    Random stupid question, but what does the market improving mean? Better selection? Less competition? Fewer days on market? Transactions closing closer to asking price? Increased number of transactions? Fewer transactions failing? More price stability? Lower transaction costs? Less buyer's remorse? Less use of high ratio mortgages? The term just feels a bit vague. Is there a particular aspect that people feel is deficient when they ask you about the market improving?

      Sorry I missed this comment. Good point and good question. When I refer to the market, I"m referring to seller's ability to sell. In a good market, homes are easy to sell and prices are going up. In a bad market, homes are hard to sell and prices are going down. Its a good point that it depends on what side of the fence you're on (buyer or seller) as to whether the market is good or bad.

    Somewhat honest assessment of the market, better than most. Bottom line, it's still not time to buy yet, as sellers still haven't come to grips with reality. This is why overall inventory is increasing by the day. That will matter soon enough, and it will get ugly fast.

    No, this isn't 2008. It will be MUCH, MUCH worse this time around for the obvious reason that in 2008 oil prices rebounded fast. This time, oil isn't coming back, ever. It has returned to its long term average price, which is a big problem for all alberta producers, even Suncor, who cannot turn a profit at long term average prices. Real estate will not only crash, it will crash very badly.

    Asking a realtor if he thinks the real estate market will crash...the height of stupidity. A realtor will NEVER tell you the market will crash, wake up. No, I'm sure that when 100,000 people run out of severance and EI, they'll just keep paying their mortgage and not have to sell. THINK ABOUT IT. Wow......

    Sales are actually down 30%. Condos are down in price 16%, and houses are down around 7%. The only surprise to me is how long it's taken people to figure out that real estate is way overpriced, given the bleak future alberta(and canada)faces.

    2% decrease is nowhere near where it should be. That's not a bargain, not by a long shot. Oil isn't going back to $100, ever. That was a 4-5 year aberration, the price now is the long term average. Tarsands aren't viable at $50 or less, so everyone expecting oil to bounce back to $100 will be disappointed

    LOL!! Ask a realtor if it's a good time to buy or where prices are going and here's what you'l get. "Always a good time to buy!" "Prices are going up, up,up!" Yeah, 25% of Alberta's GDP just got creamed, which will take down the other 75%, but I'm certain house prices won't drop a dime. Already there's been almost 50K jobs lost in Alberta, think that won't affect house prices??!! Then wait for the next 150k jobs to be lost, see what happens then. If only realtors were even 5% genuine and honest, but they're not, they do videos like this telling you to buy at the worst possible time because they want a commission check.

      Michael Yates Michael you should actually watch this video. I said house prices are going down, not up. Also, I haven't seen anywhere that 50k jobs have been lost. Do you have a reference for that?
