly older housing stock.
The number one priority for affordable housing advocates should be keeping what we have already. This session will address the ways that older housing is meeting affordability needs, and also the attitudes of preservation professionals towards affordable housing.

Shelter Series: Stories and Discoveries at the Hall and Graves-Fields Houses
Where did George go?? I know where the lustron home went. It's right next door to my house on Haywood Street in Raleigh. It is just now getting finished up
This is where it all began. Branch Grove was moved during the summer of 2017 about 5 miles from its original location. Now located at the intersection of Hwys 125 and 481 in Halifax County, Branch Grove is the marriage of a Georgia 1790s house and a Federal Tripartite home built in the mid 1840s. Preservation North Carolina was the driving force behind Phase I of the project, which included a new foundation, new standing-seam roof, and the restoring of windows and exterior siding. Once Phase I was completed, the award-winning construction company, Andrus Corporation, purchased the property and is in the process of completing the restoration. This is a high-end restoration with every attention to detail. The house sits on 40 acres in rural Halifax County, about 20 minutes from I95 at Halifax. It's a very convenient location for small town living and those with fast-track lives who want to escape the rat race for a simpler way of life. The possibilities are endless. Follow progress on Facebook at "Branch Grove historic restoration and 40 acres" and by contacting the listing agent for more information.
