Just a hyperbole. Nothing is "hurricane proof." If a category 5 storm comes through and a tornado hits, the house, especially the roof will take some damage. However, the widows re rated for high impacts and should withstand a strong storm.

Florida, Georgia, Texas and other southern states are all dealing with the same thing. The government is putting forth tax cuts and other incentives to get doctors to move here. The lack of a state tax helps but there is a long way to go. When I was in Maryland, we had the Johns Hopkins system, which was top notch.

Hallandale Beach is cool. There are a bunch of great places to the south. Great for younger people. It just gets crowed and more expensive further south, especially those on a fixed income. Most of our customers are from out of state. The customers from Florida are almost all from Martin County South because they can get a four bedroom/ two and a half bathroom house with a two car garage for 450,000 to 480,000 with no crime in the area.

Tough call. Being a former teacher, counselor and school based administrator, I would advise you to look at the raw stats. Attendance, graduation rate, etcetera... If you listen to the general public, you will find people that hate and like both schools equally. You will find one parent that said their child had a horrible experience and another parent you will say their child had a wonderful experience. The good thing about Port St Lucie is you can choose schools you're not stuck with one or the other based on your address.

Generally, Treasure Coast High School is thought of as the better school. Nationality, PLS ranks in the 12,000s and Treasure Coast High School ranks in the 9000s.

There is a sidewalk 90% of the way to and from Jensen. There isn't sidewalk where I cut through some little neighborhoods to get to the Green River Parkway paved bike path but there are very few cars there. But, I am one of those cyclist that races, so, honestly, I am mostly on the road averaging 25 mph. I don't ride on the sidewalk much.

No problem. I like getting out there. Despite what the negative people say. This place isn't so bad.

Jeff, I can only hope prices significantly drop. It would mean more business. Prices were up 65%! So, even if they drop 20% they are still up 55% pre covid. Experts have been predicting a major price drop and it hasn't happened. I do expect a 5-7% dip in prices, but PSL ,and some other Florida markets, don't follow normal market pressures. It is true the median household income and the median home price are out of whack and people who already live in PSL can't afford a home, so prices must go down... However, most of the people buying are from out of the market and have a ton of equity. They are looking for a place they can easily afford to retire, not necessarily to build an investment. Non locals are just looking at normal market affects. This market is anything but normal. Check out this video (especially the second half). Still cheaper than a lot of other places, but this housing market is unreasonable.

Can't argue much with you. But, I would hardly call people paying 450,000 to 700,000 for a home, most with cash, poor people... But, I guess everything is relative?

@StephenKimosRealty those same houses were going going for 80 to 100k in 2012 -2014, so those people are buying the bottom poor area of South fl and getting ripped off

@@drewmcain9455 Of course. I bought my house in Maryland for 290,000 back then and sold it for 540,000. I need 600,000 to buy it back now. The market is ridiculous. It doesn't make sense anywhere.

@StephenKimosRealty There will be another pull back, I don't think it will go as low as the last crash , lower high type of thing but it will be brutal and then you will see institutions buying Inventory at a record pace. Of course, this will take years to develop.

Man, I can't agree more. The local government inspectors that sign off on this stuff are just as culpable. I always recommend a good inspector or someone in the business on the consumer side to check the build at each level. If a builder will not let a inspector on site, maybe that isn't a builder anyone should deal with.

@@StephenKimosRealty We do share that sentiment. We very much like the Esplanade salesperson Dave G. as he has been nothing but 100% transparent and a delight to work with. However, like you said, there is no downside to have an independent rep and I would strongly encourage it. We just got lucky stumbling through this on our own. If there is one specific reason I can give as to why a local broker rep is good is because of potential builder incentives. We originally saw some at Del Webb but by the time we got there, they were all gone! We slide over to Esplanade and not only did the community grab us but we were fortunate to be there when there were some time-sensitive incentives that we just made within days of ending. If anyone is even thinking about PSL, don't do what we did and count of luck. Bring a local rep along since you will hear all the finer points of each community plus you will get the latest and greatest incentives very quickly.

I agree. Some of these builders build way too fast to take advantage of a hot market. Now that the market has slowed a bit, it is better. As you know some builders are better than others with supervision and finishing work. I refuse to take some clients to certain builders where I have seen nightmares. Also, the City needs to do a better job with their inspections to protect us from consistently bad builders.

Yep... The market is slowing but they have growth plans 10 years out. I hope they got the plans right? PSL has a lot of land to develop out west.

Actually, no. Toll Brothers is a good builder. From what I understand, they are looking for land here; however, it will be years before anything happens. Furthermore, since you can get so much more house for the money in Port St Lucie, I think they want to stick with where they can sell their product for twice the price. Kolter is the higher end builder in Port St Lucie/St Lucie County. They have PGA and Astor Creek. Also, GHO Builders has some super high end houses in Belterra.

I think I say that in the video. There are 5 or more beaches within the St Lucie County part of Hutchinson Island (Walton Rocks, Blind Creek, etc...). But, to get to the beaches on Hutchinson Island, you have to go North to Fort Pierce Pierce, which is in St Lucie County, or South to Jensen Beach, which is Martin County. There are no beaches in the city of Port St Lucie.

Exactly! I talked to our city council person who said they do the best they can with the personnel they have. He said he will look into the builders with issues. We will see.

I pay 1750 with flood and Hurricane insurance. Not in a flood zone in Tradition.

I live in NW PSL. 2020 Synergy built home. Quotes range from 5600-6800. I shopped around a lot and never found insurance that low.

@@lancedixon811 Check out this video. I actually share screenshots of my actual home insurance bill. I was finding higher quotes (But not that high) until I worked with a reputable insurance broker. I would work with a home insurance broker to see what he or she can get. If they cant get get anything lower, he or she will be able to explain why... So many factors play into the final cost of the premium.

Hi, we don't have much of a stray cat problem right now in Tradition. I personally, never see a stray cat. We are far enough West where the natural wildlife kind of takes care of that issue. Bobcats, birds of prey, gators and such affect the feral cat population. Otherwise, animal control takes them. As far as insurance... Once your house is paid off, you can self insure. Luckily, being this far West and having concrete block construction with triple roof tie downs, insurance runs 1500 a year on average.
