    I can derive every detail of a home loan on a napkin, if you really want to pay off your mortgage faster, then pay a little more each month. $100 extra each month will go a long way and can shave off a few years. Since I have some time, I will do my best to explain how a loan works with some examples as well. Let's say you take out a loan of $480,000 for your brand new, dream home. It has all the new gadgets and gizmos and even an amazing view. You got it from the bank, obviously, and they want to start getting paid for letting you use that $480,000 to buy your house. So, the bank made you this deal: we will give you $480,000 today IF you pay us 5% in interest every year and we will make sure you pay us back all the money you borrowed in 30 years. You agreed to this deal and took the loan. Now the payments start. The bank runs some calculations (omitted for brevity) and determines you owe them $2,000 in interest the first month. That is how the bank makes its money. At this rate, you will be paying off the loan for eternity so the bank makes you pay a little more, in this case it's $576.74 for a total of $2,576.74/month in payments. Now, the next month you owe the bank $1,997.60 in interest. The reason it went down is because you paid off the principle which is how the bank determines your interest payments. So, if you have a $10 loan at 5% interest, then your payment would be $0.50 per year or roughly $0.04/month. As you pay off more of the home loan, your principle will continue to go down. The specific amounts are determined from some high level math to ensure you only pay of the loan for exactly 30 years. So, if you want to pay extra on your principle, you can reduce the amount of interest you are paying over 30 years. Let's say you pay an extra $100 dollars the first month, this will result in saving around $150 in interest over 30 years. This is why a down payment is really useful because it does the same thing mathematically as paying a ton extra up front. Hope this helps but if not, tldr: get the biggest down payment possible and make extra payments each month to pay off the mortgage faster (can save you years)

    bi-weekly payments help because you make more payments per year due to the bi-weekly nature of the payback. This will not shave off 7/8 years of any loan and this is wrong. While it's good advice if you can spare the money, the benefits are overblown.

      @@Secretsofsilentsuccessyou talked a lot about not being able to scale as a freelancer. Thats the part I love. I’m a DP, Director and screenwriter. I don’t like the marketing, working leads, business, nor am I good at it. And learning it takes away from the craft I love so much. Any advice? I’m a former designer so really just an all around artist and struggling to make a business.

      Sorry for the late reply. I believe to make money and sustain ourselves on our craft we sometimes have to do the necessary things from a business perspective. Or another option may be to partner with someone that has the business acumen that can balance out your weaknesses. Lastly you can outsource and hire talented people to help you grow. That increases overhead and might be hard to maintain; however, for me, both my wife and best friend helped within my businesses throughout the years. That’s definitely not for everyone but it is nice to have “free” labor from those who believe in you and support you.

    711 is not a traditional franchise. 711 is more like a job while McDonald’s and subways is a proper franchise where franchisee owns everything. In 711 you don’t own anything, banks don’t even finance 711’s. 711 just want managers to run the show for them

      The safest bet but definitely not the easiest is increasing your earning potential to pay extra each month. Depending on your interest rate and where you got your loan from, refinancing may also be an option. Lastly, if you're not "upside" down on the note, trading in for something cheaper might be an option as well. No real easy way to pay it faster outside of trying to get a lower interest rate and paying more
