Helpful. We visited when things first were getting started, and always thought it would be a nice place to retire. The only negative that can impact a decision is the medical access. The other cons are fine with us.

We moved to Ave Maria in May 24. Nice place but the isolation plus the manner in which people don’t interact with one another makes it VERY difficult to live here. Thankfully we rented and have flexibility.

From Wikipedia 12/31/2024 Ave Maria and the surrounding area is sprayed regularly by CMCD aircraft with the pesticide Naled to control mosquito-borne diseases such as West Nile virus.[27][28] Four water toxicity tests in 2007 and 2008 showed carcinogenic trihalomethane levels above the legal limit for contaminants.[30] Naled can cause cholinesterase inhibition in humans, which in turn can overstimulate the nervous system causing nausea, dizziness, confusion, and at very high exposures, respiratory paralysis and death.[5] It has the UN hazard classification of 6.1 (inhalation hazard) and is prohibited for use as an insecticide within the EU.[9][10] Naled is considered highly toxic to bees,[7][16] as well as being moderately to highly toxic to birds and toxic to most aquatic life. Naled is also toxic to butterflies at amounts typically used to control mosquitoes.[17][18] The mule deer is among those most resistant to its effects.[4][13] Naled is banned in the European Union because of concerns about the toxicity.

Daniel, I have a few questions. How many buildings are allowed on a lot? If there's an existing older home, can a second home be built on the same lot? This might be a first, but, if I wanted to build a multi use building wiith a high ceiling to build an indoor basketball gym, is this allowed?

It’s a very warm friendly and growing community! I’m very happy to live in Ave María ! It’s 45 minutes away from Naples fl ! And the homes are 1/2 of the prices! Real estate taxes are unbelievable cheap ! And the HOA is very affordable! The community is very strict on keeping the lawns manicured and the sidewalk always clean! I would recommend Ave Maria to anyone!

Nope, Nope and Nope…..tough market in Naples area…way too expensive for what you get and HOA’s out of control flooding risk is substantial…Golden Gate is kind of far out especially with traffic…same with Ave Maria-- but you are right compared to Philadelphia Naples traffic is a walk in the park but still bad

I’m very interested. I have a son in HS and a daughter in middle school. Coming from the Midwest, we’re looking for a small town feel, good values. I’d love to know more but we’re still a just about 1.5 year away from moving though, but it goes fast!

Good Video Daniel 🙌🏽 I lived out here since 2001 and the growth has been insane! I projected back in 2012 that by 2030 propery value will go up 200% and alot of people looked at me like if I was crazy 🤪 my projections are still holding true.. This Community will be the Horse Country of Dade County 2.0 ! we all that purchased here back in the 2010 and beyond will cherish the growth and eventually there will be more arteries to fit our infrastructure. Buy and Hold !!!!!!!

Those 1.25 acre homesite are too narrow and long. Your neighbor is right in top of you. That put me off.

It is a growing and developing town, so you have to keep that in mind. The growth has only increased in speed and space, as the builders have purchased additional land to accommodate all the families moving in here. There are many positive things here, that outweigh the negatives of the distance to major cities and stores. That said, things are continuing to be developed between here and Naples, so with time, we will have way more than what is in place. In terms of a Master Plan Community, it is better than most in SWFL because of the university and church right in the center of town. Excellent place for families with kids, as well as for retirees with so many amenities, parks, golf courses, swimming pools, and beautiful outdoors to enjoy in this tropical climate with beautiful wildlife.

Hi Dan, what are rentals like down there?

Been in Cape Coral/ Fort Myers area since 1998. It has gotten absolutely ruined by the amount of people moving down from up north and over here from Miami. If you want to drive 10 miles across town it will take you an hour or more. I-75 is like the 101 in California. It is a perpetual construction zone housing, storage units and car washes being built on every block. It’s just build build build. Sell sell sell, you can only expand so fast. Please do your research before buying here. I love it because it’s been my home where I raised my kids but none of us plan on staying.
